The one with a rental appraisal: $610 to $640 a week
In most off-the-plan packages the rent line is empty — the builder gives no figure and neither does the agent. Deebing Springs is different: the package document of 14 September 2026 carries a rental appraisal of $610 to $640 a week. Against a fixed total of $749,900, this is the only project in this batch where the rent and the price come from the same document.
Creation Homes' community at Deebing Heights puts a three-bedroom, two-bathroom, double-garage home of 137 m² on 200 m² of land, in a community that keeps over 60% of its land as open space, 7 km from Ripley Town Centre, with title estimated for February 2027.

The rent and the price come from the same document
A note on basis first: the builder's market report we hold has no Deebing Heights statistics page, so we are not importing a set of unsourced suburb numbers. But this project has something the others do not — a rental appraisal supplied with the package — which means a yield can, for once, be calculated from a single document.
- Fixed total
- $749,900land $302,600 + build $447,300
- Rental appraisal
- $610 – $640 / weeksupplied with the package document of 14 Sep 2026
- Gross rental yield (our calculation)
- about 4.2% – 4.4%appraised rent over the fixed total, before holding costs
- Land / house
- 200 / 137 m²land rate about $1,513 / m²
- Estimated title
- February 2027
- Community open space
- over 60% of the landdeveloper's figure
- Distance to Ripley Town Centre
- 7 kmdeveloper's figure
Put those two lines together: $610 to $640 a week against a $749,900 fixed total is a gross rental yield of about 4.2% to 4.4%. That is gross, before rates, insurance, vacancy and any community charge. But unlike every other project in this batch, the numerator comes from a formal appraisal rather than from us working back off a neighbouring suburb's median — which is what makes it worth something.
Two qualifications. First, an appraisal is an opinion, not a signed lease, so confirm who issued it and whether the date still holds before contract. Second, no community charge, council rates or insurance figure has been published, so a net return still cannot be calculated.
The land side is worth a look too: $302,600 for 200 m² is a land rate of about $1,513 per square metre, the lowest in this batch (against roughly $2,050 in Taigum, $1,701 in Morayfield and $1,644 to $1,773 in Joyner). In other words, the low entry threshold comes from land that is both cheap and small — 137 m² of house on 200 m² leaves a limited yard.

The same land, the same house, the same price
Prices, areas and inclusions come from the package document of 14 September 2026.
| Lot | Design | Configuration | Land / house | Land + build | Fixed total |
|---|---|---|---|---|---|
| Lot 92 | Dahlia 137 · Facade 3 | 3 bed, 2 bath, 2 car | 200 / 137 m² | $302,600 + $447,300 | $749,900 |
| Lot 93 | Dahlia 137 · Facade 3 | 3 bed, 2 bath, 2 car | 200 / 137 m² | $302,600 + $447,300 | $749,900 |
That is an unusually simple table: the same land, the same house, the same price. So there is no price comparison to make here at all — there is exactly one thing to decide, and it is aspect and position.
Choose aspect and position on the block first, then compare prices — and here there is no price to compare. Lot 92 and Lot 93 carry identical totals, so the decision rests entirely on orientation: on a 200 m² lot, which way the yard and outdoor area face decides how usable they are, and in a three-bedroom plan the main bedroom's aspect shapes the summer temperature. The package document states no aspect, so the only job on inspection day is to establish which way each faces, and to ask for a siting plan with north marked.
The product's position should be stated plainly: a 137 m² three-bedroom is not a large house. This is an entry product — suited to a first home buyer, a small household, or an investor wanting the lowest threshold for a new home on the Ripley corridor. A family wanting four bedrooms or a yard should look elsewhere.

Delivery and contract · Creation Homes
The title date is stated; the build program still has to reach paper
Start with what holds up: the package puts estimated title at February 2027 and prices land and build separately — the two figures a solicitor needs for transfer duty and a broker needs to structure a two-stage loan.
Estimated title
February 2027, per the package document.
Fixed total price
Land $302,600 plus build $447,300 = $749,900.
Builder
Creation Homes.
Package date
14 September 2026; the current document governs.
Then there is what has to be obtained before contract:
A written construction program
The package document states no build period and no handover date. Title is February 2027 and construction follows settlement, so a handover date cannot be calculated yet.
The sunset clause
If the February 2027 title slips, what happens to the deposit and whether the buyer can exit has to be answered in the land contract.
Who issued the rental appraisal, and whether it still holds
The appraisal is this project's most valuable document; confirm the issuer and the date.
Community charges and council rates
Keeping over 60% of the land as open space means that green space has to be maintained — whether a community charge applies, and at what annual cost, is not stated. Ipswich rates, water and insurance are unpublished too. This directly determines how much of that 4.2% to 4.4% gross survives.
Aspect and the siting plan
Each lot's orientation, and the version with north marked.
The covenant
What the covenant restricts on fencing, facades and later additions.
Queensland transfer duty sits on top of the package price, and any concession depends on your circumstances and must be confirmed by a licensed adviser.
Turnkey standard · Creation Homes
The inclusions are set out specifically
Unlike most projects in this batch, this one's package document lists the inclusions item by item, which removes a whole round of "what does turnkey actually cover":
- 2590 mm ground-floor ceilings
- 20 mm reconstituted stone kitchen benchtops
- Stainless steel appliances with dishwasher
- Reverse-cycle air conditioning to living and main bedroom
- Ceiling fans and LED lighting
- Floor coverings throughout
- Full landscaping
- Exposed aggregate driveway
- Fencing
For an owner-occupier that list covers exactly what usually becomes a forced expense after handover: floor coverings, landscaping, the driveway and fencing. The 2590 mm ground-floor ceiling matters especially in a 137 m² house — it makes the space feel materially different from a standard 2440 mm. This is a complete entry product that needs no second round of fit-out.
For an investor, the appeal is that the chain of numbers is complete: a fixed price of $749,900, an appraised rent of $610 to $640, and about 4.2% to 4.4% gross, all from one document. The missing link is holding costs — no community charge, council rates or insurance figure has been published, and a community keeping over 60% open space has a lot of green to maintain, so the levy may not be small. Until those three estimates exist, the net return cannot be worked out.

This community sells a trade between density and green space: the lots are small at 200 m², but more than 60% of the land is kept as open space. For a buyer who does not want a large yard to maintain but does want green space out the front door, that trade holds up. Two qualifications: both of those figures — 60% open space and 7 km to Ripley Town Centre — are the developer's and are not independently verified; and no distance to a school, railway station, bus service or supermarket appears in the documents at all. Deebing Heights sits in Ipswich City alongside the Ripley corridor, an area still developing fast, so how long the drive actually takes should be measured on the day you visit.
Schools have to be stated honestly: no document names a school, let alone establishes which state school catchment these lots fall in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap before signing and check the year the child actually enrols. Title is February 2027, and the street number only exists after that.
Who it suits · Deebing Springs
Who it suits, and who should think again
It suits a first home buyer or a small household — $749,900 fixed for a new three-bedroom, two-bathroom, double-garage home is a low threshold, and the inclusions list is complete enough that no fit-out is needed. It suits an investor who wants certainty in the numbers: this is the only project in this batch where the rent and the price come from the same document, at about 4.2% to 4.4% gross. It suits a buyer who does not want a large yard but does want green space nearby — 200 m² lots in a community keeping over 60% open space. And it suits a buyer wanting the lowest land rate on the Ripley corridor, at about $1,513 per square metre.
Think again if you want four bedrooms or a yard — 137 m² on 200 m² is an entry product, not a family home. Think again if you need a move-in date, because the package has no build period or handover date and title does not come until February 2027. Think again about the net return: no community charge, council rates or insurance figure has been published, and over 60% open space is a lot of green to maintain, so the levy may not be small. Think again if a catchment or amenity matters, because the documents carry neither a school name nor a single distance. And think again before treating the 60% open space and the 7 km as verified data — both are the developer's figures.

FAQ · Deebing Springs
The four questions buyers ask
If I buy now, when do I get the house?
The package puts estimated title at February 2027. But construction follows land settlement, and the package document states no build period and no handover date, so a handover date cannot be calculated yet. A written program and the sunset clause are the two things to obtain before signing.
What rent can I expect?
This is the project's uncommon advantage: the package document of 14 September 2026 carries a rental appraisal of $610 to $640 a week. Against the $749,900 fixed total that is a gross rental yield of about 4.2% to 4.4%. Two things to note: an appraisal is an opinion rather than a signed lease, so confirm the issuer and whether it still holds; and that figure is gross — with no community charge, rates or insurance figure yet, the net return cannot be calculated.
How do I choose between Lot 92 and Lot 93?
Purely on aspect. The land area, house design, facade and price are identical (200 m², Dahlia 137, Facade 3, $749,900), so price is not a factor. On a 200 m² lot, which way the yard and outdoor area face, and which way the main bedroom faces, decide the daily experience. The package document states no aspect, so establishing that is the one job on inspection day.
Who is it for?
A first home buyer or small household; an investor who wants the lowest threshold for a new home on the Ripley corridor with a formal appraisal behind the rent; and a buyer who does not want a large yard but does want green space in the community. It is not for a family wanting four bedrooms or a yard — 137 m² on 200 m² is an entry product.
General information only; not financial, legal or taxation advice. All details are subject to the contract of sale and the building contract. Prices, areas, the land/build split, the inclusions list and the rental appraisal come from the package document of 14 September 2026 and are subject to the current document; the estimated title of February 2027 is from the same document, which contains no build period and no handover date. The rental appraisal is an opinion rather than a signed lease, and the issuer and validity must be confirmed. The community's open space proportion (over 60%) and the 7 km to Ripley Town Centre are the developer's figures and are not independently verified. The land rate per square metre is our own calculation from the land price divided by the land area. The gross rental yield is our own calculation — the appraised rent over the fixed total, with no community charge, council rates, insurance or vacancy deducted, none of which has been published. We hold no Deebing Heights market statistics. The project documents contain no school, railway station, bus or supermarket distances.
