The 2026-built four-bedroom next door just listed at $780 a week
At The Green at Wimbledon Park in Morayfield, Gallery Homes' package on Lot 10 is fixed-price land and build: four bedrooms, two bathrooms, a double garage, the JULIAN 165 with a Palm Springs Signature 1 Pebble facade — 165 m² of house on 338 m² of land, at a fixed total of $1,024,514 (land $575,000 plus build $449,514).
This project has something most do not: an almost one-for-one rental comparison. Ausbuild's October market report lists two Morayfield rental listings that are built in 2026, four bedrooms, two bathrooms, two car spaces, on 327 to 350 m² of land — at $750 and $780 a week. Same year, same configuration, essentially the same block: what the house next door just listed for is a matter of record.

Those last two lines are the most useful numbers in this piece. They are essentially the same product as Lot 10: four bedrooms, two bathrooms, two car spaces, 327 to 350 m² of land (Lot 10 is 338), 178 to 188 m² of building (Lot 10 is 165), and both built in 2026. Worked back from $750 to $780 against $1,024,514, that is a gross rental yield of about 3.8% to 4.0%; using the suburb's median four-bedroom rent of $670 gives about 3.4% — and since the median includes older housing, a new home sitting at the top of the range is what you would expect. All gross, before rates, insurance and vacancy.
One qualification: this project has no rental appraisal of its own. Both figures are our own calculation from the report's comparable listings, so get a formal appraisal before using them in a loan application.
On price, $1,024,514 sits about 9.6% above Morayfield's $935,000 median. What that premium buys is new, fixed price and turnkey — and the two comparable rental listings in the report are both 2026 homes too, which says new stock genuinely achieves more on the rental side in this suburb.

One lot, one house, every number separated out
Price and areas come from Gallery's stock list of 26 August 2026, as a package total including land.
| Item | Detail |

This is a single-lot package, so there is nothing within the project to compare it against — what matters is how it sits against the report's sales in the same suburb. The Morayfield four-bedroom band runs: 3 Blueberry Street (4 bed, 279 m² land, 180 m² of building, built 2026) sold for $936,000 in June 2026; 17 Olearia Street (4 bed, 400 m² land, 181 m² of building, built 2026) for $1,099,900 in September; and 3 Redberry Crescent (4 bed, 448 m² land, 219 m² of building, built 2026) for $1,060,000 in May. Lot 10's $1,024,514 sits in the middle of that new-build band, and its 338 m² of land sits inside the 279 to 448 m² range too.
One thing to note is the house size: the JULIAN 165's 165 m² is smaller than all three comparables at 180 to 219 m². In other words, this price is carried by the land and by being new, not by floor area. For a household that wants four bedrooms and two bathrooms without a second living area, that is where the saving is; for a family that wants a bigger house, ask Gallery whether a larger design is available on this lot.
Choose aspect and position on the block first, then compare prices. This is a single lot, so aspect is not a choice between blocks but a question about this one: the stock list states no aspect. With 165 m² of house on 338 m² of land, where the yard sits and which way it faces decide how usable it is. Ask for a siting plan with north marked before you commit.
Delivery and contract · Gallery Homes
The registration date has passed; the program still has to reach paper
Start with what holds up: the stock list puts land registration at 14 August 2026 — a date that has now passed, so this lot has most likely titled and the buyer does not carry the uncertainty of waiting for registration. Gallery Homes Pty Ltd holds QBCC licence 1207880.
Land registration
The stock list says 14 August 2026. That date has passed, so the title status needs written confirmation.
Fixed-price package
Land $575,000 plus build $449,514 = $1,024,514, with land and build shown separately.
Builder
Gallery Homes Pty Ltd, QBCC licence 1207880.
Price date
Stock list dated 26 August 2026; the current stock list governs.
Then there is what has to be obtained before contract:
Written confirmation of title
14 August 2026 has passed; confirm first whether title has issued.
Storey count and the completion guarantee
The stock list does not state the number of storeys. Gallery's 18-week completion guarantee is expressly single storey only on comparable projects — 165 m² on 338 m² is very likely single storey, but it has to be confirmed in writing, because it decides whether a handover date can be calculated at all.
A written construction program
Once the storeys are established, request start and completion dates in writing.
The itemised inclusions schedule
The stock list gives the design name, facade scheme and colour scheme, with no inclusions list. Whether air conditioning, benchtops, appliances, blinds, the driveway, fencing and turf are in the price has to be checked line by line.
The contract rhythm and signing window
Gallery has used a very tight process on comparable projects — deposit balances due within a very short time of the contract date, a signing window counted in business days, and an unconditional contract. Get this project's specific terms before you look at the lot.
The covenant and holding costs
Moreton Bay rates, water and insurance are all unpublished; the covenant's restrictions on fencing, facades and later additions need to be read.
Queensland transfer duty sits on top of the package price, and any concession depends on your circumstances and must be confirmed by a licensed adviser. The stock list's land/build split is exactly the figure a solicitor needs for transfer duty and a broker needs to structure a two-stage loan.
Turnkey standard · Gallery Homes
The facade and colours are stated; the inclusions list is not
To be stated honestly: the stock list gives the design name (JULIAN 165), the facade scheme (Palm Springs Signature 1 Pebble) and the colour scheme (Pebble), with no itemised inclusions list. Gallery's quoted specification on comparable projects is noticeably richer than its website's generic standard, and what governs the product is the contract annexure.
- JULIAN 165 design
- Palm Springs Signature 1 Pebble facade
- Pebble colour scheme
- 4 bed, 2 bath, 2 garages, 1 living
- Itemised inclusions to be confirmed in writing
For an owner-occupier, the positioning is clear: a 165 m² four-bedroom, two-bathroom home — not a large house, but complete, brand new and fixed price. In a suburb with a $935,000 median, just over a million buying new and turnkey removes the round of fit-out after settlement. The precondition is getting the inclusions schedule, because that is where almost every house-and-land overrun comes from.
For an investor, the evidence base here is stronger than most: the report carries two Morayfield listings built in 2026 at the same configuration and scale, at $750 and $780 a week, implying about 3.8% to 4.0% gross, with 1.3% vacancy. Two qualifications: this project has no rental appraisal, and until the storey count and a written program exist, a handover date — and therefore when the rent starts — remains unknown.

- not listed
This has to be stated honestly: the stock list gives the lot, the areas, the price and a registration date, and names no school, supermarket, railway station, bus service or drive time. Morayfield sits in Moreton Bay City north of Brisbane and has its own railway station and a major shopping centre, but what is walkable from this lot and how long the drive is to anywhere the documents do not answer. Walk it and drive it on the day you visit.
One thing to read alongside the growth rate: Morayfield's 51.6% three-year rise is the highest in the report, but 38 days on market is also at the slower end, with 24 serious buyers per sale listing, below neighbouring suburbs. Rising fast is not the same as selling fast — for an owner-occupier that means room to choose, and for an investor it means allowing time on exit.
Schools are the same: no document names a school, let alone establishes which state school catchment this lot falls in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap before signing and check the year the child actually enrols.
Who it suits · The Green
Who it suits, and who should think again
It suits a buyer who wants a brand-new four-bedroom in Morayfield with a clear rental reference — the report carries two 2026-built listings at the same configuration and scale at $750 and $780 a week, implying about 3.8% to 4.0% gross. It suits a buyer unwilling to carry land registration risk, since the stock list's registration date of 14 August 2026 has passed and title only awaits written confirmation. And it suits a household that wants four bedrooms and two bathrooms without a large house — 165 m² is complete, and the total sits below larger new homes in the same suburb.
Think again if you need a handover date — the stock list states neither the storey count nor a build period, and Gallery's 18-week completion guarantee is expressly single storey only on comparable projects. Think again if you want a bigger house, because 165 m² is smaller than all three of the report's comparable new sales at 180 to 219 m², and the price is carried by land and newness. Think again if the inclusions matter, because there is no itemised schedule. Think again if exit speed matters to you as an investor, since Morayfield's 38 days on market is at the slower end of the report. Think again if a catchment or amenity matters, because the documents carry neither a school name nor a single distance. And think again if you decide slowly, because Gallery has used very tight signing windows on comparable projects.

FAQ · The Green
The four questions buyers ask
If I buy now, when do I get the house?
The stock list puts land registration at 14 August 2026 — that date has passed, so the first step is written confirmation that title has issued. But the stock list states neither the storey count nor a build period, and Gallery's 18-week completion guarantee is expressly single storey only on comparable projects. Establish the storey count first, then request the written program.
What rent can I expect?
This project has no rental appraisal, but the report carries two almost exact comparables: 19 Yellow Robin Circuit (4 bed, 2 bath, 2 car, 350 m² land, 178 m² of building, built 2026) listed at $780 a week in August 2026, and 7 Carif Street (same configuration, 327 m² land, 188 m² of building, built 2026) at $750. Against $1,024,514 that is about 3.8% to 4.0% gross; the suburb's median four-bedroom rent of $670 gives about 3.4%. Vacancy is 1.3%. All gross, before rates, insurance and vacancy.
Is this expensive for Morayfield?
It is about 9.6% above the median ($1,024,514 against $935,000), but the median mixes housing of every vintage. The more useful comparison is the report's new-build sales in the same suburb: 3 Blueberry Street (built 2026, 279 m² land) at $936,000, 3 Redberry Crescent (built 2026, 448 m² land) at $1,060,000 and 17 Olearia Street (built 2026, 400 m² land) at $1,099,900. $1,024,514 sits in the middle of that new-build band.
Who is it for?
A buyer who wants a brand-new four-bedroom in Morayfield with a verifiable rental reference; a buyer who does not want to wait on land registration; and a household that wants four bedrooms and two bathrooms without needing 180 m² or more. It is not for a buyer who needs a firm handover date today — neither the storey count nor the program has been answered in writing.
General information only; not financial, legal or taxation advice. All details are subject to the contract of sale and the building contract. Price, areas, the land/build split, the design name, facade scheme and colour scheme come from Gallery's stock list of 26 August 2026 and are subject to the current stock list; the 14 August 2026 land registration is from the same stock list, that date has passed, and the title status must be confirmed in writing. The stock list contains no storey count, build period, handover date or itemised inclusions schedule. Gallery's single-storey-only 18-week completion guarantee is that builder's term on comparable projects, and whether it applies here must be confirmed in writing. The land rate per square metre is our own calculation from the land price divided by the land area. Suburb data, comparable sales and comparable listings come from the Morayfield & Burpengary section of Ausbuild's Monthly Market Update, October 2026, whose median and rental statistics pages are marked "Morayfield only", information correct to 28 September 2026. Gross rental yields are our own calculation — a comparable listed rent or the suburb median weekly rent over the fixed total, with no holding costs deducted; this project has no rental appraisal. The project documents contain no school, supermarket, railway station or drive-time distances.
