New homes for overseas buyers in Queensland

Foreign buyers can generally buy new homes in Australia with approval from the Foreign Investment Review Board (FIRB). Every home on this site is new stock. These are the projects our overseas-buyer agent ranks highest, and our agent can work with you in English or Chinese.

Questions buyers ask

Can foreign buyers purchase property in Queensland?

Yes, for new homes. Foreign persons generally need FIRB approval before they buy, and new dwellings such as off-the-plan apartments and house-and-land packages are the main category that is approved. From 1 April 2025 to 31 March 2027, foreign persons are banned from buying established (existing) homes, with limited exceptions.

What extra costs do foreign buyers pay in Queensland?

Queensland charges additional foreign acquirer duty on top of normal transfer duty (8% of the price at the time of writing), and FIRB charges an application fee. Confirm the current rates with the Queensland Revenue Office and FIRB before you sign.

Do I need to live in Australia to buy?

No. Many overseas buyers purchase off the plan from abroad. You will need FIRB approval, an Australian lawyer or conveyancer, and a plan for finance, because many Australian lenders limit loans to non-residents.
