A new state high school opens three minutes away in 2027

Somerset at Chambers Flat sits in Logan's southern growth corridor, selling from 97 Sungold Road, with Ausbuild as both developer and builder. What is for sale are single-storey four-bedroom house-and-land packages at a fixed price, from $1,096,300, on 450 to 578 square metres, all still to be built. FX Home markets it locally.

For a family with school-age children the firmest fact here is in a Department of Education notice rather than a brochure: a new state secondary school on Derby Road, Logan Reserve, is planned to open in Term 1, 2027. The package booklet puts it three minutes away. Below, that and every other number worth checking — including one detail that can make you compare the wrong thing from one week to the next.

Read the median carefully — this suburb still has acreage in it

The figures below come from public suburb platforms, read 9 October 2026. The platforms disagree widely, and the last line explains why.

The headline median cannot be used as it stands. Chambers Flat still contains large rural blocks, and a handful of acreage sales lift the middle — which is why three platforms range from $940,000 to $1.32m. The comparable figure is Domain's four-bedroom median of $1,055,000, and these packages start at $1,096,300 — effectively level with it, for new land, a new house and turnkey delivery.

The population went from 9,010 to 16,875 in four years, and what that corridor absorbs is exactly this product.

All single-storey four-bedrooms; the difference is land and house size

Prices come from the July 2026 package quotes (Kingsley Street lots on the 15th and 16th, Glastonpark Boulevard lots on the 27th and 28th), lowest total first.

ConfigurationHouseLandPrice range
4 bed, 2 bath, 2 car194–205 m²473–578 m²$1,096,300 – $1,172,400
4 bed, 3 bath, 2 car204 m²450 m²$1,107,200 – $1,108,500

The designs are Parker, Harrison, Easton, Somerton and Gibson, with Stately, Vogue, Elegant, Vivid and Prominent facades. The estate allows two storeys; this release has none.

One thing deserves its own paragraph: the packages changed house within a single week. Between 22 July and 27–28 July 2026, the land prices on the Glastonpark lots did not move — the houses on them did:

A 229 m² Beckett became a 194 m² Somerton
about $35,000 less35 m² less house
A 194 m² Somerton became a four-bed, three-bath Gibson
about $34,000–36,000 moreone more bathroom

Which means plainly: last week's quote and this week's are not the same product. Check the design name and the house area first, then compare totals — otherwise "$35,000 cheaper" reads as a discount when it is a smaller house. And the third bathroom costs $34,000 to $36,000: worth it for a multi-generational household or one with frequent guests, and otherwise money that could go into land.

Builder's guarantee · AUSBUILD

The price lock is in the contract; the dates are not

  1. Price Lock Guarantee

Ausbuild undertakes that build costs do not rise after contract, with the terms on its own website. The company also describes itself as the only Queensland builder-developer guaranteeing cost, start and completion — that is the company's claim; the contract terms govern.

  2. The developer is the builder

Ausbuild Pty Ltd (ACN 142375184, QBCC licence 21710) owns the land and builds the house, with nothing subcontracted out. The company states it was founded in 1988 and has delivered more than 10,000 homes.

  3. Start and completion dates

No dates for these particular lots appear in the folder. The package booklet notes that lot details can change as civil works progress toward registration.

  4. Three things to have before contract

The land registration date in writing, the start and completion dates in writing, and the contract version of the price lock. We can request all three.

On holding costs: no body corporate or estate levy figure appears in the material — whether one exists at all is unpublished — and Logan council rates and insurance are unpublished too. Queensland stamp duty is extra, and how it splits between the land contract and the build contract is a question for a solicitor.

Move in without a second fit-out bill

  • Ducted air conditioning
  • Tiled or stone benchtops
  • Window coverings throughout
  • Ceiling fans and downlights
  • Full-height bathroom tiling
  • Colorbond roof
  • Security screens
  • Landscaping and turf
  • Fencing
  • Clothesline
  • Letterbox

For an owner-occupier that list removes a second round of fit-out. For an investor it is more direct: the keys can go to a property manager on handover day with no soft-furnishing budget. All of it depends on the list being written into the building contract — check it line by line at signing.

On the builder's reputation: Ausbuild's own figures are 38 years and more than 10,000 homes; an aggregate checked on 19 August 2026 showed roughly 4.2 stars from 219 Google reviews — that is the company's rating, not this community's. Somerset itself has no meaningful review base yet, which is normal for an estate still in civil works.

Those drive times are the developer's and are not independently measured. There is no station within walking distance — the shopping, the school run and the commute all assume two cars, and the booklet is honest about that.

On the new high school, the detail matters: the department has confirmed a new state secondary school on Derby Road planned for Term 1, 2027, opening with years 7 and 8 and adding a year level at a time — so it does not take years 9 to 12 on day one. And a drive time is not a catchment: nothing in the sales material establishes which state school catchment these lots fall into. A family buying for a school should check the contract address on EdMap for the year the child enrols.

The material also names Canterbury College, St Philomena and Parklands Christian College among private options. Chambers Green Park and the local recreation parks flagged on Holloway Road and Sungold Road remain concepts, and the booklet says final delivery may differ.

Who it suits · SOMERSET

Who it suits, and who should think again

Suits: families with school-age children who value the 2027 high school — the most certain piece of infrastructure in this pocket over the next three years; buyers who want a new four-bedroom on 450 m²-plus for around $1.1m; and investors who need the house rentable on handover, since the turnkey list covers the soft costs.

Think again: anyone who needs a move-in date, because no start or completion date for these lots is in the file and the land still has to register; anyone who would rather not drive, since there is no station within walking distance; anyone judging value by the suburb median, which acreage distorts — use Domain's four-bedroom figure instead; and anyone treating the new school as a catchment, because a drive time is not a catchment and the school opens with years 7 and 8 only.

Before signing, have a solicitor confirm the contract version of the price lock, the registration timing and the start and completion dates; check the design name and house area on the quote (last week's may not be this week's house); ask whether an estate levy exists; and check EdMap against the contract address if a school matters.

Common questions · SOMERSET

The four questions buyers ask

When could I move in?

The folder holds no start or completion date for these lots, and the land is still moving through civil works toward registration. Ausbuild advertises a guarantee on start and completion times, but the dates themselves belong in the contract — get the written version before signing, and we can request it.

What rent should I expect?

The suburb's median house rent is $800 to $875 a week at a 3.02% to 3.58% gross yield. Against a $1,096,300 entry package, this is a suburb for growth and owner-occupation rather than cash flow. No lot-specific rental appraisal exists for this estate.

Could the area be oversupplied?

More is coming. Chambers Flat–Logan Reserve went from 9,010 people to 16,875 in four years, absorbing exactly this kind of four-bedroom product, and several estates along the same corridor are releasing in stages. We will tell you each release's timing so the order can be weighed before you buy.

Why did the same lot change price between weeks?

Because the house changed. Between 22 July and 27–28 July 2026 the land prices on the Glastonpark lots held while the design swapped: a 229 m² Beckett became a 194 m² Somerton, about $35,000 less, and a Somerton became a four-bed three-bath Gibson, about $34,000 to $36,000 more. Match the design name and house area before comparing prices.
