The same house, and $2,290 between them

At Alto in Park Ridge, APLACE's turnkey packages have an unusually clean structure: the houses in this release are identical — the Bilbrough, 196.38 m², four bedrooms, 2.5 bathrooms, a double garage, with a build price of $600,000 on every one. The only difference is the land, and the land prices are $2,290 apart. Totals run $1,031,870 to $1,034,160 on 390 to 391 m² of land, and every lot is already TITLED.

In other words, the question here is not which package is better value but which block has the right aspect and position — which is what should be settled first anyway. And the fixed price includes site costs, which in house-and-land is worth a great deal.

Identical build prices, land prices two thousand apart

A note on basis first: the builder's market report we hold has no Park Ridge statistics page, and the project documents carry no median price, median rent or vacancy rate, so we are not importing unsourced suburb numbers. What can be verified is the packages' prices and areas and the land rate derived from them.

That structure is unique in this batch of projects: one design, one build price, near-identical land areas. A $2,290 spread on a $1.03m total is 0.22% — effectively nothing. So this release does not need comparing on price; it needs comparing on land.

One line deserves singling out: the fixed price includes site costs. In house-and-land, site costs are the most common source of a budget blowout — slope, fill and rock can all appear after contract. APLACE writing them into the fixed price means that risk sits with the builder rather than the buyer.

The rent line has to stay empty and be said plainly: this project has no rental appraisal and the documents carry no rent figure, so we are not calculating a yield. A buyer running investment numbers should obtain a formal appraisal first.

The only thing to choose is the block

Prices and areas come from APLACE's House & Land brochures (received 15 September 2026), lowest total first. Every lot is titled.

Lot 24Whitsunday DriveBilbrough · facade A 03390 / 196.38 m²$434,160 + $600,000$1,034,160

That table reduces "choosing a home" to its simplest form: the houses are identical and the prices differ by 0.22%. The only product difference is the facade — Lot 22 is facade A 01, Lots 24 and 49 are facade A 03.

One counter-intuitive detail is worth noting: Lot 49 is 391 m² (the largest) at a land price of $433,090, while Lot 24 is 390 m² at $434,160 — smaller and dearer. One square metre less, $1,070 more. The brochures give no reason; position, aspect, a corner or proximity to the park could all explain it. That is exactly why you need the masterplan.

On the product itself: four bedrooms with 2.5 bathrooms is a real advantage at this price — the half bathroom means a guest's toilet does not require walking into the bedroom wing, which matters to households with regular visitors or three generations at home. With 196.38 m² on 390 m², the house covers about half the block and the yard survives.

Choose aspect and position on the block first, then compare prices — and here there is no price to compare. $2,290 decides nothing, while aspect decides how much of the year the alfresco and main living area are usable. The brochures state no aspect, and Whitsunday Drive is not yet in the map data (the map in this article is pinned to the estate address, 52 Lindenthal Road). Ask for a masterplan and siting plan with north marked before you commit, and confirm each block's position relative to the park and the main road on site.

The land is titled and the site costs are included

Start with what holds up, and this project has two: the land is titled, and the fixed price includes site costs. Between them, that removes the two most common uncertainties in house-and-land — waiting for land, and site costs appearing after contract.

  1. Land titled

Every lot is marked TITLED in the brochures. No wait for registration.

  2. Fixed price including site costs

The brochures state a fixed price turnkey package, including site costs.

  3. Developer and builder

The community is Stage 1 of Alto by Orchard Property Group (the disclosure plan names Orchard (Park Ridge) Developments Pty Ltd), with turnkey packages by APLACE.

  4. Material date

APLACE House & Land brochures, received 15 September 2026.

Then there is what has to be obtained before contract:

  1. A written construction program

The brochures state no build period and no handover date. With the land already titled, the build program is the only variable left determining handover — so request it in writing.

  2. The Lot 24 / Lot 49 land price difference

The smaller block costs $1,070 more, unexplained in the brochures — ask why (position, aspect, a corner, or the park).

  3. Aspect and the masterplan

A masterplan and siting plan with north marked, and each block's position relative to the park and main road. Whitsunday Drive is not yet in the map data.

  4. The full inclusions schedule

The brochures list some turnkey content, but the complete schedule should still be requested and checked item by item.

  5. The covenant and holding costs

Logan rates, water and insurance are all unpublished; whether a covenant or community charge applies sits in the disclosure documents.

  6. A formal rental appraisal

If you are buying on an investment case, ask for one.

Queensland transfer duty sits on top of the package price, and any concession depends on your circumstances and must be confirmed by a licensed adviser.

Turnkey standard · APLACE

Site costs in the price is the firmest line here

The turnkey content set out in the brochures:

  • Fixed price including site costs
  • 2590 mm ceilings
  • 900 mm induction cooktop and appliances
  • Landscaped garden
  • Side and rear fencing
  • Clothesline and letterbox

For an owner-occupier the most valuable item in that list is the first one: site costs are in the price. House-and-land budgets most often break here — slope, fill, rock, drainage; any one of them appearing after contract can be ten to thirty thousand dollars, and many packages list them as extra. APLACE writing them into the fixed price puts that risk on the builder. Combined with 2590 mm ceilings and a 900 mm induction cooktop, this is a solid turnkey specification.

One qualification: the brochures list some of the content, not the complete schedule. Whether air conditioning, floor coverings, blinds and the driveway are included still has to be checked line by line in writing before contract.

For an investor, the objective position is: no rental appraisal and no Park Ridge statistics, so a yield cannot be calculated. In favour: titled land plus site costs in the price, both of which reduce the uncertainty before the holding period even starts. To bring it into a model, a formal rental appraisal and holding-cost estimates both need to be in hand.

The location information here is better than most in this batch, but the sources have to be kept separate: the park and playground within the community, and "about 6 minutes to Park Ridge shopping centre", come from openlot.com.au and the developer's own website (checked 15 September 2026) — not from the APLACE brochures. The brochures give the lot, the area, the price and the title status only.

One practical note: Whitsunday Drive is not yet in the map data, so the map in this article is pinned to the estate address at 52 Lindenthal Road rather than a specific block. Walk it by the actual street numbers on the day you visit, and establish each block's distance from the park, the main road and the entry.

On schools: no document names a school, let alone establishes which state school catchment these lots fall in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap and check the year the child actually enrols. The land is titled, so the street numbers should exist and EdMap can be checked now.

Who it suits · Alto

Who it suits, and who should think again

It suits a buyer who does not want to carry the two big house-and-land uncertainties — the land is titled and the fixed price includes site costs, removing both the wait for land and the risk of site costs appearing later. It suits a household with regular visitors or three generations at home, with four bedrooms and 2.5 bathrooms keeping guests out of the bedroom wing. It suits a buyer who wants a simple decision: the houses are identical and the prices differ by 0.22%, so the only question is the block. And it suits a family who care about the setting, with a park and playground in the community and shopping about 6 minutes away.

Think again if you need a handover date — the brochures state no build period and no handover date, so even with titled land the house half has no timetable. Think again if the specification detail matters: the brochures list some turnkey content, and the full schedule still has to be requested, with air conditioning, floor coverings, blinds and the driveway all to be confirmed. Think again when comparing blocks — Lot 24 is smaller than Lot 49 yet $1,070 dearer and the brochures do not explain why, and Whitsunday Drive is not yet mapped, so the positions have to be checked on site. Think again if you are buying for yield, with no appraisal and no Park Ridge statistics. And think again if a catchment matters.

For a masterplan and siting plan with north marked, an explanation of the Lot 24 / Lot 49 land price difference, a written construction program, the full turnkey inclusions schedule, or a formal rental appraisal and holding-cost estimates, contact FX Home and we will request them.

FAQ · Alto

The four questions buyers ask

If I buy now, when do I get the house?

The good news is that the land is already titled, so there is no wait for registration. But the brochures state no build period and no handover date, so a handover date still cannot be calculated — with titled land, the build program is the only variable. A written program is the first thing to obtain before signing.

How do I choose between the lots?

There is no price to compare — the houses are identical (the Bilbrough, 196.38 m², four bedrooms, 2.5 bathrooms), the build price is $600,000 on every one, and the totals differ by $2,290, or 0.22%. The only decision is the block: aspect, position relative to the park and the main road, and the facade (Lot 22 is facade A 01, Lots 24 and 49 are facade A 03). Note one counter-intuitive detail: Lot 49 is 391 m² at $433,090 while Lot 24 is 390 m² at $434,160 — smaller and $1,070 dearer, with no explanation in the brochures. Ask.

Why does "including site costs" matter?

Because site costs are where house-and-land budgets most often break. Slope, fill, rock and drainage can each add ten to thirty thousand dollars after contract, and many packages list them as extra. APLACE's brochures state a fixed price turnkey package, including site costs — that risk sits with the builder, not the buyer. It is the most substantial thing in this project.

What rent can I expect?

This project has no rental appraisal, the documents carry no rent figure, and we hold no Park Ridge statistics, so we are not quoting a yield. A buyer running investment numbers should obtain a formal appraisal first, along with estimates for Logan rates and insurance.

General information only; not financial, legal or taxation advice. All details are subject to the contract of sale and the building contract. Prices, areas, the land/build split, design names and facade schemes come from APLACE's House & Land brochures (Stage 1 Alto; the disclosure plan names Orchard (Park Ridge) Developments Pty Ltd as developer), received 15 September 2026, with the land marked TITLED and the fixed price stated to include site costs; all are subject to the current documents. The brochures contain no build period, handover date or complete inclusions schedule, and do not explain the land price difference between Lots 24 and 49. The community's park and playground, and the approximately 6 minutes to Park Ridge shopping centre, come from openlot.com.au and orchardpg.com (checked 15 September 2026) and are not APLACE brochure content. Whitsunday Drive is not yet in the map data, so the map in this article is pinned to the estate address, 52 Lindenthal Road. The land rate per square metre is our own calculation from the land price divided by the land area. We hold no Park Ridge market statistics; this project has no rental appraisal, so no yield has been calculated. The project documents contain no school, supermarket or railway station distances.
