New homes for first home buyers in South East Queensland

These are the new homes our agent ranks highest for a first purchase: sensible starting prices, simpler products and fewer surprise costs. Buying new in Queensland can open up the First Home Owner Grant and transfer-duty relief. We explain both, but your eligibility is decided by the Queensland Revenue Office, not by us.

Questions buyers ask

Can I use the First Home Owner Grant on a new home in Queensland?

The Queensland First Home Owner Grant is for new homes, including off-the-plan apartments and house-and-land packages, under the government's value cap. The amount and the rules change from time to time, so check the current settings with the Queensland Revenue Office before you sign.

Do first home buyers pay stamp duty on a new home in Queensland?

For contracts signed from 1 May 2025, eligible first home buyers pay no transfer duty on a new home or on vacant land to build a home on. Eligibility conditions apply, so confirm your position with the Queensland Revenue Office.

What should I do before I look at display homes?

Get pre-approval from a lender or broker first. It tells you your real budget, and builders take an offer with finance behind it more seriously.

How does the deposit work when buying off the plan?

A deposit is usually paid when you sign and held in trust until settlement. Settlement, and most of your loan, comes when the home is finished. The deposit amount varies by developer, so ask for it in the contract.
