The supermarket downstairs is already open
Aire is the third residential building in Pradella's The Lanes precinct at West End. What makes it different from most off-the-plan stock is that half the precinct is already built: Wave is finished and occupied, Cascade is under construction, and Montague Markets — with a full Woolworths inside it — is trading on the lane. Apartments start from $1,619,000 for a two-bed, two-bath, marketed locally by FX Home.
So there are two things to lay out: a ground floor that already works, and a contract with no date on it. The price list sets out the type, the internal area, the balcony and the parking lot by lot — and says nothing about completion. Both halves matter.

Eighteen days to sell and 17.2% growth in a year: demand for apartments in this suburb is structural, not a story. The other half of the sentence: this building's entry price is about 1.8 times the suburb's unit median. That median covers every apartment in West End, a lot of it old; what is for sale here is the third building in a new precinct with 4,500 m² of amenity. The 3.93% yield does not transfer to this bracket, and no rental appraisal exists for Aire.

No one-bedroom left; entry is a two-bed, two-bath
Prices are from *The Lanes Aire price matrix v2*, dated 14 September 2026. Anything the matrix marks HOLD, contract-to-be-issued or sold is not counted as available and carries Price TBC.
| Type | Configuration | Internal + balcony | Price range |
|---|---|---|---|
| 2 bed | 2 bath, 1 car | 89–97 + 13–21 m² | $1,619,000 – $1,859,000 |
| 3 bed | 2 bath, 1 car | 95–97 + 11–15 m² | $1,829,000 – $1,979,000 |
| 3 bed | 2 bath, 2 car | 97–123 + 11–26 m² | $2,099,000 – $2,879,000 |
| 4 bed | 2–3 bath, 1–2 car | 135–162 + 21–33 m² | $3,029,000 – $3,699,000 |
The value of this list is its grain: internal area, balcony area and the form of the parking are written out lot by lot — single, tandem, two singles, tandem plus single, with two spaces on some three and four-bedroom lots. The four-bedroom band repays study: the same bedroom count comes with two, two-and-a-half or three bathrooms, 135 to 162 m², and $3.029m to $3.699m. The difference is configuration, not finishes.
Two things to read carefully. There is no one-bedroom left on the available list, so entry is a two-bed, two-bath. And the view notes on the matrix — "rose garden aspect only", "restricted outlook", "river glimpse", "city views from level 9", "obstructed to level 12" — are notes on a spreadsheet, not a promise about a particular living room; check the floor plate and the site. The finishes note reads Premium to the lower levels and Luxury above, but the material we hold names no appliance brands for Aire; Cascade's Smeg and Miele belong to a different building.

Delivery and contract · PRADELLA
A detailed price list with an empty date
Completion
Neither the public website nor the price list states one. It is the biggest gap in the file, and we will not guess on the developer's behalf.
Builder
No builder is named for Aire. RCC Builders built Cascade — a different building, and not a confirmed builder for this one.
Street address
The precinct address reads 41 Tondara Lane; Chinese marketing pages have used 401–405 Montague Road and 9–15 Ferry Road, and earlier Cascade documents used 8 Ferry Road. The contract address is the one that counts.
Body corporate
No budget for Aire appears in the material. Cascade's December 2024 weekly figures belong to another building and cannot be borrowed.
Sunset clause
None appears in the marketing; have a solicitor confirm it in the contract.
We can ask Pradella in writing for the forecast completion, the sunset date, the builder and the proposed levy budget — all four belong in hand before contract. Queensland stamp duty is extra.
Amenity and specification · AIRE
Your own sky lounge, and a rooftop you share
- Private dining room for Aire
- Sky lounge
- Wellness retreat (sauna, steam, treatment rooms)
- Access to Wave's rooftop
- Access to Cascade's rooftop
- Palm Lagoon Pool
- The Rough off-leash dog park
- Tondara Lane festoon lighting
Two categories, and they are not the same. The first three are described as exclusive to Aire residents; the rest are precinct-wide, and of those the dog park, part of the retail and the lane lighting were reported as not yet started. The precinct figures — about 4,500 m² of amenity, about 2,000 m² of rooftop across buildings one and two — describe The Lanes as a whole, not Aire on its own.
What a buyer can verify is the real advantage here: Wave is built, so the rooftop and the lane can be walked today. Whatever is only a render should be read as a render.

The distances contradict each other. Cascade's English brochure puts the CBD about 3 km away; the Chinese page says 2 km. In the same Chinese set, the ferry appears once at 300 m and once at 1 km. None of those numbers is used here — for a commute that matters, measure it on the ground.
Schools are the same. A Chinese marketing page calls Brisbane State High a "catchment" at 2.5 km; that is marketing. Brisbane State High runs a negotiated catchment whose boundaries can change, and West End State School manages enrolment. Nothing on file establishes that this address falls inside any school's catchment. Check the contract address on EdMap for the year the child enrols.

Who it suits · AIRE
Who it suits, and who should think again
Suits: buyers who want West End with the daily errands already working — the supermarket, the cafés and the lane are open today; buyers who will use the grain of this price list and compare areas and parking lot by lot; and four-bedroom buyers, who get a choice of configuration that is rare at this price.
Think again: anyone who needs a settlement date, because no completion date appears in any document and there is no sunset clause; anyone focused on holding costs, since Aire's levy budget is unpublished; anyone under $1.62 million, because the one-bedroom is off the available list; anyone buying for a view, since the matrix's view notes are notes rather than promises; and anyone who would mind living beside construction, because the third building starting means the precinct is still a site.
Before signing, have a solicitor confirm the sunset date, the forecast completion and the levy budget; ask for the floor plan and the written allocation of parking and storage for your lot; check EdMap against the contract address if a school matters; and call before visiting the display suite — the published hours disagree between pages.
Common questions · AIRE
The four questions buyers ask
When is completion?
Neither the public website nor the 14 September price list states a date, and no sunset clause appears in the marketing. It is the biggest gap in the file. We can ask Pradella for the forecast completion and the sunset date in writing — both belong in hand before contract.
Is the amenity downstairs real, or a render?
Both. Montague Markets and its Woolworths are trading, and Wave is built and can be walked today. The dog park, part of the retail and the lane lighting were reported as not yet started. When you inspect, separate what you can walk into from what is still a drawing.
What is the body corporate?
Aire has no published levy budget. Cascade disclosed weekly figures in December 2024, but that is a different building and cannot stand in for this one. Have a solicitor check the current figures once the disclosure statement exists.
Why do two four-bedrooms differ by $670,000?
Configuration, not finishes. The four-bedroom band carries two, two-and-a-half or three bathrooms, 135 to 162 m² internally, and one or two car spaces. Settle the bathroom count and the parking first, then compare prices.
General information only — not financial, legal or tax advice. All details are subject to the Contract for Sale and the disclosure documents. Prices and areas from The Lanes Aire price matrix v2 dated 14 September 2026; suburb statistics read from public platforms on 28 September 2026, subject to the current price list.
