15 km from the CBD, and still a 267 m² new house

Algester is not a greenfield release. The streets around 100 Delathin Road were built out twenty years ago — Algester Asia Mart, Woolworths Calamvale, Coles Sunnybank Hills and Sunnybank Hills Shoppingtown all sit inside the same radius, and Sunnybank's Chinese retail belt is a ten-minute drive. Crest is Gallery Homes' infill project on that established street: land of 313 to 354 m², houses of 184 to 267 m², four and five bedrooms, double garages, custom facades throughout, fixed-price land and build from $1,552,094, with the stock list estimating land registration on 5 February 2027.

That price sits well above the suburb median, so two things are worth another ten minutes: whether the extra money is buying the house or the land, and why the construction program for the double-storey designs still is not written down anywhere.

Suburb data · Algester

A steady Brisbane pocket, not a population surge

Algester has no builder's monthly report with suburb-only statistics, so the figures below come from two kinds of source: population from the Queensland Government Statistician's Office, and prices and rents from third-party suburb data platforms with different methods and update dates. We list each source rather than averaging them.

Median age

What that set describes is a stable, slowly growing, family-weighted Brisbane pocket — a thousand-odd more people in four years, not a greenfield doubling. Its value is not the growth rate; it is that the amenity is already running.

On price, be direct. The entry package at $1,552,094 sits about 28% above the suburb median, and the dearest at $1,870,047 about 55% above. These are two different goods: the median contains houses twenty to forty years old, while these are new custom builds of 184 to 267 m² with a different specification and energy rating entirely. But the valuer on settlement day looks at comparable sales, so know the gap in advance.

The same applies to rent. This project has no rental appraisal, and we are not going to invent one. Working back from the third-party suburb median of $650–$744 a week against the entry package gives a gross rental yield of about 2.3% to 2.5%, before rates, insurance or vacancy. That tells you plainly what Crest is: an owner-occupier product, not a cash-flow product.

The extra money buys house, not land

Prices and areas come from Gallery's stock list of 26 August 2026 and are package totals including land. The quotes separate the land price from the house price, which is useful — it shows exactly where the extra money goes.

LotDesignLand / buildLand + housePackage price
Lot 8Custom Square Traditional 184 (single storey)354 / 184 m²$1,037,656 + $514,438$1,552,094

Lot 6Custom Wide Double 267354 / 267 m²$1,037,656 + $832,391$1,870,047

From Lot 8 to Lot 6 the total rises by $317,953, and all $317,953 of it is in the house — the land price is identical, because both are 354 m² blocks on a 14.35 m frontage. That is the logic of this release: the land is near enough the same, and the price spread is build area. Deciding whether you actually need 267 m² is where the most money is saved.

A few of the blocks deserve to be singled out. Lot 13 is the only 5 bed, 4 bath plan — three bedrooms with their own bathrooms — and the only option here for three generations or adult children at home. Lot 10 is the only 313 m² block, on a 13.9 m frontage, with a 204 m² house and the second-lowest total: the "double storey but not the biggest" position. Lot 8 is the only single storey, and the only one covered by a written completion guarantee — more on that below.

One internal inconsistency is worth knowing: on identical 354 m² blocks, Lots 6 and 8 are priced at $1,037,656 of land while Lot 13 is $1,049,339, eleven thousand more, and the stock list gives no reason (aspect, position or a corner could all explain it, but the document does not say). The facade column also reads simply "Custom" for most lots rather than a named scheme — to see the actual elevation, ask Gallery for the render or a sample.

Choose aspect and position on the block first, then compare prices. The totals here span more than three hundred thousand dollars, but what changes daily life is aspect: in a south-side two-storey home, west-facing upstairs bedrooms in summer are nothing like east-facing ones. And these documents state no aspect for any lot, with no north point on the masterplan. Get a masterplan and siting plan with north marked before you commit to a block — that matters far more than agonising between two lots thirty thousand apart.

Delivery and contract · Gallery Homes

Civil works have started; the double-storey program has not reached paper

Start with what holds up. As at 23 July 2026 civil works on the site had begun — not an approval, machines on the ground. Gallery Homes Pty Ltd holds QBCC licence 1207880, the quotes are issued on an HIA fixed-price contract, and several commitments are written into the documents:

  1. HIA fixed price

Built under an HIA fixed-price contract, including two licensed third-party inspections.

  2. Construction starts within 4 weeks of land settlement

Counted from completion of the land settlement.

  3. 6.5-year structural warranty

    Plus a 25-year termite-resistant frame guarantee.

  4. 18-week completion guarantee

Single storey only. In this release that is Lot 8 alone.

Then there is what has to be obtained before contract:

  1. A written construction program for the double-storey designs

No document states a build period for the double-storey lots. The 18-week guarantee is expressly single storey, so the double-storey timing has to come from Gallery in writing.

  2. The current stock list and quotes

Prices here are from the stock list of 26 August 2026; the July 2026 quotes were marked valid for 30 days and have expired. Work from current documents before you sign.

  3. Registration, in writing

The stock list estimates registration on 5 February 2027. That is an estimate, not a title date. Have your solicitor identify the sunset clause — what happens to the deposit, and whether the buyer can exit, if registration slips.

  4. The three holding costs

Estimates for council rates, water and insurance, and whether the community carries a levy. No figure for any of them appears in the file.

The contract rhythm deserves a specific warning, because it is tighter than most projects: $1,000 EOI at signing; the balance of the 5% land deposit due two days from the contract date, with the 5% build deposit on the same timetable; 28 days if FIRB is required. The maximum DocuSign signing window is 5 business days, and the document states it cannot be extended. The contract is described as unconditional. In practice that means the decision has to be made faster than usual — pre-approval and your solicitor need to be in place before you look at a block, not after.

Prices exclude stamp duty, registration fees and the sundry costs of acquiring the land; Queensland transfer duty is additional. This stock list is marked as permitting FIRB buyers.

Turnkey standard · Gallery Homes

The contract annexure is thicker than the website

One thing has to be said clearly: Gallery's own website lists a thinner generic standard (6-star energy, 2400 mm ceilings, split-system air conditioning). What governs this release is the inclusions schedule on the quotes of 15–17 July 2026, which is considerably richer:

  • 7-star energy rating
  • Ducted air conditioning, up to six zones
  • 20 mm stone benchtops
  • 900 mm electric oven and cooktop
  • 900 mm rangehood
  • 600 mm dishwasher
  • Block-out roller blinds
  • Exposed aggregate driveway
  • Turf
  • Fencing to 1800 mm
  • Garden to 10 m²

For an owner-occupier, that list means no second round of fit-out after settlement: air conditioning, blinds, driveway, turf and fencing are all inside the price. Note that the furniture line on every quote reads $0.00 — the homes are unfurnished, and the styling in the renders is yours to buy.

For an investor, be honest about the positioning: a gross yield of 2.3% to 2.5% at current rates is not a cash-flow case, and Algester's tenant base is family-weighted with 1.3% vacancy, which suits long holding rather than a short trade. There is also a distribution constraint worth knowing — the project information page states the homes may not be advertised online on REA, Domain or partner sites. For the seller that is a channel restriction; for the buyer the practical effect is that public comparable data is thinner here than for a typical Brisbane release, so there is less to check your own numbers against.

On the builder: Gallery Homes works a custom rather than a volume model, which is also why this release spans 184 to 267 m² and can produce a 5 bed, 4 bath plan at all. What is verifiable is QBCC licence 1207880, and the licence history is worth a solicitor's search before signing.

Every name in that table is already trading — which is the whole difference between Algester and an outer-ring release. The brochure's three-kilometre ring is a map of what exists, not of what is planned. One honest qualification: none of those names carries a walking time, and no project document names a railway station at all. Cross River Rail and Brisbane Metro appear in the brochure's "why Brisbane" pages as city-level background, not as a connection for Delathin Road. The only public transport in the sales material is Stop 76, with route 130 into town and 132 to Garden City. This is a driving suburb, and here a double garage is a requirement rather than a feature.

The site itself sits inside the existing street grid, bounded on the masterplan by Sunnyside Street, Tapsall Place, Woodland Street and Delathin Road, with two rows of blocks back to back. OpenLot lists the parcel as 1.08 hectares.

Schools are the part of this file to handle most carefully. The brochure lists Algester State School, St Stephen's Catholic Primary, Calamvale Community College, Sunnybank Hills State School, Runcorn State High and TAFE Acacia Ridge; OpenLot places Algester State School about 1.5 km to the south-west. 1.5 km is a distance, not a catchment. Algester State School operates enrolment management: the plan gazetted 3 February 2023 describes a negotiated catchment with a capacity of 1,020, while the school's own enrolment page still uses equidistant wording — on either reading, out-of-catchment places are restricted. Calamvale Community College also publishes an enrolment management plan. Catchments are set by the Department of Education and change, so a family buying for a school should check the contract address on the Queensland Government's EdMap for the year the child actually enrols. On childcare, the brochure names Goodstart Calamvale, Goodstart Algester and Algester World of Learning, again without distances.

Who it suits · Crest

Who it suits, and who should think again

It suits a family between $1.55m and $1.87m who want a new house without waiting for the amenity — the supermarkets, the Asian grocery, the shopping centres and the parks in this radius are all open now, not five to ten years away. It suits families who need real space: Lot 13's 5 bed, 4 bath layout, Lot 11's two living areas and Lot 6's 267 m² are all uncommon in new Brisbane stock at this price. And it suits a buyer who values an HIA fixed price, two third-party inspections and a 6.5-year structural warranty.

Think again if you are buying for yield — working back from the suburb median rent gives only about 2.3% to 2.5% gross, and this is not a cash-flow product. Think again if you need a firm handover date on a double-storey lot, because the 18-week guarantee covers single storey only and no build program exists in writing for the rest. Think again if price benchmarks matter to you: the entry package is already about 28% above the suburb median, and because the project cannot be listed on REA or Domain, there is less public comparable data than usual. And think again if you decide slowly — the balance of both deposits falls due two days from the contract date, and the DocuSign window is five business days with no extension.

FAQ · Crest

The four questions buyers ask

If I buy now, when do I get the house?

Civil works started in July 2026 and the stock list estimates land registration on 5 February 2027, with construction beginning within 4 weeks of settlement. Single storey carries an 18-week completion guarantee, so Lot 8 can be calculated; the double-storey designs have no build period in any document, so their handover date waits on Gallery's written program.

What rent can I expect?

There is no rental appraisal for this project. Working back from third-party Algester median house rents of $650–$744 a week against the entry package gives about 2.3%–2.5% gross, with 1.3% vacancy (0.9% Brisbane-wide). This is an owner-occupier and long-term growth product rather than a cash-flow one.

The price is nearly 30% above the suburb median — what is the extra buying?

Build area and age. The median is made of houses twenty to forty years old; these are new custom builds of 184 to 267 m² with a 7-star rating, six-zone ducted air conditioning and stone benchtops as standard. The quotes separate land from house: Lots 8 and 6 carry an identical land price and differ by $317,953 in total — all of it in the house. Whether you want those extra 83 square metres is the first question to settle.

Who is it for?

Families who want established amenity with a large floor plan; multi-generation households that need three bedrooms with their own bathrooms or two separate living areas; and buyers who can move quickly enough to complete signing inside five business days.

General information only; not financial, legal or taxation advice. All details are subject to the contract of sale and the building contract. Prices, areas and the land/house split are from Gallery's stock list of 26 August 2026 and are subject to the current price list; inclusions are from the quotes of 15–17 July 2026 (marked valid 30 days, now expired); civil works status is as at 23 July 2026; population is from the Queensland Government Statistician's Office, Algester SA2 (June 2025 preliminary); house prices and rents are third-party suburb platform figures (PropRadar, data updated 14 July 2026; Andrea Monti; Astnd Property, March 2026; QuickProperty), not an official report; the Brisbane vacancy rate is SQM Research, July 2026. Gross rental yield is our own calculation — the suburb median weekly rent over the package total, with no holding costs deducted.
