Cross the road and you are on the beach, 77 storeys up
At 152 The Esplanade, one road separates the front door from Surfers Paradise beach. Meriton is building two towers here — 77 storeys in the north tower, 51 in the south. Level 6 carries an infinity pool and a barbecue pavilion; level 45 an indoor pool, spa, sauna and gym. Apartments start from $1,241,000, delivered in three stages across 2027 and 2028, marketed locally by FX Home.
The height is not the part worth studying. What is left on the price list is: the one-bedrooms and one-bedroom-plus-MPR are gone, and entry is now a two-bedroom. So two things are worth working out — what that price buys in Surfers Paradise, and how the level you choose decides which year you get the keys.

The figures below come from public suburb platforms, read 9 October 2026. Two platforms measure the median differently, so both are listed.

- Entry price here
- $1,241,000about 1.4× the suburb's two-bedroom median ($880,000)
Apartments here sell in 33 days and the suburb turned over 1,431 of them in a year — the demand needs no argument. But that table covers every apartment in Surfers Paradise, much of it built in the 1980s and 90s, and this building's entry price is about 1.4 times the suburb's two-bedroom median. What is for sale is a new tower directly opposite the beach, so the 4.85% yield does not transfer to this price bracket — and no rental appraisal exists for this building, so any rent figure has to come from an independent appraisal.

The one-bedrooms are gone; entry is a two-bedroom
Prices are from the Meriton agent-portal price list, with the agent fact sheet dated 17 September 2026 alongside it.
| Type | Parking | Bathrooms | Price range |
|---|---|---|---|
| 2 bed | 1 car | 2 | $1,421,000 – $2,000,000 |
| 2 bed | no car space | 2 | $1,241,000 |
| 3 bed | 1 car | 2 | $2,089,000 – $3,099,000 |
| 3 bed | 2 car | 2 | $2,222,000 – $2,896,000 |
| 4 bed | 2 car | 2 | $3,249,000 – $3,295,000 |
The fact sheet states that the one-bedroom, the one-bedroom plus MPR and the no-car two-bedroom are all sold out. The price list still carries one no-car two-bedroom at $1,241,000 — the two documents disagree on that line. The current price list governs; we will confirm it before anyone signs.
Internal areas are given by configuration, not lot by lot:

Stock still on the list runs from level 1 to level 65, facing north-east, east, north-west, south-east and south-west. Every type still for sale has two bathrooms — worth noting in this price bracket, and worth noting most in the three and four-bedroom plans, where the bathroom count does not rise with the bedroom count.

Delivery and contract · MERITON
The level you buy decides the year you move in
This building has three delivery dates, not one:
Levels 6–31
Estimated early 2027.
Levels 47–65
Estimated late 2027.
Levels 1–5
Estimated mid 2028.
Sunset clause
None appears in the marketing material; have a solicitor confirm it in the contract.
Body corporate
No figure exists anywhere in the file. For a 77-storey tower with two pools, a spa, a sauna, a gym and a retail podium, that levy will not be small; council rates, water and insurance are unpublished too.
Developer and builder
Meriton builds its own projects, as it does at Cypress Palms a few streets away.
Staged delivery means your neighbour may move in a year before you do. When choosing a lot, the level sets the view and the price — and also how long you wait, and whether the building is still a construction site when you move in. Queensland stamp duty is extra.
Specification and amenity · ICONICA
A pool on level 6, another on level 45
- Level 6 infinity pool
- Barbecue pavilion
- Level 45 indoor pool
- Spa
- Sauna
- Gym
- Ground-floor retail and dining
- Floor-to-ceiling glazing
The two pools sit at opposite ends of the building: the level 6 pool is outdoors, facing the beach; the level 45 pool is indoors, with the spa, sauna and gym beside it. For an owner-occupier that means somewhere to swim when the weather turns. For an investor, a new tower with two wellness levels leases more easily — but no rental appraisal exists for this building, and the developer's estimate is not a substitute.
One gap to name: we do not hold a schedule of finishes for this building. The kitchens and bathrooms in the renders are indicative only; the brands and materials belong in the contract annexure, and we can request that schedule from Meriton.

The sales material does not list distances to shopping centres, stations or the airport, so none are listed here — we will not estimate a drive time on a developer's behalf. The pin marks the area rather than the exact site. Schools are the same story: no school is named in the material, so a family buying for one should check the contract address on the Queensland Government's EdMap for the year the child enrols.

Who it suits · ICONICA
Who it suits, and who should think again
Suits: buyers who want to be directly opposite the beach and will pay for a high-floor outlook; buyers who want keys in 2027 and can choose between levels 6 and 31; and buyers who will genuinely use two wellness levels.
Think again: anyone under $1.24 million, since the one-bedrooms are sold out and entry is a two-bedroom; larger families, because every type still for sale has two bathrooms; anyone sensitive to timing, since levels 1 to 5 wait until mid 2028 and may move in while the building is still finishing; anyone focused on holding costs, because no body corporate figure exists; and anyone who needs a contractual delivery date, since the marketing carries no sunset clause.
Before signing, have a solicitor confirm the sunset date, the forecast completion for your level and the proposed levy budget; ask for the schedule of finishes and the contract floor plan to check areas and bathrooms; and replace our copy of the price list with the current one. FX Home can supply the current list and the plan for a specific type.
Common questions · ICONICA
The four questions buyers ask
When would I get the keys?
It depends on the level: levels 6–31 are estimated early 2027, levels 47–65 late 2027, and levels 1–5 mid 2028. These are the developer's estimates, not contractual commitments, and the marketing carries no sunset clause — have a solicitor confirm it in the contract.
Is there still a one-bedroom?
No. The fact sheet states the one-bedroom and the one-bedroom plus MPR are sold out, so entry is a two-bedroom. The price list still shows one no-car two-bedroom at $1,241,000 while the fact sheet calls that type sold out too; the current price list governs, and we will confirm it.
Why does a three-bedroom have only two bathrooms?
Every type still on the list has two bathrooms, three and four-bedroom plans included. That is the building's design rather than an omission, and a larger household should settle it before the deposit.
What rent should I expect?
The suburb's unit median is $760 a week at a 4.85% gross yield, but that median covers every apartment in Surfers Paradise, much of it old. This is a new tower opposite the beach and should let above it — by how much, no appraisal exists for this building, so we will not guess.
