The Botanic Gardens as your front yard

204 Alice Street looks straight at the City Botanic Gardens — a park the developer says can never be built out. Meriton is building a pair of towers; the one for sale is the residential building, its curved glass facing the park. Remaining stock from $946,000, delivered in two stages across 2029 and 2030; display suite at 217 Margaret Street.

A one-bedroom plus MPR without parking starts at $946,000, which is a genuine CBD product. Two things are worth working out: whether the park across the road is worth a three-to-four-year wait, and which costs still have no number attached.

That is regional data: it describes the city a buyer moves into and prices no apartment in this building. The Oscar's two-bedrooms start at $1,568,000, well above the $750,000–$850,000 CBD band, because the table averages every apartment in the city including stock built fifteen or twenty years ago, while this is a new tower opposite the Botanic Gardens. The 4.5%–6.0% inner-city yield does not transfer to this price bracket either.

The types on the list, and what they cost

Prices are from the Meriton remaining-stock list captured 22 September 2026. The way units and prices pair on that list was validated against the 31 August list, which it reproduced exactly.

TypeConfigurationInternal areaPrice range
1 bed + MPR1 bath, no carfrom 61 m²$946,000 – $1,177,000
2 bed2 bath, 1 car—$1,568,000 – $2,209,000
3 bed2 bath, 2 car—$2,532,000 – $2,891,000
4 bed (levels 49–57 only)3 bath, 2 carup to 187 m²$4,126,000 – $4,156,000

The fact sheet dated 3 August 2026 gives type bands instead: a 1-bed + MPR without parking at $855,000–$912,000 and from $1,062,000 with one space; two-beds $1,405,000–$1,895,000; three-beds $2,450,000–$2,740,000; four-beds $4,000,000–$4,090,000. Some remaining two-, three- and four-bedroom prices sit above those 3 August maxima; for those apartments the 22 September list governs.

Residential floor plates run levels 1–2, 6–34 and 36–57; levels 3–5 and 35 carry no residential plan and their use is unpublished. A 1-bed + MPR without a car space is a genuine CBD product — and a genuine constraint if the household keeps a car: on the fact sheet the same type with one space costs more than $200,000 extra.

Delivery and contract · MERITON

2029 or 2030 — what the documents actually say

  1. Fact sheet, 3 August 2026

    Levels 1–34 mid-to-late 2029; levels 36–57 early-to-mid 2030.

  2. Construction has started

Meriton's project page said so on 19 August 2026; Brisbane Times reported work on site in March 2026.

  3. Developer's own words

Brisbane Times, March 2026, quoting a Meriton spokesperson — first residents mid-2029, both towers complete by November 2030, consistent with the staged windows and still an estimate.

  4. Sunset clause

None in the marketing material; have a solicitor confirm it in the contract.

There is still no body corporate figure anywhere in the file. For a high-rise with indoor and outdoor pools, a gym, a sauna, nine lifts and on-site management, that levy is not a rounding error. Council rates, water and insurance are also unpublished. Meriton Energy's bulk electricity purchase and individual water metering are described as lowering bills, with no figures. Queensland stamp duty is extra. The vendor finance printed on the 3 August 2026 fact sheet (4.75 per cent interest-only, up to 90 per cent LVR) is no longer generally available: Meriton told FX Home on 22 September 2026 that it is now considered case by case and has to be applied for by the agency for a specific buyer. Treat it as unavailable unless Meriton approves it in writing for you, and in no case as a substitute for a broker's assessment.

SPECIFICATION & AMENITY · THE OSCAR

Nine lifts, two pools, one specification

What the specification names as standard:

  • Full-height engineered glazing
  • Individually controlled heating and cooling
  • FRANKE appliances, seven-year warranty
  • Caesarstone or Cosentino benchtops
  • Three colour schemes
  • Blockout blinds
  • Lift access to basement parking
  • Nine lifts, up to 8 m per second
  • EV provisioning to every space

Every residential space is provisioned for EV charging, with the charger itself at extra cost.

Amenity sits in the podium and indoors: a 20-metre outdoor pool, spa, children's splash pool, barbecue pavilions and natural play area; an indoor centre with a lap pool, spa, sauna and gym; retail and dining at ground level. The brochure states that residential and hotel lobbies are separate — the neighbouring tower is hotel and build-to-rent, and its operating detail is not in the residential fact sheet.

Meriton states a 60-year history, more than 80,000 apartments, a 100 per cent completion record and an iCIRT 4.5 GOLD STAR rating — the brochure's figures, recorded as its own. The building has no resident reviews yet, normal for a site under construction.

For schools the fact sheet lists Brisbane Central State School (prep to year 6) and Fortitude Valley State Secondary College (years 7 to 12); the brochure map also marks Brisbane Girls Grammar and Brisbane Boys Grammar at 1.5 km and Brisbane State High at 2 km — those are distances, not catchments. Catchments are set by the Department of Education and can change; check the contract address on EdMap for the year the child enrols.

Who it suits · THE OSCAR

Who it suits, and who should think again

Suits: buyers who want to live in the CBD with the Botanic Gardens as a front yard and can wait until 2029 or 2030; singles or couples who will accept a one-bedroom without a car space and walk instead; buyers who weigh a developer's completion record heavily and will trade time for a position opposite the park.

Think again: anyone who needs a settlement date — the staged windows are estimates and the marketing carries no sunset clause; anyone focused on holding costs, because no body corporate figure exists anywhere in the file, the largest gap here; anyone who minds the neighbour, a hotel and build-to-rent tower on the same address; and anyone buying for a school, where the famous names on the map are distances rather than catchments.

Before signing, have a solicitor confirm the sunset date, the proposed levy budget and the deposit terms; confirm the car space and storage for the specific lot; and replace both the 3 August fact sheet and the 22 September remaining-stock list with the current schedule. FX Home can supply the current list and the plan for a specific type.

Common questions · THE OSCAR

The four questions buyers ask

When is completion?

The fact sheet puts levels 1–34 at mid-to-late 2029 and levels 36–57 at early-to-mid 2030; Meriton told the press first residents mid-2029 and both towers complete by November 2030. Both are estimates, the marketing carries no sunset clause, and a solicitor should confirm it in the contract.

What is the body corporate?

There is no figure anywhere in the file. For a tower with indoor and outdoor pools, a sauna, nine lifts and on-site management, that levy is not a rounding error; council rates, water and insurance are unpublished too. Ask the solicitor for the proposed budget before contract.

Can I live with a one-bedroom and no car space?

A one-bedroom plus MPR without parking starts at $946,000 and is a genuine CBD product. On the fact sheet the same type with one space costs more than $200,000 extra, so a household that keeps a car has a real constraint.

Who is it for?

Buyers who want the CBD with the Botanic Gardens as a front yard and can wait until 2029 or 2030; singles or couples who will accept no car space and walk instead; and buyers who weigh a developer's completion record heavily.
