A 227 m² five-bedroom, $224,000 under the suburb's five-bedroom median
Banksia Rise is at Greenbank in Logan, with FRD Homes as the exclusive builder. People already live here — the site photos show finished roads, street lights and houses at lock-up, and the builder's website puts stage three handovers from the fourth quarter of 2025. What is selling now is stage five, mostly single-storey, from $946,900, on 352 to 540 square metres. FX Home markets it locally.
Two lots in this release deserve a look before the rest: a 227 m² five-bedroom at $1,044,900, more than $220,000 under Greenbank's five-bedroom median, and a dual-occupancy with a three-bedroom main house and a two-bedroom second dwelling, each with its own front door. Below: the prices, the wait, and what the documents do not say.

Put this release into that table and two lines carry the argument: the five-bedroom at $1,044,900 sits about $224,000 under the suburb's $1,269,000 five-bedroom median, and the four-bedrooms start at $946,900, about 3% above the suburb's four-bedroom median — for new land, a new house and turnkey delivery. The 58.63% five-year rise shows the base lifting, but this is still a growth suburb: yields sit around 3.6%, so cash flow is thin. What you are buying here is space and time.
What is for sale · STAGE FIVE
A run of single-storey houses, plus one dual occupancy
Prices come from the package files exported 30 July 2026, lowest total first.
| Configuration | House | Land | Price range |
|---|---|---|---|
| 4 bed, 2 bath, 2 car | 177–204 m² | 352–465 m² | $946,900 – $1,059,900 |
| 5 bed, 2 bath, 2 car (Charlotte) | 227 m² | 401 m² | $1,044,900 |
| Dual occupancy, 3 + 2 bed (Brandi) | 212 m² | 540 m² | $1,204,900 |
Two of them deserve their own line:
- The Charlotte five-bedroom
- $1,044,900227 m² of build, the lowest rate per build metre in the release, about $224,000 under the suburb's five-bedroom median
- The Brandi dual occupancy
- $1,204,900three-bedroom main plus two-bedroom second dwelling, each with its own entry, kitchen, garage and alfresco; the Duo Solar Package is standard
The dual occupancy suits two kinds of household: multi-generational families who want separation, and buyers who will live in one half and let the other. It is also the only lot where solar is standard — everywhere else it is an upgrade.
A word on the land itself: several lots have frontages of only 11.0 metres; Lot 508 puts a 187 m² house on 352 m²; and Lot 519's siting plan shows a 1,300 mm setback on one side. A double garage on a narrow lot is paid for out of the back yard. The brochure cover notes "AI generated for illustrative purposes" — the contract drawing governs the facade.

Delivery and contract · FRD HOMES
Earlier stages have handed over; this one waits on registration
A delivery record you can see
Earlier stages are occupied, and the builder's website puts stage three handovers from the fourth quarter of 2025. That is visible evidence, and the firmest thing this project has.
Land registration
Stage 5A is estimated for October 2026 and stage 5B for March 2027. Those are registration estimates, not handover dates.
Build duration
None of the 14 package files says how long the build takes after registration, and there is no contractual completion date. That belongs in writing.
The exclusive builder
FRD Homes is the exclusive builder here and states it builds more than 500 homes a year. Lexen Group describes itself as the land developer on its own project page — but that name appears nowhere in the 14 package PDFs, so a solicitor should confirm the land vendor.
On holding costs: there is no council rates figure, and no body corporate or community management document in the folder. The inclusions repeat "Builders' Standard Range", "where applicable" and "subject to covenant approval", yet the covenant text itself is not provided. Pricing is noted as "based on a standard single-storey home; designs over 210 m² may incur additional costs" — Lots 546, 548 and 549 all exceed 210 m², and whether that cost is already inside the quote is unconfirmed. Ask before signing.
Turnkey standard · FRD HOMES
Move-in ready, with 2,440 mm ceilings
- Exposed aggregate driveway
- Fencing
- Turf and landscaping
- Flooring including alfresco and porch
- Two split systems
- Ceiling fans to bedrooms and living
- 20 mm silica-free benchtops
- 600 mm appliances including dishwasher
- Roller blinds
- 7-star energy rating
- 7-year structural warranty
- 12-month maintenance period
That list removes the usual post-handover bills for blinds, fencing and turf. One item to weigh: ceilings are 2,440 mm as standard — $4,200 takes them to 2,550 mm and $6,750 to 2,700 mm. In a single-storey house, ceiling height is felt daily and is worth the upgrade if the budget allows. Solar is also an upgrade on every lot except the dual occupancy.

The brochure's amenity map is a legend, not a timetable — it names places without giving a distance or a drive time. An FRD sales post in July 2026 said "only 30 minutes to the Brisbane CBD", which was not measured from any stage five lot. If the commute matters, drive it.
The schools section needs care, because the brochure contains a clear error: it lists Corymbia as a "State High School", but Logan's Corymbia State School is a primary school (opened Term 1, 2025), and no secondary school of that name exists. Meanwhile Greenbank State School, which the brochure does not name, had its enrolment management plan gazetted on 22 August 2025 — a nearest-distance catchment with capacity for 975. Park Ridge State High School runs a negotiated catchment. The Queensland Government has acquired a future secondary school site at Greenbank (Everleigh), with a business case planned for 2026 and delivery expected after 2028; until then the department points the area to Park Ridge SHS and Flagstone State Community College.
Nothing in the package files establishes which catchment a stage five lot falls into. Check the contract address on EdMap for the year the child enrols.

Who it suits · BANKSIA RISE
Who it suits, and who should think again
Suits: families who want a big house on a budget just over $1m — the 227 m² five-bedroom is more than $220,000 under the suburb's five-bedroom median; multi-generational households, or buyers who will live in one half and let the other, for whom the dual occupancy is the only option here and comes with solar as standard; and buyers who prefer the next stage of an estate people already live in, because the delivery evidence is visible.
Think again: anyone who needs a move-in date, since registration is an estimate and the build duration is not in the file; anyone who wants a yard, because several lots have 11-metre frontages and a double garage eats the rear; anyone sensitive to ceiling height, which is 2,440 mm before an upgrade; investors chasing cash flow at a 3.6% suburb yield; and anyone reading the brochure's school list as a catchment — one entry even has the wrong school level.
Before signing, confirm the current price and which lots remain; put the post-registration build duration in writing; ask whether designs over 210 m² already include the extra cost; request the covenant and a Logan rates estimate; check EdMap against the contract address; and have a solicitor confirm the land vendor — Lexen on the website, unnamed in the packages.
Common questions · BANKSIA RISE
The four questions buyers ask
When could I move in?
The land is not registered: stage 5A is estimated for October 2026 and stage 5B for March 2027, and those are registration estimates rather than handover. None of the 14 package files states how long the build takes afterwards, and there is no contractual completion date. Both belong in writing, and we can request them.
What rent should I expect?
Greenbank's median house rent is $700 a week at a 3.61% to 3.76% gross yield. Against a $946,900 entry package this is a suburb for owner-occupation and growth rather than cash flow. The dual occupancy could let one half, but no lot-specific rental appraisal exists for this estate.
Could the area be oversupplied?
More is coming. Greenbank–North Maclean went from 7,725 people to 12,691 in four years, several estates along the corridor are releasing in stages, and Banksia Rise has further stages of its own. We will tell you each release's timing and pricing.
Do the schools in the brochure mean a catchment?
No. The brochure lists names, and one of them is wrong — Logan's Corymbia State School is a primary school, not the "State High School" the brochure prints. A future secondary site at Greenbank has been acquired but delivery is expected after 2028. Check the contract address on EdMap for the year your child enrols before paying anything for a school.
