719 square metres of land, under $930,000

In south-east Queensland, 719 m² of residential land plus a brand-new four-bedroom home for under $930,000 is no longer a common combination. On Jason Day Drive at the edge of the Beaudesert township, FRD Homes has packaged lots at Oakview Heights as fixed-price land and build: four bedrooms, two bathrooms, two living areas, a double garage and 2,590 mm ceilings, from $912,800, with fencing, turf, landscaping and an exposed aggregate driveway inside the price.

What you are buying here is the yard — an entirely different proposition from a 300 m² block in Brisbane's inner ring. Two things are worth another ten minutes: the land does not register until February 2027, and no document yet states a construction program; and the same block can be built a second way — Dual Key, live in one and let the other.

A service town that already has its daily amenity

To be clear first: this project's documents contain no Beaudesert median price, median rent or vacancy rate, and we hold no builder's market report covering the Scenic Rim, so we are not importing a set of unsourced suburb statistics off the internet. What can be verified is on the population and the land side.

Those two population lines describe a service town absorbing new streets — five hundred-odd more residents in a year, not a city conjured out of grazing land. Beaudesert already has Coles and IGA, Beaudesert Hospital and an ambulance station, McDonald's, Hungry Jack's and hotels (see the location section below), which is what separates it from genuinely remote greenfield.

The rent line has to stay empty, and plainly so: this project has no rental appraisal and the documents carry no rent figure, so we are not calculating a yield. A buyer running investment numbers should request a formal appraisal first. It does not change the owner-occupier case — what this release actually sells is land area and a turnkey specification, not cash flow.

The extra 194 square metres cost five thousand dollars

Prices and areas come from the package documents of 17 July 2026, lowest total first.

LotDesignLand / houseFrontagePackage price
Lot 199Belmont (4 bed, 2 bath, 2 car)525 / 194 m²15.0 m$912,800
Lot 227Debbie (4 bed, 2 bath, 2 car)719 / 195 m²20.5 m$927,800
Lot 219Debbie (4 bed, 2 bath, 2 car)719 / 195 m²20.6 m$929,800

The line worth noticing in that table is the difference: Lots 219 and 227 carry about 194 m² more land than Lot 199 for fifteen to seventeen thousand dollars more in total, and only five thousand of it is land price. The package documents will not point that out; the numbers do. The houses are near identical in size (194 against 195 m²), while the frontage goes from 15 m to over 20.5 m — which changes the side yard, the access past the driveway and the usable shape of the back yard. If the reason you are buying here is the yard, that extra fifteen thousand is the best value in the release.

Lot 199's advantage is the other way round: a 15 m frontage on 525 m² is less ground to maintain, and it is the entry price.

The same blocks can also be built a second way: the Dylan Dual Key puts a four-bedroom main dwelling and a two-bedroom second dwelling into 227 m², each with its own garage, kitchen, living area and alfresco, with the Duo Solar Package included, up to $1,043,800. That is a genuine live-in-one, let-the-other plan, or two generations under separate roofs. The costs should be stated: ceilings drop from 2,590 mm to 2,440 mm; the main dwelling's fourth bedroom is only 2.8 × 2.4 m; and each dwelling has a single garage, not a double. There is also an obvious drawing error — the second dwelling's kitchen is dimensioned 4.0 × 0.6 m on the plan, which cannot be right, and a corrected drawing must be requested from FRD before contract.

Choose aspect and position on the block first, then compare prices. Seventeen thousand dollars separates the single-dwelling packages end to end, while aspect decides how much of the year the alfresco and the main living area are usable — in an inland town with Beaudesert's summers that matters far more than seventeen thousand. The package documents state no aspect, so ask for a siting plan with north marked before you choose. The plans also repeatedly state "subject to covenant approval", and the covenant text is not in the file — get it before you commit, so you know what it restricts on fencing, facades and later additions.

Delivery and contract · FRD Homes

The warranties are in the specification; the program still has to reach paper

Start with what holds up. FRD Homes Pty Ltd (67 Davenport Street, Southport; QBCC licence 15046435) sets out its post-handover warranties in the standard inclusions effective 1 May 2025, and that is the firmest part of these packages.

  1. Fixed price, full turnkey

Fencing, turf, landscaping and an exposed aggregate driveway are in the price, with floor coverings through to the alfresco.

  2. 12-month maintenance period

Stated in the standard inclusions effective 1 May 2025.

  3. 7-year structural warranty

    Same schedule. QBCC licence 15046435.

  4. Land registration

February 2027, stated identically across the package documents.

Then there is what has to be obtained before contract:

  1. A written construction program

No package document states a build period or a handover date. On the packages' own logic, construction only starts after the land registers and settles in February 2027 — so an owner-occupier is buying title, plus an unknown further wait during which rent or another mortgage may still be running. Request the program in writing.

  2. The sunset clause

If registration slips, what happens to the deposit and whether the buyer can exit has to be answered in the land contract.

  3. The community covenant

The plans repeatedly say "subject to covenant approval" and the covenant text is not in the file. Read it before committing on fencing, facades and later additions.

  4. Community charges and council rates

Our records flag a community charge as applying to these lots, and no amount appears anywhere in the documents; Scenic Rim rates, water and building insurance are unpublished too. Whether a levy genuinely applies, and how much a year, needs written confirmation.

  5. For Dual Key: corrected drawings and approvals

If you are considering Dual Key, ask for a corrected plan for the second dwelling's kitchen dimension, and confirm Scenic Rim Regional Council's position on letting the second dwelling independently, plus whether the covenant allows it.

On price: Queensland transfer duty sits on top of the package price, the packages do not state whether the total includes it, and any concession depends on your circumstances and must be confirmed by a licensed adviser.

On the builder's reputation: FRD Homes describes itself as a wholesale builder operating since 2017. Google ratings aggregated by TradeRefer stood at roughly 4.3 stars from around 60 reviews in August 2026 — those are builder-level figures, not a rating of this community, which has no meaningful public reviews yet, as is normal before construction.

Turnkey standard · FRD Homes

Turnkey is the standard, not the upgrade

The single-dwelling specification, as written in the documents:

  • 2,590 mm ceilings
  • NCC 7-star energy rating
  • Two split-system air conditioners
  • Exposed aggregate driveway
  • Fencing
  • Turf and landscaping
  • Floor coverings through to the alfresco
  • Two living areas
  • Double garage

For an owner-occupier, that list means no second round of spending after handover — fencing and landscaping are particularly valuable in a new community, because they are usually the first forced expense after moving in. Two living areas in a 194 m² single-storey plan is a practical inclusion: adults and children can be in separate rooms. One thing to flag: solar is not standard on the single-dwelling packages — it sits on the upgrade list (while the Dual Key plan includes the Duo Solar Package). If you want solar, write it into a contract annexure at signing rather than leaving it in the brochure.

For an investor, be honest about the positioning: with no rental appraisal a yield cannot be calculated, and Beaudesert's rental data is not in the file either. The plan that genuinely fits an investment case is the Dual Key — two leases on one title — but only on the strength of the council and covenant opinions above. Until those are in hand, do not model finance on two rents.

Read that table together with its blanks. Oakview is not selling a drive to an empty paddock — Beaudesert's supermarkets, hospital, ambulance station and fast food are all already trading, and that is what separates it from genuinely remote greenfield. But the location plan prints names without distances, and SKF's "walking distance to the Beaudesert town centre" is the developer's wording, not a walking time measured from these blocks. Public transport is the blank the packages leave: the plan marks roads, but no railway station and no bus stop. A family that needs to commute to Brisbane should measure the drive themselves and establish the bus routes before treating this as a weekday address. The aerial on the same plan shows the community at the edge of the township with farmland beyond and hills in the distance — that is the actual setting.

On schools, separate two things. Three names appear on the plan: Beaudesert State School, Beaudesert State High School and McAuley College. A map is not a catchment. Both state schools operate enrolment management plans with equidistant catchments, and Beaudesert State High's plan was gazetted 22 August 2025 with a published capacity of 1,588; McAuley College is a Catholic school and does not follow the state catchment maps. No document in the packages confirms which state school catchment these blocks fall in. Catchments are set by the Department of Education and change, so a buyer paying for a catchment should take the contract address to the Queensland Government's EdMap and check the year the child actually enrols.

Who it suits · Oakview Heights

Who it suits, and who should think again

It suits a family that genuinely wants a yard — 719 m² of land plus a brand-new four-bedroom for under $930,000 is hard to replicate in south-east Queensland, and Lots 219 and 227 cost barely more than the entry position. It suits a buyer who wants to live in one dwelling and let the other, or to house two generations separately, through the Dual Key plan (with approvals and the covenant still to be confirmed in writing). And it suits a buyer who values turnkey: fencing, turf, landscaping and the driveway are inside the fixed price, with a 12-month maintenance period and a 7-year structural warranty.

Think again if you need a move-in date — the land does not register until February 2027 and no document states a construction program, so a handover date cannot be calculated. Think again if you commute to Brisbane: the packages name no railway station and no bus stop, and this is a wholly car-dependent town. Think again if you are buying for yield, since there is no rental appraisal and no Beaudesert rental data in the file. Think again if you want solar, because on the single-dwelling packages it is an upgrade. Think again about Dual Key specifically: ceilings drop to 2,440 mm, each dwelling has one car space, and the second dwelling's kitchen dimension on the plan is clearly wrong. And think again before reading the school list as a catchment.

For a particular lot's north point and siting plan, the covenant text, a written construction program and the sunset clause, or corrected Dual Key drawings and the approval position, contact FX Home and we will request them.

FAQ · Oakview Heights

The four questions buyers ask

If I buy now, when do I get the house?

The package documents agree: land registration in February 2027. On their own logic, construction only starts after registration and settlement — but no document states a build period or a handover date, so a handover date cannot be calculated yet. A written program and the sunset clause are the two things to obtain before signing.

What rent can I expect?

This project has no rental appraisal, the documents carry no rent figure, and Beaudesert's median rent and vacancy rate are not in the material either, so we are not quoting a yield. A buyer running investment numbers should request a formal appraisal first.

Why does the bigger block cost only fifteen thousand more for the same house?

Because almost all of the difference is in the land rate: Lots 219 and 227 carry about 194 m² more land than Lot 199 while the land price rises only five thousand dollars, with the rest being the design difference (Debbie at 195 m² against Belmont at 194 m²). The frontage also goes from 15 m to over 20.5 m. If the yard is the reason you are buying, that fifteen thousand is the best value in the release; if you do not want a large yard to maintain, Lot 199 is the entry position.

Who is it for?

A family that genuinely wants a large yard; a buyer who wants to live in one dwelling and let the other, or to house two generations (Dual Key, with approvals and the covenant to be confirmed in writing); and a buyer who accepts February 2027 registration, an as-yet-unstated construction program and a wholly car-dependent lifestyle.

General information only; not financial, legal or taxation advice. All details are subject to the contract of sale, the building contract and covenant approval. Prices and areas come from the package documents of 17 July 2026 and are subject to the current price list; the February 2027 land registration is the consistent figure across the package documents and is a land date, not a handover date (re-checked 28 September 2026); inclusions are from FRD Homes' standard inclusions effective 1 May 2025; the site area and development approval are SKF Development's figures; population is from the Queensland Government Statistician's Office for the Beaudesert statistical area (June 2025 preliminary); the enrolment management plan was gazetted 22 August 2025; builder ratings are builder-level figures, from Google reviews aggregated by TradeRefer as at August 2026. This project has no rental appraisal, so no yield has been calculated.
