The builder printed the rent on the quote: $850 and $1,150 a week
On Matasha Crescent in Pimpama, FRD Homes has packaged the first stage of Ironbark Estate as fixed-price, full-turnkey land and build, directly opposite Dixon Reserve. One thing sets these packages apart from most house-and-land: the builder prints its own weekly rent estimate on the front of each quote — $850 a week on the single-storey four-bedroom Lot 47, and $1,150 a week on the double-storey, five-bedroom, three-bathroom Lot 51. From $1,044,900, with fencing, turf, landscaping and an exposed aggregate driveway inside the price, and land registration stated as August 2026.
Those two numbers are worth ten minutes of checking: they are the builder's estimate, not a licensed agent's rental appraisal. Worth the same attention are each lot's own trade-offs — one has a single living area, and the other's boundary relaxation has not yet been approved.

Suburb data · Pimpama
A corridor that already has its parts
A note on basis first: this project's documents carry no Pimpama median price, median rent or vacancy rate, and we hold no builder's market report covering the northern Gold Coast, so we are not importing a set of unsourced suburb statistics. What can be verified is the population, and the rent printed on the quotes.

- 13,841preliminary
- Pimpama–South population (Jun 2025)
- 12,833preliminary; about 26,700 together, against about 20,800 in 2021
- City of Gold Coast population

- Lot 47 weekly rent (builder's quote cover)
- $850not a licensed agent's appraisal
- Lot 51 weekly rent (builder's quote cover)
- $1,150not a licensed agent's appraisal
- Land size
- 300 – 310 m²frontage 13.3 – 13.8 m
- Land registration
- August 2026quote cover figure; no handover date published
Those population lines are regional data and they speak loudly: the two Pimpama statistical areas added roughly six thousand people in four years. This corridor has already absorbed hundreds of similar four-bedroom homes — which means the amenity is genuinely keeping up (see the location section), but also that one new street will not have this suburb's demand to itself.
Put the quote covers' rent against the price: $850 against $1,044,900 is a gross rental yield of about 4.2%; $1,150 against $1,237,900 is about 4.8%. Both are gross, before rates, insurance and vacancy. In south-east Queensland new stock, 4.8% is at the higher end, and it comes mainly from the five-bedroom, three-bathroom layout — more rooms, lettable to a larger household or a share arrangement. But both figures are the builder's own estimate, not a rental appraisal from a licensed agent. Before using them in a loan application or a cash-flow model, get a formal appraisal.

Two completely different bets
Prices and areas come from FRD's fixed-price package covers: 13 July 2026 for Lot 47 and 15 July 2026 for Lot 51.
| Lot | Design and facade | Land / house | Configuration | Land + build | Package price |
|---|---|---|---|---|---|
| Lot 47 | Callie Mod · Traditional (single storey) | 310 / 180 m² | 4 bed, 2 bath, 2 car · 1 living | $660,000 + $384,900 | $1,044,900 |
| Lot 51 | Callum Mod · Hamptons (double storey) | 300 / 230 m² | 5 bed, 3 bath, 2 car · with study | $650,000 + $587,900 | $1,237,900 |
Lot 47 is the compact family product. Single storey on a 13.8 m frontage, with a 4.8 × 4.7 m living and dining space, a 4.9 × 3.0 m alfresco, and three of the four bedrooms at 3.1 × 2.9 m. The trade-off should be stated: there is no second living area, and the secondary bedrooms are tight — the family's activity is concentrated in that one living and dining space. In return it carries the lowest total, has no stairs, and sits on the larger block at 310 m². The specification includes two split systems plus ceiling fans to bedrooms and living, and no solar.
Lot 51 is the bigger bet and the more flexible house. Double storey, 230 m², five bedrooms and three bathrooms with a study — and the fifth bedroom is on the ground floor, which is where this plan earns its premium for two generations under one roof or long-term working from home, because it does not require the stairs. The specification includes ducted air conditioning and a "Solar Package", but the documents state no kilowatt rating and do not say whether a battery is included; get the specification before signing.
This lot also carries a condition that has to be faced: the house is 11.8 m wide and the lot's frontage is only 13.3 m, so the package is marked "Boundary Relaxation subject to Council Approval" — the relaxation has not yet been approved. That is not a footnote, it is a condition: ask in writing for the approval status and for the fallback if council refuses.
Choose aspect and position on the block first, then compare prices. Neither lot has a written aspect. On the northern Gold Coast, which way the alfresco and main living face decides how many hours a day that outdoor space is usable in summer; and the double-storey adds a second consideration — western sun on the upstairs bedrooms. Ask for a siting plan with north marked before you commit.
One more thing: the WeChat record in the folder mentions further stages to come and more lots on a stock list, but that stock list is not in the folder. To compare more options, ask for the current stock list rather than relying on a conversation.

Delivery and contract · FRD Homes
The warranties are in the specification; the program still has to reach paper
Start with what holds up. The builder named on the packages is FRD Homes Pty Ltd (67 Davenport Street, Southport; QBCC licence 15046435), and the inclusions schedule sets out the post-handover warranties.
Fixed price, full turnkey
Fencing, turf, landscaping and an exposed aggregate driveway are in the price, with floor coverings through to the alfresco.
12-month maintenance period
Stated in the inclusions schedule.
7-year structural warranty
On top of the statutory QBCC home warranty. Licence 15046435.
Land registration
August 2026, per the quote covers.
Then there is what has to be obtained before contract:
Whether the land has registered
The quote covers say August 2026 — that month has passed, so whether these lots have actually titled needs written confirmation rather than an assumption from the cover.
A written construction program
No build period after registration is published, and the homes carry no handover date. Request the program in writing, and have a solicitor read the sunset clause alongside it.
Lot 51's boundary relaxation approval
The status of "Boundary Relaxation subject to Council Approval", and the fallback if council refuses.
Lot 51's solar specification
The kilowatt rating of the "Solar Package" and whether a battery is included; the documents do not say.
The covenant text and holding costs
The covenant is referred to repeatedly in the file but not attached; City of Gold Coast rates, water and any community management levy are all unpublished.
The current stock list
The further stages and additional lots mentioned on WeChat should appear on a current stock list.
One easily missed cost: the NBN lead-in conduit is included in the specification, but the packages state that the actual connection to the boundary is the owner's responsibility.
On the builder's reputation: FRD Homes describes itself as a wholesale builder operating since 2017. Google ratings aggregated by TradeRefer stood at roughly 4.3 stars from around 60 reviews in August 2026 — those are builder-level figures, not a rating of this street. Ironbark Estate itself has no meaningful public reviews yet, as is normal for a first stage.
Turnkey standard · FRD Homes
Turnkey is the standard, not the upgrade
The specification shared by both packages, as written in the documents:
- NCC 7-star energy rating
- 20 mm zero-silica stone to kitchen and bathrooms
- 600 mm appliances with dishwasher
- Fencing
- Turf and landscaping
- Exposed aggregate driveway
- Floor coverings through to the alfresco
- NBN lead-in conduit
For an owner-occupier that list covers exactly the items that usually become a forced expense after handover: fencing, turf, landscaping and the driveway. Note that the air conditioning differs — Lot 47 has two split systems plus fans, Lot 51 is ducted — and solar appears only on Lot 51 (specification to be confirmed), with Lot 47 carrying none at all.
For an investor, this project puts a rent figure on the quote itself, which is unusually transparent, and 4.2% to 4.8% gross holds up for new stock. But hold three things together: first, those rents are the builder's estimate rather than a formal appraisal; second, there is no handover date, so when the rent starts is unknown; and third, Lot 51's enabling condition is a boundary relaxation that has not been approved. All three can be answered in writing — and until they are, do not treat 4.8% as settled.

Pimpama is not waiting on an empty paddock for a town — the centre, Bunnings, the sports hub, the aquatic centre and the railway station are all already trading, and that is what separates it from genuinely remote greenfield. Two honest qualifications: the location plan prints names without distances or drive times; and the park upgrade is the developer's description of a council parks project, so "paths will connect to the school" is a plan rather than a completed promise. That the community faces Dixon Reserve is real, and at this price, having a park rather than another row of houses across the road makes a genuine difference to light and outlook.
On schools, separate two things. FRD's copy treats Gainsborough State School as a neighbour — the school is at 180–200 Yawalpah Road, Prep to Year 6. Next door is not a catchment. It operates a negotiated catchment under an enrolment management plan gazetted 22 August 2025, with a published capacity of 1,232 against 849 enrolled in August 2025, and may not be able to take out-of-catchment students. The package location plan also marks Gainsborough State High School and Kings Christian College Pimpama but not that primary school — the primary appears only on the builder's website. Neither package confirms that Lot 47 or Lot 51 falls inside any state catchment. Catchments are set by the Department of Education and change, so a buyer with school-age children should take the contract address to the Queensland Government's EdMap and check the year the child actually enrols, before paying a premium for "a park that connects to the school".
Who it suits · Ironbark Estate
Who it suits, and who should think again
It suits a family who need five bedrooms, three bathrooms and one of those bedrooms on the ground floor — for two generations or permanent work from home, Lot 51's layout is uncommon in new northern Gold Coast stock just over $1.2m. It suits a buyer just over a million who want a brand-new single-storey four-bedroom (Lot 47: no stairs, the lowest total, and slightly more land). It suits a buyer who values turnkey, with fencing, turf, landscaping and driveway inside the fixed price plus a 12-month maintenance period and a 7-year structural warranty. And it suits an investor who values transparency, because the builder puts its rent estimate on the quote cover, so the 4.2% to 4.8% gross has a traceable origin.
Think again if you need a move-in date — no post-registration build period is published and the homes have no handover date, and the August 2026 registration figure has itself now passed and needs re-confirming. Think again about Lot 51 specifically: an 11.8 m wide house on a 13.3 m frontage, with the boundary relaxation not yet approved — an enabling condition, not a footnote. Think again if you want a second living area, since Lot 47 has one living and dining space and three secondary bedrooms at 3.1 × 2.9 m. Think again if you want solar on Lot 47, because it carries none. And think again before treating 4.8% as settled, because that is a builder's estimate rather than a formal appraisal.
For a particular lot's north point, Lot 51's relaxation status and solar specification, the covenant text, a written construction program and the sunset clause, or the current stock list and a formal rental appraisal, contact FX Home and we will request them.
FAQ · Ironbark Estate
The four questions buyers ask
If I buy now, when do I get the house?
The quote covers put land registration in August 2026 — that month has passed, so the first step is written confirmation of whether the lots have titled. No post-registration build period is published and the homes have no handover date, so a handover date cannot be calculated. A written program and the sunset clause are the two things to obtain before signing.
What rent can I expect?
The builder prints its estimate on the quote cover: $850 a week on Lot 47 and $1,150 on Lot 51, which are gross yields of about 4.2% and 4.8% before rates, insurance and vacancy. To be clear, that is the builder's estimate, not a rental appraisal from a licensed agent — get a formal appraisal before using it in a loan application.
What does Lot 51's "boundary relaxation" mean, and is it a risk?
The Callum Mod is 11.8 m wide while Lot 51's frontage is only 13.3 m, so the package is marked "Boundary Relaxation subject to Council Approval" — council has to approve a relaxed boundary setback, and that approval has not been completed. It is a condition of the contract rather than a footnote: before signing, get the approval status in writing, plus the fallback if council refuses (a different design, a different lot, or an exit).
Who is it for?
A two-generation household needing five bedrooms, three bathrooms and a ground-floor bedroom; a buyer just over a million who wants a single-storey four-bedroom; an owner-occupier who values the turnkey standard and the warranties; and a long-term investor who accepts that the rent is a builder's estimate and the handover date is not yet fixed.
General information only; not financial, legal or taxation advice. All details are subject to the contract of sale, the building contract and covenant approval. Prices, areas, rent estimates and the land/build split come from FRD's fixed-price package covers — 13 July 2026 for Lot 47 and 15 July 2026 for Lot 51 — and are subject to the current price list; the August 2026 land registration is the cover figure and no handover date is published; inclusions are from the same packages' specification pages; population is from the Queensland Government Statistician's Office for the Pimpama–North and Pimpama–South statistical areas (June 2025 preliminary); the enrolment management plan was gazetted 22 August 2025, with the capacity and enrolment figures from that plan; builder ratings are builder-level figures, from Google reviews aggregated by TradeRefer as at August 2026. Gross rental yields are our own calculation — the weekly rent estimate on the quote cover over the package total, with no holding costs deducted. This project has no licensed agent's rental appraisal.
