Queensland's tallest towers, 150 metres from the beach
Walk 150 metres from the front door and you are on Surfers Paradise beach; the light rail stops outside and the supermarket is downstairs. Above it rise two towers of 76 and 90 storeys — 300 metres, which the brochure calls Queensland's tallest. Developed by Meriton at 3–7 Cypress Avenue, from $815,000, marketed locally by FX Home.
Height, beach, light rail — the pitch writes itself. Two things are worth another ten minutes: what that price actually buys in a suburb whose unit median sits around $800,000, and why no document yet states when the building will be finished.

A market that actually moves
The figures below come from public suburb platforms, read 9 October 2026. Two platforms measure the median differently, so both are listed.

- Median one-bedroom unit price
- $585,000Domain, by bedroom count, undated
- Entry price here
- $815,000about 1.4× the suburb's one-bedroom median
Two things read together. First, the Surfers Paradise unit market is real, liquid and rising — 33 days to sell, 1,431 unit sales in twelve months, 9.59% growth in a year. None of that is a developer's claim. Second, this building's entry price is about 1.4 times the suburb's one-bedroom median. The 4.85% yield above covers every apartment in the suburb, much of it stock built decades ago; what is for sale here is the newest and tallest tower in the state, so that yield does not transfer. Pricing the rent on this building needs an appraisal written for this building, and none exists.

What the price list tells you about the pricing
Prices are from the Meriton agent-portal price list printed 6 October 2026.
| Type | Parking | Levels | Price range |
|---|---|---|---|
| 1 bed + MPR | no car space | 8–61 | $815,000 – $993,000 |
| 2 bed | 1 car | 8–61 | $1,122,000 – $1,814,000 |
| 3 bed | 2 car | 8–61 | $1,543,000 – $2,219,000 |
Because the list states the aspect and the level of every apartment, the premium each one carries can be worked out before you choose. Within a single bedroom count, this is where the money goes:
- A north-facing two-bedroom costs
- about $370,000 morenorth median $1.653m, south median $1.284m
- A two-bedroom above level 45 costs
- about $215,000 morehigh median $1.532m, low median $1.317m
- The one-bed + MPR cannot face north
- south and south-west onlyif you want north, this type cannot give it
- Every three-bedroom faces north-east
- median $1.74mrising to $2.199m above level 45
So in this building, settle the aspect and the level first, then compare prices — the finishes are the same throughout; the position is not. The brochure also describes 2 bed + MPR and 4-bedroom residences, but neither appears on the 6 October list — a buyer who wants one is waiting for a later release.
Two gaps to settle before signing: no document we hold states bathroom counts or internal areas. We will not infer them; the contract floor plan governs. And the one-bedroom plus MPR comes without a car space — in a car-first suburb that is a real trade, not fine print.

Delivery and contract · MERITON
The developer is the builder; the date still has to reach paper
The developer builds it itself
The brochure's imprint names Karimbla Properties (No. 56) Pty Limited as developer and Karimbla Constructions Services (NSW) Pty Limited as builder — both Meriton entities. Design, construction and management stay inside one group with nothing subcontracted out, which is the strongest link in this building's delivery chain.
The delivery window as it stands
The agent's word on 9 October 2026 was late 2027 to 2028. It is a spoken estimate: useful for planning, but the written version governs.
Three documents to have before contract
The forecast completion, the sunset date and the proposed levy budget. None of the three is in the material we hold; we can request them from Meriton in writing — and a deposit should wait until they arrive.
Budget for the levy
No figure exists yet. For a 76 and 90 storey pair with three linked pools, an indoor wellness centre, twelve lifts and a retail podium, it will not be small, and council rates, water and insurance are unpublished too — leave room for all of it.
Plainly: Meriton building its own tower is the strongest endorsement this project has, and "when" currently exists only as a spoken figure. That is not a reason to walk away; it is a task to finish before signing. Once those three documents are in hand, this section turns from a risk into a set of terms. Queensland stamp duty is extra.

Three pools, twelve lifts, four colour schemes
The schedule of finishes runs to four colour schemes (A to D). Recorded as written:
- Reverse-cycle air conditioning in every room
- FRANKE oven and gas cooktop
- FRANKE integrated dishwasher
- FRANKE integrated microwave
- Cosentino Dekton or Caesarstone benchtops
- Floor-to-ceiling acoustic glazing
- White roller blinds
- Mirrored built-in wardrobes
- Carpet to bedrooms, tile to living
- Wall-mounted security intercom
- High-speed internet and pay TV provisioning
- Brass pendant over the island
The shared space sits on the podium at levels 8 and 9: three interconnected pools spanning more than 350 m², with water lounges, an open spa, an infinity-edge lower pool with a children's waterfall play area, and a barbecue and dining pavilion. An indoor wellness centre adds a lap pool, spa, gym and sauna. A double-height lobby opens onto a retail and dining precinct that the brochure says includes a supermarket, a café and restaurants. Twelve smart lifts run at a stated seven metres per second, direct to basement parking and lock-up storage.
For an owner-occupier, a supermarket downstairs and light rail at the door means a life that does not require a car. For an investor the same list is what makes it lease — though no rental appraisal exists for this building, and a developer's estimate is not a substitute.

Those are the brochure's distances, not independently measured. On schools, the brochure names one private school (The Southport School) — that is a school's name, not a catchment. Catchments are set by the Queensland Department of Education and can change; a family buying for a school should check the contract address on EdMap for the year the child enrols.

Who it suits · CYPRESS PALMS
Who it suits, and who should think again
Suits: buyers who want the beach 150 metres away, light rail at the door and a supermarket downstairs; buyers who value a high-floor outlook and will pay for height; and investors who accept Meriton's build-it-yourself model and a long wait.
Think again: anyone who needs a settlement date — there is no completion date in writing and no sunset clause; anyone focused on holding costs, because no body corporate figure exists and this building's shared space is not small; one-bedroom buyers who need parking, since that type has none; anyone sensitive to aspect, where the one-bedroom is south or south-west only and a north-facing two-bedroom runs about $370,000 above a south-facing one; and investors chasing cash flow, since the suburb's 4.85% yield comes from older stock and does not transfer to this price bracket.
Settle the aspect and the level before you compare prices — in this building the difference is position, not fit-out. Before signing, have a solicitor confirm the sunset date, the forecast completion and the proposed levy budget; check the bathroom count and internal area against the contract floor plan; and replace the 6 October list with the current schedule. FX Home can supply the current list and the plan for a specific type.
Common questions · CYPRESS PALMS
The four questions buyers ask
When would I get the keys?
No document states a completion date. The agent's word on 9 October 2026 was late 2027 to 2028, which is a spoken estimate. We can ask Meriton for the forecast completion and the sunset date in writing — both belong in hand before contract.
What rent should I expect?
The suburb's unit median is $760 a week at a 4.85% gross yield, but that median covers every apartment in Surfers Paradise, much of it old. This is a new tower and should let above it — by how much, no appraisal exists for this building, so we will not guess.
Why does the one-bedroom have no car space?
Every one-bedroom plus MPR on the list is sold without parking; that is the design, not an omission. The suburb is car-first, but the light rail stops at the door and the supermarket is downstairs — whether that works is a question about how you live, and it belongs before the deposit, not after.
Why do identical types differ by hundreds of thousands?
Height and aspect. A north-facing two-bedroom has a median of $1.653m against $1.284m for a south-facing one, and a two-bedroom above level 45 runs about $215,000 above one below level 30. When choosing a lot, aspect and level matter far more than the colour scheme.
