There's a rental appraisal, but no price
Wellbrook at Rothwell is a gated terrace community. Stage 1 broke ground in Q3 2025, with Stage 1 handover given as Q1–Q2 2027. At its centre is a 1,917 m² resident club: a 22 m pool, children's pool, sauna and steam room, hot and cold plunge pools, a gym, covered lounges with fireplaces and a barbecue dining area. The homes are three-bedroom, 2.5-bathroom terraces with a study nook, Fisher & Paykel appliances and ducted reverse-cycle air conditioning.
But this project is in an unusual state right now: the developer has supplied a rental appraisal — $800 to $850 a week for Type A — and has not yet issued a price list. The numerator of the yield exists; the denominator does not. What a buyer should do now is not run numbers but register and wait for pricing.

A note on basis first: the builder's market report we hold has no Rothwell statistics page, so we are not importing unsourced suburb numbers. What can be verified is the developer's rental appraisal, the plan areas and the community amenity — but no price list has been issued.

That $800 to $850 is a developer-supplied rental appraisal — relatively few projects in this batch have a formal rent basis at all. But without a price there is no yield, and that has to be said first: any claim about this project's return has no foundation until the price list exists.
What can be judged now is the product: three bedrooms, 2.5 bathrooms, two storeys, with a study nook — 43 to 44 m² on the ground floor, 59 to 60 m² upstairs, plus a 9 m² terrace and a 17 to 68 m² private courtyard, for 155 to 214 m² in total. The difference is mostly the courtyard, which ranges across 51 square metres — the single biggest variable when choosing.
Car parking deserves attention: a single garage, with some terraces adding a driveway space. A single garage on a three-bedroom is tight for a two-car household, so which plans carry the extra space has to be confirmed home by home.

Courtyard area is the biggest variable
Plans and areas come from the Wellbrook floor plan PDF; available stock comes from the agent's note of 22 September 2026. No price list has been issued, so every home is price on request.

The internal areas are near identical. Ground floors of 43 to 44 m² and first floors of 59 to 60 m² — a square metre or two apart across the whole release. So the real choice here is not the plan; it is the courtyard.
Type A2.D (terrace 174) tops out at a 68 m² courtyard, 14 m² more than the A1 series' 54 m², taking the total from 199 up to 214 m². But note that the courtyard is given as a range (17 to 54, or 17 to 68), which means the same plan in a different position can have a very different courtyard — 17 square metres and 54 square metres are not the same life. So before the price even arrives, the first question is not what it costs but how big this particular home's courtyard actually is.
The 2.5 bathrooms and the study nook are this product's two advantages among three-bedroom terraces: the half bathroom keeps guests out of the bedroom wing, and the study nook keeps the third bedroom a bedroom.
Choose aspect and courtyard first, then talk price — and here there is no price yet anyway. This is a rare stage at which a home can be chosen purely on how it will live: the floor plans state no aspect, and which way the courtyard faces, and how big it is, decide how many days a year it is usable. Ask for a masterplan with north marked and each home's actual courtyard area at the point of registering.

Under construction, with Stage 1 handover in the first half of 2027
Start with what holds up: construction commenced in Q3 2025, with Stage 1 handover given as Q1–Q2 2027 — more specific than "anticipated some quarter", and the site is already moving rather than being a paper project.
Construction commenced
Q3 2025 (project material and the agent).
Stage 1 handover
Q1–Q2 2027 (the agent's figure).
Community

Then there is what has to be obtained. The first item is decisive:
The price list
Not yet issued. Until it exists, no yield can be calculated and nothing can be compared. This is first.
Each home's actual courtyard area
The courtyard is given as a range (17 to 54, or 17 to 68 m²) — the same plan in a different position can differ substantially, so confirm it home by home.
The car parking configuration
A single garage, with some terraces adding a driveway space; which plans carry it has to be confirmed in writing.
The sunset clause
Stage 1 handover of Q1–Q2 2027 is the agent's figure; the sunset clause in the contract is the buyer's actual protection on timing.
The body corporate budget and lot entitlement schedule
No levy figure appears anywhere in the material. A 1,917 m² club with a 22 m pool, sauna, steam room and gym is funded from it — in a gated community that is not a small number, and it has to be in hand before signing.
The formal address
The project material says 499–511 Anzac Avenue while the agent wrote 499–507; the two differ, and the contract governs.
Aspect and the masterplan
The version with north marked.
Queensland transfer duty sits on top of the price, and any concession depends on your circumstances and must be confirmed by a licensed adviser.
Community amenity · Wellbrook
The 1,917 m² club is the heart of this community
The amenity set out in the material:
- 1,917 m² resident club
- 22 m pool
- Children's pool
- Sauna and steam room
- Hot and cold plunge pools
- Gym
- Covered lounges with fireplaces
- Barbecue dining
- Fisher & Paykel appliances
- Ducted reverse-cycle air conditioning
- Gated community
For an owner-occupier, what this community sells is the density of its amenity: 1,917 m² of resident club is a substantial scale for a terrace community — a 22 m pool, a children's pool, a sauna and steam room, hot and cold plunge pools and a gym, plus covered lounges with fireplaces. For a family with children, or anyone who will actually use those facilities, that is real daily content. Inside, Fisher & Paykel appliances and ducted reverse-cycle air conditioning sit at the upper end for the bracket.
The cost has to be stated plainly: all of that is funded by the body corporate levy, and there is no figure for it. The larger the club, the higher the share — and that is something no one can assess until the budget exists, and it directly determines how much of that "$800 to $850" survives.
For an investor, the position is clear: there is a rental appraisal (Type A, $800 to $850), no price, and no levy figure — so neither a gross nor a net yield can be calculated. What can be done is register, and model it once the price list and the body corporate budget arrive together.

Unlike most projects in this batch, this one gives two specific distances: about a 15-minute walk to Rothwell railway station, and about a 10-minute drive to North Lakes. On a car-dominated Moreton Bay corridor, being within walking distance of a railway station is a real difference — and more so given the single garage, which matters most to a one-car household.
Two qualifications: both figures are the project material's and are not independently measured, and no drive time to supermarkets or other amenity is listed. Walk the route to the station yourself on the day you visit.
One address inconsistency needs a solicitor: the project material says 499–511 Anzac Avenue while the agent wrote 499–507. The formal address on the contract governs, and it also affects the catchment check.
On schools: no document names a school, let alone establishes which state school catchment this community falls in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap and check the year the child actually enrols.
Who it suits · Wellbrook
Who it suits, and who should think again
It suits a family who will use the amenity — a 1,917 m² club with a 22 m pool, children's pool, sauna, steam room, hot and cold plunge pools and a gym is a substantial scale for a terrace community, especially for a household with children. It suits a three-bedroom household that wants 2.5 bathrooms and a study nook: the half bathroom keeps guests out of the bedroom wing, and the study nook keeps the third bedroom a bedroom. It suits a one-car buyer who commutes by train, with about a 15-minute walk to Rothwell station and a single garage. And it suits a buyer willing to register and decide once the price list exists.
Think again if you want to compare prices now — no price list has been issued, so this project cannot be compared and no yield can be calculated. Think again if the courtyard matters: the courtyard is given as a range (17 to 54, or 17 to 68 m²), and the same plan in a different position can differ substantially — 17 and 68 square metres are not the same life, so confirm it home by home. Think again if you have two cars, because it is a single garage and only some terraces add a driveway space, which has to be confirmed in writing. Think again if holding costs matter: there is no levy figure at all, and the larger the club the higher the share, which directly determines how much of the rent survives. Think again if you need to move in soon, because the Q1–Q2 2027 handover is the agent's figure and only the contract's sunset clause counts. And think again about the address, because the material and the agent give different street number ranges.

FAQ · Wellbrook
The four questions buyers ask
What does it cost?
There is no price list yet. The developer has not issued one, so this project cannot be compared on price and no yield can be calculated. That is the first thing to ask about — we can register your interest and tell you the moment pricing is released.
What rent can I expect?
The developer has supplied a rental appraisal: $800 to $850 a week for Type A. That puts this among the minority of projects in this batch with a formal rent basis. But without a price there is no yield, and there is no levy figure either — a 1,917 m² club with a 22 m pool, sauna and gym is funded from it, so the net return cannot be estimated until the budget exists.
If I buy now, when do I get the home?
Construction commenced in Q3 2025, with Stage 1 handover given as Q1–Q2 2027 — that is the agent's figure. The sunset clause in the contract is the buyer's actual protection on timing and needs a solicitor's line-by-line reading.
How do I choose between them?
Courtyard first, then aspect. The internal areas are near identical (43 to 44 m² on the ground floor, 59 to 60 m² upstairs, a square metre or two apart across the release), so the real variable is the private courtyard: the A1 plans run 17 to 54 m², while Type A2.D (terrace 174) tops out at 68 m². Note that the courtyard is a range — the same plan in a different position could be 17 m² or 54 m², two entirely different propositions. When you inspect or register, the first thing to ask is this home's actual courtyard area and which way it faces.
General information only; not financial, legal or taxation advice. All details are subject to the contract of sale and the disclosure documents. No price list has been issued for this project; all homes are price on request. Plans, configurations and area ranges come from the Wellbrook floor plan PDF (Type A1: 123, 173, 175; Type A2: 174); car parking is recorded as a single garage, with some terraces adding a driveway space, to be confirmed home by home. Available stock and construction progress come from the agent's note of 22 September 2026: construction commenced Q3 2025, Stage 1 handover Q1–Q2 2027. The rental appraisal (Type A, $800 to $850 a week) is the developer's figure; with no price, no yield has been calculated. The material contains no body corporate, council rate or insurance figure. The address differs between the project material (499–511 Anzac Avenue) and the agent's note (499–507); the contract governs, and the map is pinned at street level on Anzac Avenue. The approximately 15-minute walk to Rothwell railway station and 10-minute drive to North Lakes are the project material's figures and are not independently measured. We hold no Rothwell market statistics. The project documents contain no school, supermarket or other drive-time distances.
