Fish Lane at the door, 1,544 m² of shared space upstairs
Step out of 35 Merivale Street and Fish Lane's bars and restaurants are the footpath; QAGOMA, the Queensland Art Gallery and South Bank are a walk away. Developer Verso Projects, architecture by DBI, amenity interiors by 1508 London. One-bedroom apartments from $869,000, with completion recorded as 2028.
The site has a public history — it stalled once, and restarted in June 2026. Two things are worth reading closely: what the restarted building actually gives, and which costs are still sitting in draft.

South Brisbane rents ($800) sit above the Brisbane median (about $640) — the premium for a cultural precinct within walking distance of the CBD, and the source of the suburb's 4.75% gross yield. Note the caveat: the table covers every apartment in the suburb, and this building's entry price already exceeds the median listing, so new and old stock are not in the same price band and the yield does not transfer.
What is for sale · 35 MERIVALE STREET
From one-bedroom to penthouse, how the prices sit
Prices come from the for-sale export dated 27 August 2026; the developer's website on 19 August 2026 showed one-bedroom apartments from $869,000, which matches.
| Type | Configuration | Internal area | Price range |
|---|---|---|---|
| 1 bed | 1 bath, car not stated | 50 m² (63 m² with balcony) | $869,000 – $964,000 |
| 2 bed | 2 bath, 1 car | 79–80 m² | $1,560,000 – $2,100,000 |
| 3 bed | 2 bath, 2 car | from 111 m² | $2,395,000 – $3,945,000 |
| 4 bed | 2.5 bath, 2 car | 135–195 m² | $4,100,000 – $4,400,000 |
| 4 bed | 3.5 bath, 3 car | — | $5,600,000 – $5,800,000 |
| Penthouse, 4 bed | 4 bath, 3 car | 223 m² + 46 m² outdoors | $6,950,000 – $7,800,000 |
There is a gap at the cheap end. On the one-bedroom plans the car icon carries no number, and the documents do not say whether a space is included or sold separately. For a one-bedroom buyer that is the question to settle before signing.
Agents listed a $849,000 or $919,000 starting price during 2026. Neither matches the August export or the developer's own site, so neither is used here.

Delivery and contract · VERSO PROJECTS
A site that stalled once — where it stands now
Delivery
Verso's public timetable is the end of 2028; the catalogue records an estimated completion of 30 June 2028, with the contract governing.
Status
Brisbane Times reported on 11 June 2026 that the stalled Merivale Street tower — now The Marigold — had restarted after an earlier scheme sat idle.
Sunset clause
None appears in the material on file.
That history cuts both ways: the site has carried risk, and a developer has since taken it on and started building.
On holding costs, the body corporate draft dated 9 February 2026 (including GST) is already set out apartment by apartment:
| Apartment | Weekly (incl. GST) | Note |
|---|---|---|
| Smallest one-bedroom | about $122 | bottom of the draft |
| Levels 27–28 penthouses | about $320 | top of the draft, more than double |
Two lines deserve attention: the sinking fund and the building insurance are both marked "estimated, report required before registration". On-site management is the large administrative item at $587,382 a year. Council rates and in-apartment utilities are unpublished. Queensland stamp duty is extra. At contract, ask the solicitor for the current budget, not the February draft.
SPECIFICATION & AMENITY · THE MARIGOLD
1,544 m² of shared space across two levels
What is usable is the schedule, not the adjectives:
- Ducted heating and cooling
- Ceiling fans in bedrooms
- Sheer and blockout curtains
- Engineered timber floors
- Individual metering, power, gas and water
Appliances are tiered:
- Levels 4–20, standard 1 and 2 bed
- Fisher & Paykelintegrated fridge included
- Levels 4–19, three-bedroom
- Gaggenauupgraded tier
- Levels 20–26, 3 and 4 bed
- Gaggenau +steam oven, integrated wine storage, natural stone benchtops
A winter-garden enclosure appears only on the one-bedroom balconies.
The shared space is generous and drawn rather than described: 1,544 m² across two levels. The Club on level 3 (962 m²) lists a gym, yoga room, cinema, work pods, meeting room, jet pool, hot and cold plunge, infrared sauna and steam room. The Pavilion on the roof (582 m²) is the pool, spa, barbecue and outdoor dining. Those rooms exist on the plans and cannot be inspected until the building is up.
For an owner-occupier, cooling, curtains and the fridge being standard means no second fit-out. For an investor the same list is what makes it rentable on handover — though no rental appraisal exists for this building, so any figure has to start from the suburb median ($800 a week) and be adjusted for a new building and the level.

Families will see Brisbane State High School in the marketing, along with Brisbane Grammar, Brisbane Girls Grammar and Somerville House — those are school names, not catchments. Brisbane State High is in South Brisbane and runs a negotiated catchment under an enrolment management plan, with boundaries the school states are reviewed and may change; West End State School likewise manages enrolment. Nothing in the sales material establishes that 35 Merivale Street falls inside any school's catchment. Check the contract address on EdMap for the year the child enrols. Childcare is not mentioned in the project documents.
Who it suits · THE MARIGOLD
Who it suits, and who should think again
Suits: buyers who want to live at the edge of the South Bank cultural precinct and treat the galleries and Fish Lane as daily amenity; buyers who will genuinely use 1,544 m² of shared space and are happy to pay for it; and buyers who value a specification written into the standard rather than added after handover.
Think again: anyone uneasy about the site's history, stalled once even if now restarted; anyone focused on holding costs, with a draft levy reaching $320 a week at the top and two capital lines still estimated; one-bedroom buyers, since the documents do not state whether a car space is included; and anyone buying for a school, because the names on the map are not a catchment.
Before signing, have a solicitor confirm the sunset date and the latest budget rather than the February draft; ask for the floor plan and car allocation for your own lot; and treat the 27 August export as a starting point, not a frozen price. The developer's enquiry line is 1300 083 770, or contact FX Home for the current schedule.
Common questions · THE MARIGOLD
The four questions buyers ask
The site stalled once — where does it stand now?
Brisbane Times reported on 11 June 2026 that the stalled Merivale Street tower, now The Marigold, had restarted after an earlier scheme sat idle. That history cuts both ways: the site has carried risk, and a developer has since taken it on and started building.
When is completion?
Verso's public timetable is the end of 2028 and the catalogue records an estimated completion of 30 June 2028, with the contract governing. No sunset clause appears in the material on file.
What is the body corporate?
The draft dated 9 February 2026 sets it out apartment by apartment: about $122 a week for the smallest one-bedroom, about $320 for the level 27–28 penthouses. Note that the sinking fund and the building insurance are both marked estimated, report required before registration. At contract, ask for the current budget rather than the February draft.
Does a one-bedroom include a car space?
The car icon on the one-bedroom plans carries no number, and the documents do not say whether a space is included or sold separately. For a one-bedroom buyer that is the question to settle before signing.
