New investment properties in South East Queensland

For Australian investors: new homes and apartments ranked on what matters to a landlord, which means rent, holding costs, body corporate and how far along the build is. Each listing shows the figures we hold and says plainly where a figure has not been confirmed.

Questions buyers ask

Why buy a new property as an investment?

New properties usually need little maintenance in the early years, and they can carry higher depreciation deductions than older homes. Ask a quantity surveyor for a depreciation schedule and your accountant how it applies to you.

What should I check in an off-the-plan contract?

Look at the sunset date, the deposit terms, what happens if the final size changes, and the estimated body corporate levies. A property lawyer should review the contract before you sign.

Do apartments have body corporate fees?

Yes. Apartments and most townhouses pay body corporate levies for shared areas and building insurance. Detached houses in an estate usually do not. Where we hold an estimate it is shown on the listing.
