480 square metres of land, two homes on one title

At Alkina in Burpengary, Gallery Homes' package on Lot 1459 is a dual occupancy: two self-contained dwellings on one title — a main home of three bedrooms, two bathrooms and a garage, plus a 45 m² auxiliary dwelling of two bedrooms, one bathroom and its own garage, for 210 m² of building in total on 480 m² of land. Fixed total $1,304,738 (land $720,000 plus build $584,738), Hamptons Signature facade, with land registration stated as 28 August 2026.

The median four-bedroom rent across Morayfield and Burpengary is $670 a week, and this block can collect two rents. What is worth another ten minutes is whether that structure stands up in Moreton Bay City Council's eyes — and the fact that no construction program has reached paper.

In four and a half years the median went from $472,250 to $935,000

The figures below come from the Morayfield & Burpengary section of Ausbuild's *Monthly Market Update, October 2026*, information correct to 28 September 2026. One qualification first: the report's median and rental statistics pages are marked "Morayfield only", so the median, days on market, rent and vacancy below are Morayfield figures, and for Burpengary we quote only the sales and listings the report actually places there.

A 51.6% three-year rise is the highest in the whole report — the median has nearly doubled in four and a half years. But the other side should be said too: 38 days on market is at the slower end of the report, with 24 serious buyers per sale listing, below Joyner's 32 and Doolandella's 35. In other words, this is a segment that has risen fast while still giving buyers room to choose.

Rent is the point of this project, because it sells two of them. There is no rental appraisal, so we work from the report's regional data and state the limits plainly: the Morayfield median four-bedroom rent of $670 against $1,304,738 gives about 2.7% gross on a main-dwelling-only basis — a number that means nothing, because it ignores the auxiliary dwelling. The real question is what the auxiliary lets for, and the file contains no rent figure for it at all. Until two formal appraisals exist, this project's return cannot be calculated. That has to be said first, because the entire investment case for a dual occupancy rests on the second lease.

Land registration28 August 2026 (stock list)

The logic of this product is clear: on 480 m² of land, 210 m² of building is split into two dwellings that can be lived in separately. For a three-generation household, the auxiliary takes parents or adult children — 45 m², two bedrooms, one bathroom and its own garage is not a bolted-on room, it is a dwelling with a door that closes. For an investor it is one title and two leases.

The scale has to be stated: the auxiliary is only 45 m². Two bedrooms and a bathroom in 45 m² means tight rooms — know that before you look at the plan. The main dwelling, at 210 minus 45, is about 165 m² with three bedrooms, two bathrooms and one living area, which is normal for the price. And 480 m² less 210 m² of building leaves a yard and two driveways that are relatively generous for this kind of product.

Choose aspect and position on the block first, then compare prices. This is a single lot, so there is no price to compare against — what has to be settled is orientation. The stock list states no aspect, and in a dual occupancy which way each dwelling faces, and how the two entries and two driveways are arranged, directly decides whether the two sides get in each other's way. Ask for a siting plan with north marked before you commit.

Delivery and contract · Gallery Homes

The registration date has passed; the approvals have not been answered

Start with what holds up: the stock list puts land registration at 28 August 2026 — a date that has now passed, so this lot has most likely titled. Gallery Homes Pty Ltd holds QBCC licence 1207880, and the stock list prices land and build separately.

  1. Land registration

The stock list says 28 August 2026. That date has passed, so the title status needs written confirmation.

  2. Fixed-price package

Land $720,000 plus build $584,738 = $1,304,738, with land and build shown separately.

  3. Builder

Gallery Homes Pty Ltd, QBCC licence 1207880.

  4. Price date

Stock list dated 26 August 2026; the current stock list governs.

Then there is what has to be obtained before contract. A dual occupancy adds a set of approval questions on top of a normal package, and that set matters most:

  1. The council's dual-occupancy determination

Whether Moreton Bay City Council treats this auxiliary dwelling as a dual occupancy that can be let independently to unrelated tenants, rather than only as ancillary accommodation for the household. This decides whether the investment case exists at all.

  2. Separate metering

Whether the two dwellings can be billed separately, which directly affects how lettable and how manageable the arrangement is.

  3. The covenant

Whether the covenant permits a dual occupancy, and what it restricts on fencing and facades.

  4. A written construction program

The stock list states no build period and no handover date. Get start and completion dates in writing.

  5. Storey count and whether the completion guarantee applies

Gallery's 18-week completion guarantee is expressly single storey only on comparable projects. How many storeys this 210 m² dual occupancy has, and whether the guarantee applies, should be confirmed at the same time.

  6. Two rental appraisals

If you are buying on the dual-occupancy case, the main and auxiliary dwellings each need a formal appraisal.

  7. Holding costs

Moreton Bay rates, water and insurance are all unpublished.

Queensland transfer duty sits on top of the package price, and any concession depends on your circumstances and must be confirmed by a licensed adviser.

Turnkey standard · Gallery Homes

The inclusions schedule is the contract annexure

To be stated honestly: the stock list gives the design name and the facade scheme (Hamptons Signature), with no itemised inclusions list. Gallery's quoted specification on comparable projects is noticeably richer than its website's generic standard, and what governs the product is the contract annexure.

  • Design name and facade scheme listed
  • Land and build priced separately
  • Itemised inclusions to be confirmed in writing
  • The contract annexure governs

For an owner-occupier, this project's value is in the structure rather than the specification: two dwellings that can be lived in separately on one title, on 480 m² of land. For a household with parents or adult children who need their own space, that structure saves the deposit and transfer duty on a second property. Two things to watch are the auxiliary's 45 m², and the fact that the inclusions schedule has not been supplied — the latter being where house-and-land budgets most often break, so check air conditioning, benchtops, appliances, blinds, the driveway, fencing and turf line by line before contract.

For an investor, a return cannot be calculated yet: there is no rental appraisal, no basis for the auxiliary's rent, no rates or insurance figure, and no written council determination that the auxiliary can be let independently. What can be said is regional — Morayfield's median has risen 51.6% in three years, four-bedroom rent has gone from $450 to $670, and the report shows a 2025-built four-bedroom in Burpengary listed at $720 a week. Demand exists; that is not the same as this dual occupancy's two rents being established.

This has to be stated honestly: the stock list gives the lot, the areas, the price and a registration date, and names no school, supermarket, railway station, bus service or drive time. Burpengary sits in Moreton Bay City on the corridor north of Brisbane and has its own railway station, but what is walkable from this lot and how long the drive is to anywhere the documents do not answer. Walk it and drive it on the day you visit, especially the weekday morning peak.

Schools are the same: no document names a school, let alone establishes which state school catchment this lot falls in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap before signing and check the year the child actually enrols.

Who it suits · Alkina

Who it suits, and who should think again

It suits a three-generation household, or one with adult children at home — two dwellings on one title that can genuinely be lived in separately, with the auxiliary carrying two bedrooms, a bathroom and its own garage, saving the deposit and transfer duty on a second property. It suits a buyer who wants a yard: 480 m² less 210 m² of building is generous for this kind of product. And it suits an investor who wants a one-lot, two-lease structure on the northern Moreton Bay corridor and is prepared to get the council determination first.

Think again if the investment case has no paperwork behind it yet — the council has given no written determination that the auxiliary can be let to unrelated tenants, separate metering is unknown, and neither rental appraisal exists. Until those three are in hand, do not model finance on two rents. Think again about the auxiliary's scale: two bedrooms and a bathroom in 45 m² will be tight, so look at the plan first. Think again if you need a handover date, because the stock list has no build period, no handover date, and even the storey count and whether the completion guarantee applies need confirming. Think again if the inclusions matter, because there is no itemised schedule. And think again if a catchment or amenity matters, because the documents carry neither a school name nor a single distance.

For a siting plan and aspect, the council's dual-occupancy determination and separate metering confirmation, the covenant text, a written construction program, or formal rental appraisals for both dwellings, contact FX Home and we will request them.

FAQ · Alkina

The four questions buyers ask

If I buy now, when do I get the house?

The stock list puts land registration at 28 August 2026 — that date has passed, so the first step is written confirmation of whether the lot has titled. But the stock list states no build period and no handover date, and construction follows land settlement, so a handover date cannot be calculated yet. Gallery's 18-week completion guarantee is expressly single storey only on comparable projects, so the storey count and whether it applies should be confirmed at the same time.

Can the auxiliary dwelling be let independently?

The documents do not answer. Whether Moreton Bay City Council treats this 45 m² auxiliary as a dual occupancy lettable to unrelated tenants, whether services can be separately metered, and whether the covenant permits it all need written answers. This is the project's most important question — the entire investment case rests on it. Until those three are in hand, treat the second lease as unconfirmed.

What rent can I expect?

It cannot be calculated yet. There is no rental appraisal and the file contains no rent figure for the auxiliary dwelling. For regional reference: Morayfield's median four-bedroom rent is $670 (against $450 in March 2022) with 1.3% vacancy, and the report shows a 2025-built four-bedroom in Burpengary listed at $720 a week in August 2026. To model it, the main and auxiliary dwellings each need a formal appraisal.

Who is it for?

A three-generation household, or one where parents or adult children need their own space — one title, two dwellings each with a door that closes. A buyer who wants 480 m² of land. And a long-term investor prepared to obtain the council determination first and then model two leases. It is not for a buyer who needs a handover date or a yield today.

General information only; not financial, legal or taxation advice. All details are subject to the contract of sale, the building contract and covenant approval. Price, areas, the main and auxiliary configuration, the design name and the facade scheme come from Gallery's stock list of 26 August 2026 (the dual-occupancy row, with a published total) and are subject to the current stock list; the 28 August 2026 land registration is from the same stock list, that date has passed, and the title status must be confirmed in writing. The stock list contains no storey count, build period, handover date or itemised inclusions schedule. This row's beds/baths/cars were corrected on 10 October 2026 to the combined figures for both dwellings (5 bed, 3 bath, 2 garages) — it had previously recorded only the main dwelling's 3 bed, 2 bath, 1 garage while carrying the dual-occupancy package price. Suburb data is from the Morayfield & Burpengary section of Ausbuild's Monthly Market Update, October 2026, whose median and rental statistics pages are marked "Morayfield only", information correct to 28 September 2026. This project has no rental appraisal and no rent basis for the auxiliary dwelling, so no yield has been calculated. The project documents contain no school, supermarket, railway station or drive-time distances.
