The land is already titled — the build starts when you sign
Riverleigh sits on School Road at Logan Reserve, developed by CFMG Residential Communities and built by AVIA Homes. What is for sale are single-storey four-bedroom house-and-land packages, from $999,999, on 400 to 480 square metres. FX Home markets it locally.
The most valuable line in this release is one word: the land is titled. Along this southern Logan corridor most competing estates are still waiting on registration — some until October 2026, some until March 2027. Here there is no wait: sign, and the build process begins.

The entry package at $999,999 sits about 12% above the suburb's $895,000 four-bedroom median — and buys a new house, titled land and turnkey delivery. On rent, plainly: the suburb median is $650 a week, which against $1m is about 3.4% gross. This is a suburb for living in and for growth, not for cash flow.
Infrastructure is following the population: the Logan Reserve Road and School Road intersection upgrade is under construction, and the department's new state secondary school at Logan Reserve is planned to open in Term 1, 2027.
What is for sale · 369–379 SCHOOL ROAD
Seven packages, two floor plans, four facades
Prices come from the package quotes (six dated 8 July 2026, Lot 52 dated 4 August 2026), lowest total first.
| Configuration | House | Land | Price range |
|---|---|---|---|
| 4 bed, 2 bath, 2 car | 190–191 m² | 400–480 m² | $999,999 – $1,042,400 |
There are only two plans: the Tropea 190 (about 190 m², on most of the lots) and the Jarrow 190 (about 191 m²), both single-storey four-bedrooms with a multi-purpose room, a walk-in pantry and a covered alfresco. Four facades are offered — Fortitude, Carolina, Yamba and Paddington — so one street will not carry a row of identical houses.
Unusually, these quotes separate the land price from the build price. Lot 52, for example:
- Land
- $590,000425 m²
- House
- $450,800Tropea 190, Fortitude facade
- Package total
- $1,040,800the two added together
That split is worth seeing: land is 57% of the total, which means most of the money is buying ground rather than materials — and for a long-term holder that ratio matters more than a few extra square metres of house.
One warning that applies to every lot: all the quotes carry a 30-day validity, six from 8 July and one from 4 August — all of them have now expired, so the current price has to be reconfirmed with the builder before contract.

Delivery and contract · AVIA HOMES
No wait for registration — but ask about the build time
The land is titled
The lots here are registered. That is this release's real advantage over the rest of the corridor: no waiting on registration, and the build process starts after contract.
Build duration
The quotes do not state how long the build takes from start to handover. It is the main gap in this file and belongs in writing.
Quote validity
Thirty days — six quotes from 8 July and one from 4 August, all now expired. The current price needs reconfirming.
The builder
AVIA Homes Australia Pty Ltd, QBCC licence 15318441. The company states it has built more than $230 million of projects, but public reviews are scarce (a handful on Trustpilot), not enough to form a judgement; the estate itself has no meaningful review base yet, which is normal for a new community.
The warranties are documented: 12 months on materials and workmanship, a 50-year termite warranty, and the statutory 6 years 6 months of QBCC new-home cover. On holding costs, the package files carry no council rates figure and do not say whether the estate charges a levy — settle both before contract. Queensland stamp duty is extra, and how it splits between the land and build contracts is a question for a solicitor.
Turnkey standard · AVIA VOLOS SPECIFICATION
No blind or landscaping bill waiting after handover
- Split system to living and main bedroom
- Ceiling fans and LED downlights throughout
- 200 L heat pump hot water
- Electronic keypad front door lock
- Diamond grille security screens throughout
- Blockout roller blinds
- 20 mm engineered stone to kitchen, bathrooms and laundry
- Turf and landscaping front and back
- Fencing
- Letterbox
- NBN provisioning
- Professional clean before handover
- 7-star energy (R3.5 ceiling insulation, Low-E glass)
All of it is from AVIA's Volos specification (v3.3, 29 May 2026). For an owner-occupier that means no second round of fit-out; for an investor, the keys can go to a property manager on handover day. Two items stand out at this price: an electronic door lock and security screens throughout are standard, which packages in this bracket rarely include; and 7-star energy with Low-E glass is a real difference to a Queensland summer power bill.
All of it depends on the specification being annexed to the building contract — check the version number at signing.

None of the package files names a school or a catchment, and "close to schools" on the developer's website is a description of distance, not a zoning fact. A family buying for a school should take the contract address to the Queensland Government's EdMap and check the catchment for the year the child enrols. The 2027 secondary school is the most concrete change coming to this pocket, but which year levels it opens with should be confirmed with the department too.
The sales material gives no distances to shops or stations, so none are listed here.
Who it suits · RIVERLEIGH
Who it suits, and who should think again
Suits: families who will not wait on registration — titled land is rare along this corridor, and the build starts once contracts are signed; households wanting four bedrooms plus a multi-purpose room on one level, which suits young children and live-in grandparents alike; and buyers who value the turnkey list, where the keypad lock, the security screens and the 7-star rating are standard rather than upgrades.
Think again: anyone who needs a move-in date, because the quotes state no build duration — the land is ready, the timetable is not; investors chasing cash flow at a 3.4% to 3.7% suburb yield; anyone who weighs a builder's record heavily, since AVIA is young with few public reviews; and anyone judging by the median, where the 12% premium buys a new house, titled land and the full turnkey list.
Before signing, reconfirm the current price with the builder (the quotes have expired); get the build duration in writing; ask whether the estate charges a levy and request a Logan rates estimate; check that the specification version annexed to the contract matches v3.3; and run EdMap on the contract address if a school matters.
Common questions · RIVERLEIGH
The four questions buyers ask
When could I move in?
The land is already titled, so the build process can start once contracts are signed — no waiting on registration as at the neighbouring estates. But the quotes do not say how long the build takes, and that belongs in writing. We can request it from AVIA.
What rent should I expect?
Logan Reserve's median house rent is $650 a week at a 3.56% to 3.71% gross yield — about 3.4% against the $999,999 entry package. This is a suburb for owner-occupation and growth. No lot-specific rental appraisal exists for this estate.
Could the area be oversupplied?
More is coming. The Chambers Flat–Logan Reserve statistical area grew 12% in a year, several estates along the corridor are releasing in stages, and Riverleigh itself releases in stages, with the lots we have priced only part of it. We will tell you each release's timing and pricing.
Why about 12% more than an established four-bedroom nearby?
Because it is not the same thing: a new house, land that is already titled, and a full turnkey specification — keypad lock, security screens, 7-star energy, fencing and landscaping all inside the price. The 12% saved on an established house usually comes back as fit-out, landscaping and running costs.
