One street, one block for one household and one for two
On Verran Street at Bellbird Park, Gallery Homes is offering two completely different products: Lot 392 is a four-bedroom, two-bathroom detached house with two living areas on 400 m² at $1,096,892; Lot 393 is a dual occupancy on one title — a three-bedroom, two-bathroom main dwelling plus a 53 m² auxiliary with two bedrooms, a bathroom and its own garage — on 505 m² at $1,250,891. Both register on 30 November 2026.
A hundred and fifty-four thousand dollars more buys a second dwelling with a door that closes, and 105 m² more land. What is worth another ten minutes is whether Ipswich City Council treats that second dwelling as independently lettable — and the fact that no construction program has reached paper.

The dual-occupancy block has the cheaper land rate
A note on basis first: the builder's market report we hold has no Bellbird Park statistics page, and the project documents carry no median price, median rent or vacancy rate, so we are not importing unsourced suburb numbers. What can be verified is the stock list's prices and areas, and the land rate derived from them.

That land rate line is worth pausing on: Lot 393, the dual occupancy, has more land (505 against 400 m²) at about 14% less per square metre (about $1,281 against $1,488). The stock list gives no reason — position, shape, aspect or slope could all explain it. The practical meaning is that a fair part of the extra hundred and fifty-four thousand is buying cheaper, larger land rather than only a second dwelling.
The rent line has to stay empty and be said plainly: this project has no rental appraisal and the documents carry no rent figure, so we are not calculating a yield. That matters most on the dual occupancy, whose whole investment case rests on a second lease — and neither the amount nor the legality of that lease has any written basis yet.

Two products, two kinds of household
Prices and areas come from Gallery's stock list of 26 August 2026, as package totals including land.

|---|---|---|---|---|---|
| Lot 392 | HAHN 191 · Hamptons Signature 1 Pebble | 4 bed, 2 bath, 2 garages · 2 living | 400 / 191 m² | $595,000 + $501,892 | $1,096,892 |
| Lot 393 | Custom Dual 199 – 53 m² Aux · Hamptons Signature | Dual occupancy: main 3 bed, 2 bath, 1 garage; auxiliary 2 bed, 1 bath, 1 garage (53 m²). Combined 5 bed, 3 bath, 2 garages | 505 / 199 m² | $647,000 + $603,891 | $1,250,891 |
Lot 392 is a house for one family. 191 m², four bedrooms, two bathrooms and two living areas on 400 m² — adults and children can be in separate rooms, and there is still a yard. It is the conventional choice on this street.
Lot 393 is two dwellings on one title. A three-bedroom, two-bathroom main home with a garage, plus a 53 m² auxiliary with two bedrooms, a bathroom and its own garage — the auxiliary has its own entry and parking, not a bolted-on room. At 53 m² it is more generous than the 45 m² that is common in this product type; two bedrooms and a bathroom will still be tight at that scale, but liveable. And 505 m² less 199 m² of building leaves a yard and two driveways that are comfortable for a dual occupancy.
For a three-generation household, or one with parents or adult children needing their own space, Lot 393 saves the deposit and transfer duty on a second property. For an investor it is one title and two leases — subject to the documents in the next section.
Choose aspect and position on the block first, then compare prices. These are different products, so the real question is not which is cheaper but whether you need one household or two. Once that is settled, aspect is the next decision — the stock list states no aspect, and on a dual occupancy which way each dwelling faces, and how the two entries and driveways are arranged, decides whether the two sides get in each other's way. Ask for a siting plan with north marked before you commit.

Delivery and contract · Gallery Homes
The registration date is specific; the dual-occupancy approval is not
Start with what holds up: land registration is stated as 30 November 2026 — a date to the day, and an imminent one. Gallery Homes Pty Ltd holds QBCC licence 1207880, and the stock list prices land and build separately.

Then there is what has to be obtained before contract. If you are considering Lot 393, the first three are decisive:
The council's dual-occupancy determination (Lot 393)
Whether Ipswich City Council treats this 53 m² auxiliary as a dual occupancy that can be let independently to unrelated tenants, rather than only as ancillary accommodation for the household.
Separate metering (Lot 393)
Whether the two dwellings can be billed separately, which directly affects lettability and management cost.
Whether the covenant permits a dual occupancy
Read the covenant text, along with its restrictions on fencing and facades.
Storey count and the completion guarantee
The stock list does not state the number of storeys. Gallery's 18-week completion guarantee is expressly single storey only on comparable projects, which decides whether a handover date can be calculated.
A written construction program
Registration is 30 November and construction follows land settlement.
The itemised inclusions schedule
The stock list gives design names, facade schemes and colour schemes, with no inclusions list.
Two rental appraisals (Lot 393)
If you are buying on the dual-occupancy case, the main and auxiliary dwellings each need one.
Holding costs
Ipswich rates, water and insurance are all unpublished.
Queensland transfer duty sits on top of the package price, and any concession depends on your circumstances and must be confirmed by a licensed adviser. One further note: Gallery has used very tight signing processes on comparable projects, so get this project's contract terms before you look at a lot.
Turnkey standard · Gallery Homes
The facade and colours are stated; the inclusions list is not
To be stated honestly: the stock list gives the design names, the facade scheme (Hamptons Signature) and the colour scheme (Pebble), with no itemised inclusions list. Gallery's quoted specification on comparable projects is noticeably richer than its website's generic standard, and what governs the product is the contract annexure.
- HAHN 191 and Custom Dual 199 – 53 m² Aux
- Hamptons Signature facade
- Pebble colour scheme
- Lot 392 has two living areas
- Itemised inclusions to be confirmed in writing
For an owner-occupier this street offers a clean either/or: a four-bedroom detached house with two living areas, or two dwellings on one title. The first is simple and direct; the second is structurally more complex but saves the cost of a second property. Both need the inclusions schedule first, because that is where almost every house-and-land overrun comes from.
For an investor, the objective conclusion today is that a return cannot be calculated. There is no rental appraisal, no rent basis for the auxiliary, no rates or insurance figure, and no written council determination that the auxiliary can be let independently. Until those are in hand, do not model finance on two rents.

Where it is, and what the documents do and do not say

- Land registration
- 30 November 2026
- Schools in the project documents

- Supermarkets and shopping centres
- not listed
- Railway station and bus services
- not listed
- Drive times
- not listed
This has to be stated honestly: the stock list gives lots, areas, prices and a registration date, and names no school, supermarket, railway station, bus service or drive time. Bellbird Park sits in Ipswich City on the corridor west of Brisbane, but what is walkable from these lots and how long the drive is to anywhere the documents do not answer. Walk it and drive it on the day you visit, especially the weekday morning peak.
Schools are the same: no document names a school, let alone establishes which state school catchment these lots fall in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap before signing and check the year the child actually enrols. The land registers on 30 November 2026, and the street number only exists after that.
Who it suits · Verran Street
Who it suits, and who should think again
It suits a family who want four bedrooms and two living areas — Lot 392's 191 m² on 400 m² lets adults and children be in separate rooms. It suits a three-generation household, or one where parents or adult children need their own space — Lot 393 is two dwellings on one title, with the auxiliary at 53 m² carrying its own entry and garage, saving the deposit and transfer duty on a second property. And it suits a buyer who looks at land, since Lot 393 has more of it (505 m²) at about 14% less per square metre.
Think again if you are modelling two rents — the council has given no written determination that the auxiliary can be let to unrelated tenants, separate metering is unknown, and neither rental appraisal exists. Think again if you need a handover date, because the stock list states neither the storey count nor a build period, and Gallery's 18-week completion guarantee is expressly single storey only on comparable projects. Think again about the auxiliary's scale: two bedrooms and a bathroom in 53 m² will be tight, so look at the plan first. Think again if the inclusions matter, because there is no itemised schedule. Think again if a catchment or amenity matters, because the documents carry neither a school name nor a single distance. And think again if you decide slowly.
For a siting plan with north marked, the council's dual-occupancy determination and separate metering confirmation, the covenant text, the storey count and a written construction program, or formal rental appraisals for both dwellings, contact FX Home and we will request them.
FAQ · Verran Street
The four questions buyers ask
If I buy now, when do I get the house?
Land registration is stated as 30 November 2026, a date to the day. But construction follows land settlement, and the stock list states neither a build period nor the number of storeys — the latter matters especially, because Gallery's 18-week completion guarantee is expressly single storey only on comparable projects. Establish the storey count first, then request the written program and the sunset clause.
Can Lot 393's auxiliary dwelling be let independently?
The documents do not answer. Whether Ipswich City Council treats this 53 m² auxiliary as a dual occupancy lettable to unrelated tenants, whether services can be separately metered, and whether the covenant permits it all need written answers. This is Lot 393's most important question — the entire dual-occupancy case rests on it. Until those three are in hand, treat the second lease as unconfirmed.
What rent can I expect?
It cannot be calculated yet. This project has no rental appraisal, the documents carry no rent figure, and we hold no Bellbird Park statistics. To model it, Lot 393 needs a formal appraisal for each dwelling and Lot 392 needs one — along with estimates for Ipswich rates and insurance.
Why does the larger block have the cheaper land rate?
The stock list does not explain. Lot 393 is 505 m² at about $1,281 per square metre; Lot 392 is 400 m² at about $1,488, a difference of about 14%. Position, shape, aspect or slope could all be the reason, but the document does not say — which makes it a question to put to Gallery before contract, because it affects how usable the land actually is.
General information only; not financial, legal or taxation advice. All details are subject to the contract of sale, the building contract and covenant approval. Prices, areas, the land/build split, the main and auxiliary configuration, design names, facade schemes and colour schemes come from Gallery's stock list of 26 August 2026 and are subject to the current stock list; the 30 November 2026 land registration is from the same stock list. The stock list contains no storey count, build period, handover date or itemised inclusions schedule. Lot 393's beds/baths/cars were corrected on 10 October 2026 to the combined figures for both dwellings (5 bed, 3 bath, 2 garages) — it had previously recorded only the main dwelling's 3 bed, 2 bath, 1 garage while carrying the dual-occupancy package price. Gallery's single-storey-only 18-week completion guarantee is that builder's term on comparable projects, and whether it applies here must be confirmed in writing. The land rate per square metre is our own calculation from the land price divided by the land area. This project has no rental appraisal and no Bellbird Park market statistics, so no yield has been calculated. The project documents contain no school, supermarket, railway station, bus or drive-time distances.
