The cover price and the EOI differ by $20,000 — settle that first
At A'Lure Estate in Rosewood, AVIA Homes Australia's packages separate land and build clearly: 400 to 448 m² of land, 181 to 202 m² of house, four bedrooms, two bathrooms and a double garage, from $853,100. The land rate of about $971 to $1,025 per square metre is the lowest in this batch of projects.
But one thing has to be said in the first breath: on every lot, the price on the PDF cover and the price on the expression of interest differ by $20,000. Lot 20 is $853,100 on the cover and $833,100 on the EOI; Lot 22 is $880,100 and $860,100. This article uses the cover prices throughout — but which one you can actually contract on has to be confirmed with AVIA in writing. Until then, read every comparison below with that caveat attached.

The lowest land rate in the batch — but two versions of the price
A note on basis first: the builder's market report we hold has no Rosewood statistics page, and the project documents carry no median price, median rent or vacancy rate, so we are not importing unsourced suburb numbers. What can be verified is the package covers' prices and areas, the land rate derived from them — and those two coexisting price bases.

That twenty-thousand-dollar gap is the thing to resolve first. Twenty thousand is not a fee-level amount — it is 2.3% of the total, and every one of the lots carries the same difference, which means it is not a typo on one package but two pricing bases coexisting. There are several possible explanations (the EOI is an earlier indicative price, the cover includes an upgrade, or the price was revised between the two documents), but the material does not say. Get a dated written price that reconciles the two before signing.
The land side is a genuine strength: about $971 to $1,025 per square metre is the lowest across every project in this batch (against roughly $2,050 in Taigum and $1,701 in Morayfield). With 181 to 191 m² of house on 400 m², the yard survives.
The rent line has to stay empty and be said plainly: this project has no rental appraisal and the documents carry no rent figure, so we are not calculating a yield.

Three at the same price, with different houses
Prices and areas come from each lot's package cover PDF, confirmed from screenshots on 1 September 2026, lowest cover total first.
| Lot | Design and facade | Land / house | Land + build | Cover total |
|---|---|---|---|---|
| Lot 20 | Nava 180 · Paddington · Volos | 400 / 181.25 m² | $405,000 + $448,100 | $853,100 |
| Lot 30 | Tropea 190 · Yamba · Volos | 400 / 191.29 m² | $410,000 + $446,400 | $856,400 |
| Lot 34 | Tropea 190 · Yamba · Volos | 400 / 191.29 m² | $410,000 + $446,400 | $856,400 |
| Lot 37 | Tropea 190 · Paddington · Volos | 400 / 190.21 m² | $410,000 + $446,400 | $856,400 |
| Lot 22 | Sorrento 200 · Carolina · Volos | 416 / 201.78 m² | $419,000 + $461,100 | $880,100 |
| Lot 18 | Santorini 200 · Carolina · Volos | 448 / 199.77 m² | $435,000 + $456,100 | $891,100 |
The most useful comparison in that table is Lot 20 against Lots 30, 34 and 37: $3,300 more takes the house from 181.25 m² to 190–191 m² — under $340 per square metre, the best value step-up in the release. The land is the same 400 m², so almost all of the difference is floor area. If the budget has three thousand dollars of room in it, moving up a tier is clearly worth it.
Lots 30, 34 and 37 carry identical cover prices ($856,400) with houses that are not identical: Lots 30 and 34 are the Tropea 190 with a Yamba facade at 191.29 m²; Lot 37 is the same Tropea 190 with a Paddington facade at 190.21 m². At the same price, the choice between those three rests entirely on facade and lot position, not on money.
At the other end, Lot 18 has the most land (448 m²) at the lowest land rate (about $971) with a 199.77 m² house; Lot 22 has the largest house (201.78 m²) on 416 m². Eleven thousand dollars separates them, and the trade is 32 m² more land against 2 m² more house — a buyer who values land takes Lot 18.
Choose aspect and position on the block first, then compare prices. Three of these carry the same price, so between them money is not a variable at all — and the package covers state no aspect. With 190 m² of house on 400 m², which way the yard faces decides how many days a year it is usable. Ask for a masterplan and siting plan with north marked before you commit.

The registration dates have passed; the price basis has not been settled
Start with what holds up: the package covers price land and build separately — the figures a solicitor needs for transfer duty and a broker needs to structure a two-stage loan. The quotes put land registration at July and August 2026 — both dates have now passed, so these lots have most likely titled.
Land registration (per the quotes)
July 2026 for Lots 18, 20 and 22; August 2026 for Lots 30, 34 and 37. Both dates have passed; the title status must be confirmed in writing.

Then there is what has to be obtained before contract. The first item is decisive:
A dated written price
The cover price and the EOI price differ by $20,000 on every lot. Get a dated, traceable written price that reconciles them, and establish where that twenty thousand comes from.
Written confirmation of title
The July and August 2026 registration dates have both passed; confirm first whether title has issued.
A written construction program
The package covers state no build period and no handover date. If the land has titled, the build program is the only variable left determining handover.
The itemised inclusions schedule
The covers give design names, facade schemes and the colour scheme (Volos), with no inclusions list. Whether air conditioning, benchtops, appliances, floor coverings, fencing, turf and the driveway are in the price has to be confirmed in writing.
Aspect and the siting plan
The version with north marked, and the actual siting of the lot you are buying.
The covenant and holding costs
Ipswich rates, water and insurance are all unpublished; whether a covenant or community charge applies sits in the disclosure documents.
Queensland transfer duty sits on top of the package price, and any concession depends on your circumstances and must be confirmed by a licensed adviser.
Turnkey standard · AVIA Homes
The facades and colours are stated; the inclusions list is not
To be stated honestly: the package covers give design names (Nava 180, Tropea 190, Sorrento 200, Santorini 200), facade schemes (Paddington, Yamba, Carolina) and the colour scheme (Volos), with no itemised inclusions list.
- Nava 180 · Tropea 190 · Sorrento 200 · Santorini 200
- Paddington · Yamba · Carolina facades
- Volos colour scheme
- 4 bed, 2 bath, 2 car
- Itemised inclusions to be confirmed in writing
For an owner-occupier, the value here is the balance between land and building: the lowest land rate in this batch, with houses of 181 to 202 m². With 190 m² on a 400 m² block the yard is real, and four bedrooms, two bathrooms and a double garage is the mainstream family configuration. The three facade schemes (Paddington, Yamba, Carolina) also differ, so one street will not be a row of identical houses.
The two things to settle before contract remain: which price counts, and what the inclusions schedule covers. The first is twenty thousand dollars; the second is usually ten to thirty thousand in house-and-land terms. Together they could change the value ranking of this whole release.
For an investor, the objective position is: no rental appraisal and no Rosewood statistics, so a yield cannot be calculated. Rosewood sits on the western side of Ipswich City, further from Brisbane, so the tenant pool and exit speed need checking yourself. To bring it into a model, a formal rental appraisal and holding-cost estimates both need to be in hand.

This has to be stated honestly: the package covers give lots, areas, prices and registration dates, and name no school, supermarket, railway station, bus service or drive time. Rosewood sits on the western side of Ipswich City, among the furthest from Brisbane in this batch — which is also why the land rate is the lowest. On the day you visit, measure the morning-peak drive to the Ipswich town centre and to Brisbane, and establish where the nearest supermarket and railway station are. Cheap land is bought with commuting time, and only your own commute can say whether that trade works.
Schools are the same: no document names a school, let alone establishes which state school catchment these lots fall in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap before signing and check the year the child actually enrols. Since the registration dates have passed, the street numbers most likely exist and EdMap can be checked now.
Who it suits · A'Lure Estate
Who it suits, and who should think again
It suits a family who want both land and floor area — the land rate of about $971 to $1,025 per square metre is the lowest in this batch, with houses of 181 to 202 m² and a real yard on 400 m². It suits a buyer who values a recognisable facade, with Paddington, Yamba and Carolina all differing. It suits a buyer with three thousand dollars of headroom — the step up from Lot 20 is only $3,300 for nearly 10 m² more house, the best value move in the release. And it suits a buyer unwilling to carry land registration risk, since the quoted registration dates have passed and title only awaits written confirmation.
Think again if you are about to place a deposit — the cover price and the EOI price differ by $20,000 on every lot, and the material does not explain why. Do not pay a deposit until you have a dated written price that reconciles them. Beyond that: think again if you need a handover date, because the covers state no build period; think again if the inclusions matter, because there is no itemised schedule; think again if the commute matters, because Rosewood is further from Brisbane and that is exactly why the land is cheap, so measure it yourself; think again if you are buying for yield, with no appraisal and no Rosewood statistics; and think again if a catchment or amenity matters.
For a dated written price and the source of that twenty thousand, confirmation of title status, a written construction program, the itemised inclusions schedule, or a siting plan with north marked, contact FX Home and we will request them from AVIA.
FAQ · A'Lure Estate
The four questions buyers ask
What does it actually cost?
This is the question to settle first. On every lot, the PDF cover price and the expression of interest price differ by $20,000 — Lot 20 is $853,100 on the cover and $833,100 on the EOI; Lot 22 is $880,100 and $860,100. All of the lots carry the same difference, so this is not a typo but two coexisting bases. This article uses the cover prices. There are several possible explanations (an earlier indicative EOI price, an upgrade included on the cover, or a revision between the documents), but the material does not say. A dated, traceable written price is required before contract.
If I buy now, when do I get the house?
The quotes put land registration at July 2026 (Lots 18, 20, 22) and August 2026 (Lots 30, 34, 37) — both dates have passed, so the first step is written confirmation that title has issued. But the package covers state no build period and no handover date, so a handover date still cannot be calculated.
How do I choose between the lots?
Aspect and position first, price second — because Lots 30, 34 and 37 carry identical cover prices ($856,400), so money is not a variable between them; the differences are the facade (Yamba on 30 and 34, Paddington on 37) and the lot's position. Two other comparisons: the step up from Lot 20 costs only $3,300 for nearly 10 m² more house, the best value move in the release; and Lot 18 has the most land (448 m²) at the lowest land rate (about $971) while Lot 22 has the largest house (201.78 m²) — take 18 for land, 22 for house.
What rent can I expect?
This project has no rental appraisal, the documents carry no rent figure, and we hold no Rosewood statistics, so we are not quoting a yield. A buyer running investment numbers should obtain a formal appraisal first, along with estimates for Ipswich rates and insurance — and because Rosewood is further from Brisbane, the tenant pool and exit speed need checking too.
General information only; not financial, legal or taxation advice. All details are subject to the contract of sale and the building contract. Prices, areas, the land/build split, design names, facade schemes and the colour scheme come from each lot's package cover PDF, confirmed from screenshots on 1 September 2026, and are subject to the current price list. On every lot the cover price and the expression of interest price differ by $20,000; this article uses the cover prices, and the contractable price must be confirmed with AVIA in writing. The package covers contain no build period, handover date or itemised inclusions schedule. The quoted land registration is July 2026 (Lots 18, 20, 22) and August 2026 (Lots 30, 34, 37); both dates have passed and the title status must be confirmed in writing. The land rate per square metre is our own calculation from the land price divided by the land area. We hold no Rosewood market statistics; this project has no rental appraisal, so no yield has been calculated. The project documents contain no school, supermarket, railway station, bus or drive-time distances.
