A new four-bedroom, priced at the suburb's four-bedroom median
Carvers Reach is on Sawyers Way at Park Ridge, in Logan, built by Gallery Homes. What is for sale are fixed-price house-and-land packages: a single-storey four-bedroom from $912,293, with double-garage four-bedroom and five-bedroom plans alongside, on land from 210 to 420 square metres. Land registration is written as 27 November 2026. FX Home markets it locally.
The number worth a second look is where that price sits: the suburb's four-bedroom median is about $835,000, and this is a new house on new land, delivered turnkey. So two things are worth working out — what the gap buys, and what an unregistered lot asks of you.

- Entry price here
- $912,293about 1.09× the suburb's four-bedroom median
That last line is what separates this from inner-city stock: the entry price is about 9% above the suburb's four-bedroom median, and what it buys is new land, a new house and turnkey delivery. At the suburb's $650 rent against $912,293 the gross yield is about 3.7%, in line with the suburb's own 3.57%–3.62% — in other words, the rent here tracks the suburb rather than a new-build premium.
The population figures explain why everything looks new: about 7,500 more people in four years. That is regional data, and it does not describe life on any one lot.

Three configurations, land from 210 to 420 m²
Prices are from the Gallery stock list dated 26 August 2026 and are package totals, land included.
| Configuration | House | Land | Price range |
|---|---|---|---|
| 4 bed, 2 bath, 1 car | 161–167 m² | 210–399 m² | $912,293 – $1,177,390 |
| 4 bed, 2 bath, 2 car | 172–183 m² | 375–420 m² | $1,119,777 – $1,200,102 |
| 5 bed, 2 bath, 2 car | 190 m² | 375 m² | $1,131,798 – $1,132,167 |
The entry plan is the Custom Single Terrace 161: 7.48 m wide and 23.25 m deep, filling almost all of a 7.5 m frontage. Internal living is 124.49 m², plus the garage, a 10.31 m² rear pavilion and a 5.11 m² porch. The main bedroom sits at the rear with a walk-in robe and ensuite; bedrooms two, three and four are about 2.75 m wide, with a courtyard bringing light to the third.
A single-storey four-bedroom zones well, and the trade is on the same drawing: one car space, secondary bedrooms lit from the side wall, and a 23-metre-deep house on a 210 m² lot, which leaves a modest back yard. If the budget stretches, the double-garage four-bedroom and the five-bedroom sit on 375 to 420 m², where the yard is a different proposition altogether — that is the comparison this stock list is really asking you to make.

Delivery and contract · GALLERY HOMES
The land registers in November; the build starts after that
Land registration
Written as 27 November 2026. Nothing settles and no build starts until the land registers.
Quote validity
The 15 July 2026 quotes were valid for 30 days — every figure on them needs reconfirming before contract.
Build duration
The quotes do not state how long the build takes from start to handover. That belongs in writing.
Sunset clause
Not seen in the material; have a solicitor confirm one in the contract.
The quotes include certification, the council building application, soil test, contour survey, engineering and raft design, and a 3-metre council crossover. They exclude Logan council rates, say nothing about whether the estate charges a community levy, and do not cover the owner's home insurance after handover. Queensland stamp duty is extra.
Turnkey standard · GALLERY HOMES
The quote specifies more than the website does
- 2550 mm ceilings
- Square-set throughout
- Ducted air conditioning, up to six zones
- 20 mm stone benchtops
- 800 mm stone splashback
- 900 mm Technika oven, cooktop and rangehood
- 600 mm dishwasher
- Ceiling fans to bedrooms
- Exposed aggregate driveway
- Timber fencing to 1800 mm
- Turf front and back, up to 10 m² of garden
- 7-star energy rating, R3.0 roof insulation
One detail to carry into the contract: Gallery's website still lists 2400 mm ceilings, split-system air conditioning and a 6-star rating as standard, while the 15 July 2026 quote specifies more. What governs is the annexure to the contract, not the home page — check that the annexure carries the quote's version.
Warranties are itemised: 6.5 years structural; 25 years on the termite-resistant timber frame; Colorbond roofing material up to 30 years with 7 on installation; 15 years on Smartstone benchtops; 7 on tapware; 5 each on air conditioning and appliances. Gallery Homes Pty Ltd holds QBCC licence 1207880 — the licence history is on the QBCC register and a solicitor can pull it. The company states it was founded in 2011 and has delivered more than 6,500 homes; a Gallery marketing page still circulating in 2026 says more than 2,000. Both figures are the builder's own, recorded here rather than relied on.

The five builder quotes contain no location map, no distances and no amenity list, which is why every line above carries its source. How much of the estate amenity is finished, and how far it is from your lot, is a question for the site — walk it when you inspect.
On schools: Park Ridge State School and Park Ridge State High School both run negotiated catchments, with enrolment management plans gazetted in August 2025, and the primary school has said publicly that it cannot take out-of-catchment applications for capacity reasons. None of that establishes that a Sawyers Way address falls inside a catchment. A family buying for a school should check the contract address on EdMap for the year the child enrols.

Who it suits · CARVERS REACH
Who it suits, and who should think again
Suits: families who want a brand-new four-bedroom without an inner-city price — the entry package sits about 9% above the suburb's four-bedroom median; buyers who value the turnkey specification, since the quote's ceilings, air conditioning and appliances exceed the website's standard; and investors content with a yield that tracks the suburb, about 3.7% gross.
Think again: anyone who needs to move in soon, because land registration is written as 27 November 2026 and the build starts after that; anyone who wants a yard, since a 23-metre-deep house on a 210 m² lot leaves little behind it; anyone who needs two car spaces, which the entry plan does not have; and anyone who needs certainty on handover, because the quotes state no build duration and the material carries no sunset clause.
Before signing, have a solicitor confirm the sunset date, the real registration timing and the build duration; check that the contract annexure carries the quote's specification rather than the website's; settle whether the estate charges a community levy; and check EdMap against the contract address if a school matters.
Common questions · CARVERS REACH
The four questions buyers ask
When could I move in?
Land registration is written as 27 November 2026, and nothing settles or starts before the land registers. The quotes do not state how long the build then takes — get that in writing along with the sunset clause before contract.
Why is it barely dearer than an established four-bedroom nearby?
Because the suburb's four-bedroom median is already around $835,000, and this is new land, a new house and turnkey delivery. The gap is about 9%, and it buys a new structure, a 7-star rating and a full set of warranties — an unusually small premium in a growth suburb like Park Ridge.
What rent should I expect?
The suburb's median house rent is about $650 a week, which against the $912,293 entry package is roughly 3.7% gross — in line with the suburb's own 3.57%–3.62%. No lot-specific rental appraisal exists for this estate.
Is one car space enough?
On a 7.5-metre frontage with a 23-metre-deep house, the entry plan carries one. Check kerbside parking on site before deciding. If the budget stretches, the double-garage four-bedroom and the five-bedroom sit on 375 to 420 m², where both the parking and the yard change category.
