Northshore by the river, with balconies up to 61 m²
River & Green sits in Northshore Hamilton — 304 hectares of state-led renewal on the Brisbane River. What is for sale are two seven-storey buildings, Mayfield and Bennison, two and three bedrooms from $1,485,000, with balconies from 18 to 61 square metres. The developer is Silverstone Developments; FX Home markets it locally.
The unusual thing here is the price list itself: alongside the internal area, the balcony and the parking, it states the body corporate and an estimated rent for every lot. That makes this easier to model than most off-the-plan stock — provided what the documents leave out goes on the table too. Both halves are below.

A suburb where three-bedroom units sit at $1.65m
The figures below come from public suburb platforms, read 9 October 2026. The platforms measure differently, so all of them are listed.

Put this building into that table and the conclusion is unlike most new stock: the three-bedrooms start at $1,699,000, almost level with the suburb's $1,650,000 three-bedroom median, while the two-bedroom at $1,485,000 is about 1.7 times the suburb's two-bedroom median. The premium here sits on the two-bedrooms, not the threes. If you are buying a three-bedroom, that line is worth a second look.
What is for sale · MAYFIELD AND BENNISON
Two buildings, and the balconies are the point
Prices are from the 31 August 2026 schedules (Mayfield_Bennison, the over-$2m and under-$2m lists).
| Type | Configuration | Internal | Balcony | Price range |
|---|---|---|---|---|
| 2 bed | 2 bath, 1 car | 95–99 m² | 18–61 m² | $1,485,000 – $1,615,000 |
| 3 bed | 2 bath, 2 car (mostly tandem) | 99–130 m² | 18–61 m² | $1,699,000 – $2,445,000 |
The balconies are what this building actually sells. The largest runs 61 m², and internal-plus-balcony reaches 191 m². Inner Brisbane does not produce many apartments where the outdoor space is a third of the internal area.
The list also carries two numbers most off-the-plan schedules withhold:
- Body corporate
- $7,844 – $9,375 a year$151 – $180 a week, stated lot by lot
- Estimated rent
- $1,600 – $2,300 a weekthe list's own estimate, by type
- Gross yield on the list's own figures
- about 4.9%its rent against its price, before the levy
To be plain: $1,600 to $2,300 is an estimate printed on a price list, not a signed lease and not an independent rental appraisal. Take the $151 to $180 weekly levy out before calling it a net figure.
Delivery and contract · SILVERSTONE
Price and area are settled; the design and the date are still in process
Completion
Neither schedule states a date. The developer's project page puts RiverGreen's first stage at 2027, but that is Moreton and Cremorne, not these two buildings.
Design status
The Mayfield and Bennison floor plates we hold are stamped "preliminary design, subject to town planning and building approval" — the drawings can still change.
Building names and stages
The public stages are Moreton/Cremorne (stage one) and a stage two settled in November 2025. Which stage Mayfield and Bennison belong to needs the developer in writing; a shared logo does not establish it.
Builder
Stage one was built by Blackwatch Projects with architecture by Carr; neither is named for these two buildings, so neither can be assumed.
Sunset clause
Not seen in the material; have a solicitor confirm it in the contract.
In one line: price, area, parking, levy and an estimated rent are all on the page — the delivery date and the contract status are not. We can ask Silverstone in writing for the forecast completion, the sunset date, the builder and the stage these two buildings belong to. Queensland stamp duty is extra.
Plans and amenity · RIVER & GREEN
The list gives parking; the drawings give no amenity
- 1–2 car spaces per lot, mostly tandem
- Internal 95–130 m²
- Balconies 18–61 m²
- Seven storeys
- Few apartments per floor
- Riverside Northshore precinct
Two warnings. First, one group of "three-bedrooms" needs checking: Mayfield's Type 05 and 06 are labelled 3 BED on one layer and "2 bed + MPR" on another. A multi-purpose room in an Australian apartment often has no wardrobe and sometimes no window. Until the contract plan calls it a bedroom, do not buy those two as three-bedrooms.
Second, the drawings we hold contain no amenity level: no pool, no gym, no lobby, and no basement plan or schedule of finishes. The pool and spa published for stage one belong to Moreton and Cremorne and cannot be assumed here. Those three documents — the amenity plan, the basement plan and the finishes schedule — can be requested.

The lines marked as the developer's figures describe the community at 330 MacArthur Avenue, not a walk measured from these two buildings — if the commute matters, walk it. On schools, the floor plates name none: Hamilton State School runs a nearest-distance catchment, and the secondary catchment lives on EdMap, not on a marketing drawing. A family buying for a school should check the contract address on EdMap for the year the child enrols.
Who it suits · RIVER & GREEN
Who it suits, and who should think again
Suits: buyers who want the riverside Northshore and will genuinely use a large terrace; three-bedroom buyers, where the pricing sits level with the suburb's three-bedroom median — the most persuasive line on this list; and investors willing to model it themselves, because the levy and an estimated rent are printed per lot.
Think again: anyone who needs a settlement date, because no completion date is stated and the drawings are still stamped preliminary; anyone who wants a finished precinct, since Northshore is still being rebuilt; anyone eyeing Type 05 or 06 as a three-bedroom, until the contract says the MPR is a bedroom; and anyone who needs shared amenity, because the drawings we hold have no amenity level and stage one's pool belongs to other buildings.
Before signing, have a solicitor confirm the sunset date, the forecast completion and the levy budget in the disclosure statement; ask for the contract floor plan, the written parking and storage allocation, the amenity plan and the finishes schedule; check EdMap against the contract address if a school matters; and get the developer to confirm in writing which stage Mayfield and Bennison belong to.
Common questions · RIVER & GREEN
The four questions buyers ask
When is completion?
Neither schedule states a date, and the floor plates we hold are still stamped "preliminary design, subject to town planning and building approval". The 2027 completion on the developer's page belongs to RiverGreen stage one (Moreton and Cremorne), not to these two buildings. Ask Silverstone for the date and the sunset clause in writing.
What are the rent and the body corporate?
The list states both per lot: $7,844 to $9,375 a year in levies ($151 to $180 a week) and an estimated rent of $1,600 to $2,300 a week. On its own figures that is about 4.9% gross. But it is the developer's estimate, not an appraisal, and it is before the levy — get an independent appraisal before contract.
Are the three-bedrooms really three bedrooms?
Most are. Mayfield's Type 05 and 06 are labelled 3 BED on one layer and "2 bed + MPR" on another. A multi-purpose room may have no wardrobe or window, so treat those two as a contract-plan question rather than a given.
Is there a pool or a gym?
The three floor plates we hold show no amenity level — no pool, no gym, no lobby. Stage one's Moreton and Cremorne published a pool and spa, but those are different buildings. Shared amenity needs the developer's written confirmation.
