The last whole parcels inside a finished suburb
The shops, the primary schools, the parks and the medical centres around Doolandella were finished twenty years ago. This pocket was skipped only because it was farmland and the parcels took longer to assemble — which is the whole reason there is still land here to buy. Ausbuild owns it and builds it: four bedrooms, two bathrooms, two car spaces, fixed-price house and land from $1,061,900, land registration forecast for late March 2027, rentable the day you take the keys.
One thing is worth ten minutes: what that price actually buys in a suburb whose amenity already works, for a house you collect at the end of 2027. Every figure we hold is below.

Two real transactions say it better than the percentages. 8 Albert Street — three bedrooms, 300 m² of land, built 2021 — sold for $1,025,000 in April 2026. 80 Anesbury Street, four bedrooms on 401 m², was listed for rent at $800 a week in July 2026.
Put those together and the median $728 rent against the $1,061,900 entry package is a gross yield of about 3.6%. This is a capital-growth suburb rather than a cash-flow one, and a buyer should agree with that before signing.
What is for sale · 8 REDHEAD STREET
Every lot: four bed, two bath, two car
All are four-bedroom, two-bathroom, two-car packages. The table shows each lot's entry design at a fixed total price covering land and build; a different design can go on the same lot at a different price. Prices and lot areas come from Ausbuild's package documents dated 7 September 2026.
| Lot | Land | House | Fixed package |
|---|---|---|---|
| Lot 10 | 308 m² | 155 m² | $1,061,900 |
| Lot 7 | 308 m² | 183 m² | $1,106,100 |
| Lot 2 | 352 m² | 188 m² | $1,140,900 |
| Lot 12 | 842 m² | 155 m² | $1,203,100 |
| Lot 11 | 885 m² | 183 m² | $1,249,400 |
| Lot 4 | 350 m² | 231 m² | $1,335,700 |
Lots 11 and 12, at 885 m² and 842 m², are the scarce part of this release. Land over 800 m² rarely comes up in Brisbane at just over a million dollars, and the house takes only 155 to 183 m² of it; the rest is land. For a buyer holding long term, those two lots are a different proposition from the other four.
At the other end, Lot 10 is the entry position: 155 m² of house on 308 m² of land. Lot 4 inverts it — 231 m² of house on 350 m² — for a household that needs the rooms.

Delivery and contract · AUSBUILD
From settlement to keys, three lines in the contract
Ausbuild writes its delivery commitments into the contract rather than leaving them verbal:
Price Lock
No increases and no hidden charges through the build.
Build start within 28 days
Counted from land settlement, not from a queue.
Completion within 230 days
Counted from that start.
The developer's 8 September 2026 advice puts Release 3's land registration at late March 2027, which on that timetable means handover around the end of 2027. Treat the date as a forecast and re-confirm it against the developer's written advice before signing.
Structurally this is a land contract first, with the build starting after settlement, so the buyer's money sits in the land for a period and the finance usually runs in two stages. That conversation belongs with a broker before the decision, not after.
TURNKEY STANDARD · ACACIA HAVEN
Turnkey is the standard, not the upgrade
Ausbuild's Essential Living specification makes the following standard, not an upgrade:
- Ducted air conditioning
- Ceiling fans and downlights
- Stone benchtops, kitchen and bathrooms
- 2590 mm ceilings
- Full-height bathroom tiling
- Stainless steel appliances
- Window coverings
- Security screens
- Three-coat paint system
- Landscaping and fencing
- Letterbox
- Choice of facades
For an owner-occupier that removes a second round of fit-out. For an investor it is more direct: the keys can go to a property manager on handover day, with no soft-furnishing budget and no vacancy spent waiting on trades.
Ausbuild itself is a Queensland family business, founded by the Bell family in 1988, doing both land development and construction; the company states more than 99 communities and over 10,000 homes delivered.

Ausbuild lists the state catchments as Serviceton South State School for primary and Forest Lake State High School for secondary. Catchments are set by the Queensland Department of Education and can change, so a family buying for a school should check the contract address on the Queensland Government's EdMap for the year the child actually enrols. A district sports park is also planned for Doolandella.
At council level, the Blunder Road and Wallaroo Way intersection upgrade was completed in November 2024.
Who it suits · ACACIA HAVEN
Who it suits, and who should think again
Suits: families on a $1.0m–$1.35m budget who want a new house without waiting for the shops and schools to arrive; investors who value land content and a contracted build time and need the house rentable on handover; buyers who want to be near the southside's Asian retail hubs without paying Sunnybank prices.
Think again: anyone who needs to move in now — the earliest here is late 2027; anyone buying for cash flow, since 3.6% gross is not generous at current rates; and anyone planning a quick resale, because Ausbuild has further Doolandella parcels coming at 92 Redhead Street and 84 Crossacres Street, so next year's buyers will have new stock to choose from alongside a resale.

Common questions · ACACIA HAVEN
The four questions buyers ask
When would I get the keys?
Land settlement is expected by the end of March 2027; the build starts within 28 days of settlement and finishes within 230 days, so handover lands around the end of 2027. The dates are subject to the developer's written confirmation.
What rent should I expect?
The suburb's four-bedroom median is $728 a week. Against the $1,061,900 entry package that is a gross yield of about 3.6%, with a 0.4% vacancy rate. This is a capital-growth suburb with cash flow second.
Could the suburb be oversupplied?
Ausbuild has further Doolandella land at 92 Redhead Street and 84 Crossacres Street, released in stages. We will tell you when each stage comes, so the order can be weighed before you buy.
Who is it for?
Families on a $1.0m–$1.35m budget who want a new house without waiting for the shops and schools; investors who value land content and a contracted build time and need the house rentable on handover; and buyers who want the southside's Asian retail hubs without paying Sunnybank prices.
