A 113 m² two-bedroom, and a price list that prints the rate per square metre
185 Wharf stands at 185 Wharf Street, Spring Hill, developed by Cbus Property and built by Hutchinson Builders, with completion expected in 2027. Apartments start from $1,750,000, marketed locally by FX Home.
What separates it from the rest of the suburb's stock is scale: two-bedrooms of 113 to 115 m² internally, three-bedrooms of 150 to 165 m². And the price list does something unusual — it prints the rate per square metre for every apartment, $15,487 to $18,667, so nobody has to work it out.

- $1,750,000about 2.4× the suburb's unit median
Read those together. Spring Hill apartments sell in 15 days and the median rose 35.72% in a year — the demand is real. But a $720,000 median describes this inner-city suburb's large stock of small, older apartments, while this building's two-bedroom is 113 m² internally. They are not the same product, so the multiple says nothing about dear or cheap — the comparison that works is the rate per square metre, and this price list happens to give it.
Two caveats on the table: the 1.0% vacancy is a Brisbane-wide figure, not Spring Hill's, and the population is the 2021 census, not 2026.

The list names the rate, the car space and the storage cage, lot by lot
Prices are from the developer's availability schedule (report updated 30 June 2026, list prices as at 2 March 2026), lowest total first.
| Type | Configuration | Internal + balcony | Price range |
|---|---|---|---|
| 2 bed | 2 bath, 1 car | 113 + 24 m² | $1,750,000 – $1,775,000 |
| 2 bed | 2 bath, 2 car (tandem) | 115 + 13 m² | $1,795,000 – $1,925,000 |
| 3 bed | 2 bath, 2 car | 150–165 + 28–34 m² | $2,650,000 – $3,000,000 |
| 4 bed | 3.5 bath, 3 car | 248 + 29 m² | $4,500,000 |
The grain of this schedule is rare for inner Brisbane:
- Rate per square metre
- $15,487 – $18,667printed by the developer for every apartment
- Parking
- numbered, with its level and whether it is tandemthe two-car two-bedrooms are tandem pairs on LG
- Storage cage
- numbered per apartmentlot 304 takes cage S.36 on B1, for example
- Aspect
- north, north city, north west, Spring Hillstated lot by lot
- Colour scheme
- Minimalist or Modernistassigned per apartment
That makes choosing straightforward. Among the two-bedrooms, the one-car plan is 113 m² with a 24 m² balcony; the two-car plan is 115 m² with only 13 m² — the second space costs eleven square metres of outdoor living. Settle that first. The three-bedrooms are all 150 m² internal and 178 m² total, so their spread is level and aspect. The single four-bedroom — 248 m², 3.5 bathrooms, three cars — has no equivalent in the building.
Settle the aspect and the level before comparing prices; with the rate per square metre already printed, the comparison is direct.

Delivery and contract · HUTCHINSON BUILDERS
A major builder — but the guarantees need to be in writing
Builder
Hutchinson Builders, one of Australia's largest privately owned construction companies, for developer Cbus Property. That is the firmest link in this building's delivery chain.
Expected completion
2027, per the developer's project page. An expectation, not a contract date.
Builder guarantees
Nothing in the material we hold records a price lock or a build-time guarantee from this builder. A guarantee is a contract term; what no document supports does not get written here. Ask the developer for the written terms rather than a verbal account.
Three documents to have before contract
Written confirmation of the completion date, the sunset clause and the proposed levy budget. None is in the material we hold, and we can request all three.
The list prices are dated 2 March 2026 with the report updated to 30 June — months old now, so the current schedule governs at contract. Queensland stamp duty is extra.
What the building gives · 185 WHARF
Two colour schemes, two kinds of car space
- Minimalist scheme
- Modernist scheme
- Podium pool and planting
- Floor-to-ceiling glazing
- A storage cage with every apartment
- Single or tandem parking
- Predominantly north-facing
- Residential levels from 3
One gap to name: we do not hold a full schedule of finishes for this building. The kitchens and bathrooms in the renders are indicative; brands and materials belong in the contract annexure, which we can request.
On amenity, the renders show a podium pool with planting; a complete amenity schedule is not in the documents we hold either.

The sales material lists no distances to shopping centres, stations or the airport, so none are listed here — we will not estimate a drive time on a developer's behalf. The pin marks the area rather than the exact site.
No school is named in the material. A family buying for a school should check the contract address on the Queensland Government's EdMap for the year the child enrols.
Who it suits · 185 WHARF
Who it suits, and who should think again
Suits: buyers who want the inner city without moving into a small apartment — 113 m² two-bedrooms and 150 m²-plus three-bedrooms are rare in Spring Hill; buyers who like the arithmetic settled, because this schedule names the rate, the parking, the storage cage and the aspect lot by lot; and larger households, since the 248 m² four-bedroom is the only one of its kind here.
Think again: anyone judging by the suburb median, because the entry price is 2.4 times it while the product is a different size — compare the rate per square metre instead; anyone who wants both a big balcony and two car spaces, since the two-car two-bedroom has only 13 m² outside; anyone who needs a contractual date, because "expected 2027" comes with no sunset clause; and anyone focused on holding costs, because no levy figure has been published.
Before signing, ask the developer for the written builder guarantees, the forecast completion, the sunset clause and the proposed levy budget; replace the 2 March price basis with the current schedule; and check areas and parking against the contract floor plan.
Common questions · 185 WHARF
The four questions buyers ask
When would I get the keys?
The developer's project page says completion is expected in 2027 — an expectation, not a contract date, and the material carries no sunset clause. Written confirmation of both belongs in hand before contract, and we can request them.
What rent should I expect?
Spring Hill's unit median is $650 a week at a 5.04% gross yield, but that median describes the suburb's smaller, older apartments. A 113 m² two-bedroom should let above it; by how much, no appraisal exists for this building, so we will not guess.
Why is it more than twice the suburb median?
Because it is not the same product. The $720,000 median covers small older apartments, while the two-bedrooms here are 113 m² internally and the three-bedrooms start at 150 m². The list prints $15,487 to $18,667 per square metre — comparing that against other new buildings nearby is far more useful than comparing totals.
One car space or two?
The one-car two-bedroom is 113 m² with a 24 m² balcony; the two-car plan is 115 m² with a 13 m² balcony, and the pair is tandem on the LG level. The second space costs eleven square metres of outdoor living and means parking nose to tail — settle that before the deposit.
