$819,880 for a four-bedroom with 2.5 bathrooms and 196 m²

At Highland Estate in Walloon, one line in A Place's turnkey packages stands out across this whole batch: $819,880 buys a four-bedroom with 2.5 bathrooms and 196.36 m² of house on 375 m² of land. A half bathroom is uncommon in new stock under eight hundred and thirty thousand — it means a guest's toilet does not require walking into anyone's bedroom. Title is expected November 2026.

There is one structure in this release to understand first: some lots carry two design options and only one can be built; and the same design costs different amounts on different lots. The numbers below break it down.

The land rates are near identical; the difference is the house

A note on basis first: the builder's market report we hold has no Walloon statistics page, and the project documents carry no median price, median rent or vacancy rate, so we are not importing unsourced suburb numbers. What can be verified is the packages' prices and areas and the rates derived from them.

That land rate line is this project's most striking number: about $985 to $1,067 per square metre, the lowest across every project in this batch (against roughly $2,050 in Taigum, $1,701 in Morayfield and $1,437 for the South Ripley terraces). Land is only about half the total — in a house-and-land market that is usually dominated by land, that means the money here goes into the house rather than the position.

It also explains how this release delivers 196 m² with four bedrooms and 2.5 bathrooms under eight hundred and thirty thousand: cheap land hands the budget to floor area. The cost is location — Walloon sits on the western side of Ipswich City, further from Brisbane than anything else in this batch.

The rent line has to stay empty and be said plainly: this project has no rental appraisal and the documents carry no rent figure, so we are not calculating a yield. A buyer running investment numbers should obtain a formal appraisal first.

Lot 247Murray A 024 bed, 2 bath, 2 car480 / 200.63 m²$473,000 + $425,730$898,730

Lot 246 appears twice in that table. The same 420 m² block carries two design options: the Kearneys A 03 (170.45 m², 2 bathrooms, $844,880) or the Nelson A 03 Opt 1 (206.90 m², 2.5 bathrooms, $870,990) — only one can be built, and $26,110 buys 36 m² and a half bathroom. That choice is made at contract.

Three other things stand out:

Lot 224 is the entry position and the standout value. A 375 m² block with a 196.36 m², four-bedroom, 2.5-bathroom house at $819,880 — $58,190 below Lot 245, which is the identical design at the identical house area, with the whole difference in the land (375 against 420 m², $398,000 against $448,000). For a buyer who wants the floor area and does not need those extra 45 m² of land, Lot 224 is the clear answer.

The same design costs different amounts on different lots. Lots 246 and 249 are both the Kearneys A 03 with the same $448,000 land price (despite 420 against 426 m²), yet the build prices are $396,880 and $410,600 — $13,720 apart. The packages give no reason (site conditions, slope or aspect could all explain it), so ask.

Lot 247 has the most land at 480 m², with a 200.63 m² house — but note it is 2 bathrooms, not 2.5.

Choose aspect and position on the block first, then compare prices. Under eighty thousand dollars separates this release end to end, while aspect decides how much of the year the main living area and outdoor space are usable — and the fact that one design costs $13,720 more on a different lot says the blocks themselves differ. The package documents state no aspect, so ask for a masterplan and siting plan with north marked, and for the source of that Lot 246 / Lot 249 build difference, before you commit.

Title is expected in November 2026

Start with what holds up: title is expected in November 2026, which is imminent, and every package prices land and build separately — the two figures a solicitor needs for transfer duty and a broker needs to structure a two-stage loan.

  1. Expected title

November 2026, per the package documents, the same for each lot.

  2. Fixed total price

Land and build shown separately, with the total including land.

  3. Builder

    A Place.

  4. Two options on one lot

Lot 246 carries both the Kearneys A 03 and the Nelson A 03 Opt 1; only one can be built, decided at contract.

Then there is what has to be obtained before contract:

  1. A written construction program

The package documents state no build period and no handover date. Title is November 2026 and construction follows settlement, so a handover date cannot be calculated yet.

  2. The sunset clause

If the November 2026 title slips, what happens to the deposit and whether the buyer can exit has to be answered in the land contract.

  3. The Lot 246 / Lot 249 build difference

The same Kearneys A 03 with a $13,720 difference in build price, unexplained in the packages.

  4. The itemised inclusions schedule

The packages carry no itemised list. Whether air conditioning, benchtops, appliances, floor coverings, fencing, turf and the driveway are in the price has to be confirmed in writing.

  5. Which design on Lot 246

$26,110 for 36 m² and a half bathroom; write the choice into the contract.

  6. The covenant and holding costs

Ipswich rates, water and insurance are all unpublished; whether a covenant or community charge applies sits in the disclosure documents.

Queensland transfer duty sits on top of the package price, and any concession depends on your circumstances and must be confirmed by a licensed adviser.

The 2.5 bathrooms are what really sets this release apart

To be stated honestly: the package documents give design names, configurations, areas and prices, with no itemised inclusions list. That schedule has to be requested in writing before any comparison.

  • Bilborough A 01 Opt 2 · Kearneys A 03 · Nelson A 03 Opt 1 · Murray A 02
  • 4 bed, 2 or 2.5 bath
  • 2 car
  • 375 – 480 m² of land
  • Itemised inclusions to be confirmed in writing

For an owner-occupier, the real differentiator here is the 2.5 bathrooms. Three of the four designs include a half bathroom (Bilborough, Nelson), which is uncommon in new stock under nine hundred thousand — a guest's toilet does not require walking into the bedroom wing, which matters to households with regular visitors or three generations at home. Combined with the lowest land rate in this batch, the money here is visibly in the building: $819,880 for 196 m² is among the lowest cost per square metre in this batch.

For an investor, the objective position is: no rental appraisal and no Walloon statistics, so a yield cannot be calculated. And Walloon is on the western side of Ipswich City, further from Brisbane than anything else in this batch, so the tenant pool and exit speed both need checking yourself. To bring it into a model, a formal rental appraisal and holding-cost estimates both need to be in hand.

This has to be stated honestly: the package documents give lots, areas, prices and a title date, and name no school, supermarket, railway station, bus service or drive time. Walloon sits on the western side of Ipswich City and is the furthest project from Brisbane in this batch — which is exactly why the land rate is the lowest, and exactly what a buyer has to check for themselves. On the day you visit, measure the morning-peak drive to the Ipswich town centre and to Brisbane, and establish where the nearest supermarket and railway station are. Cheap land is bought with commuting time, and only your own commute can say whether that trade is worth it.

Schools are the same: no document names a school, let alone establishes which state school catchment these lots fall in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap before signing and check the year the child actually enrols. Title is November 2026, and the street number only exists after that.

Who it suits · Highland Estate

Who it suits, and who should think again

It suits a family who want maximum floor area in the eight-hundreds — $819,880 for 196.36 m² with four bedrooms and 2.5 bathrooms is among the lowest cost per square metre in this batch. It suits a household with regular visitors or three generations at home, where a half bathroom keeps guests out of the bedroom wing; three of the four designs include one. It suits a buyer who wants a yard (Lot 247, 480 m²). And it suits a buyer willing to trade commuting time for land price, because this is the lowest land rate in the batch.

Think again if the commute matters — Walloon is the furthest project from Brisbane in this batch, which is precisely why the land is cheap, and the morning-peak drive has to be measured on the day you visit. Think again if you need a move-in date, because the packages state no build period or handover date and title does not come until November 2026. Think again if you are comparing on price: the same Kearneys A 03 costs $13,720 more on Lot 249 than on Lot 246, and the packages do not explain why. Think again about Lot 246 specifically — two designs on one block, only one can be built, and $26,110 buys 36 m² and a half bathroom. Think again if the inclusions matter, because there is no itemised schedule. Think again if you are buying for yield, with no appraisal and no Walloon statistics. And think again if a catchment or amenity matters.

FAQ · Highland Estate

The four questions buyers ask

If I buy now, when do I get the house?

The packages put expected title at November 2026, which is imminent. But construction follows land settlement, and the package documents state no build period and no handover date, so a handover date cannot be calculated yet. A written program and the sunset clause are the two things to obtain before signing.

How does 196 m² come in under $830,000 here?

Cheap land. The land rate is about $985 to $1,067 per square metre, the lowest across every project in this batch (against roughly $2,050 in Taigum and $1,701 in Morayfield), and land is only about half the total. Cheap land hands the budget to floor area — the cost is position, with Walloon on the western side of Ipswich City, further from Brisbane than anything else in this batch.

How do I choose between Lot 246's two designs?

On the same 420 m² block, the Kearneys A 03 is 170.45 m² with 2 bathrooms at $844,880; the Nelson A 03 Opt 1 is 206.90 m² with 2.5 bathrooms at $870,990. Only one can be built, and $26,110 buys 36 m² and a half bathroom. If your household has regular visitors or three generations, the half bathroom matters more than the 36 m²; if you simply want area, Lot 224 (196.36 m², 2.5 bathrooms) is better value at $819,880.

What rent can I expect?

This project has no rental appraisal, the documents carry no rent figure, and we hold no Walloon statistics, so we are not quoting a yield. A buyer running investment numbers should obtain a formal appraisal first, along with estimates for Ipswich rates and insurance — and because Walloon is further from Brisbane, the tenant pool and exit speed need checking too.

General information only; not financial, legal or taxation advice. All details are subject to the contract of sale and the building contract. Prices, areas, the land/build split and design names come from A Place's package documents and are subject to the current documents; the expected title of November 2026 is from the same documents. The package documents contain no build period, handover date or itemised inclusions schedule, and do not explain the $13,720 build price difference for the same design between Lots 246 and 249. Lot 246 is offered with two designs, only one of which can be built. The land rate per square metre is our own calculation from the land price divided by the land area. We hold no Walloon market statistics; this project has no rental appraisal, so no yield has been calculated. The project documents contain no school, supermarket, railway station, bus or drive-time distances.
