The quote prints the rent: $810 to $860 a week

At NAVO in Park Ridge, Choice Homes' runsheet (quote issued 1 September 2026) does something most off-the-plan packages do not: it prints a weekly rent range on the document — $810 to $860. Together with a fixed total, that makes this one of the few projects in this batch where a yield can be calculated from a single source. The builder is Zoom Constructions, from $1,009,136, Signature specification and full turnkey, with Stage 1 land registration proposed for 10 November 2026.

Two things are worth ten minutes: that rent is a range on a runsheet, not a licensed agent's appraisal; and the two lots differ by more than two metres of frontage (11.00 m against 13.06 m), which at Park Ridge lot sizes has a real effect.

The yield can be calculated from one document

A note on basis first: the builder's market report we hold has no Park Ridge statistics page, so we are not importing unsourced suburb numbers. But this project has something the others do not — a weekly rent range printed on the quote — which means a yield can, for once, be calculated from a single document.

Land rate (our calculation)

Stage 1 land registration

Put the rent against the price: $810 to $860 against Lot 14's $1,009,136 is a gross rental yield of about 4.2% to 4.4%; against Lot 19's $1,160,836 it is about 3.6% to 3.9%. The houses are near identical in size (183 against 185 m²) and the rent range is the same, so the whole difference sits in the denominator — Lot 19's extra 103 m² of land pulls the yield down about half a percentage point. Take Lot 14 for return, Lot 19 for land; it is a clean question.

Three qualifications have to be read with it. First, this is a range on a runsheet, not an appraisal from a licensed agent — get a formal appraisal before using it in a loan application. Second, both are gross, before rates, insurance and vacancy, none of which has a figure in the documents. Third, Stage 1 registration is proposed for 10 November 2026, and rent cannot start until the build is finished — and the build period is not stated.

Two metres of frontage matter more than $151,700

Prices and areas come from Choice Homes' runsheets, quote issued 1 September 2026.

The gap between them is $151,700, and the houses are near identical in size (184.90 against 183.25 m²) — almost all of it is land (363 against 466 m²). But the thing to look at first is not area, it is frontage.

Lot 14 has an 11.00 m frontage. Putting a double garage on an 11-metre-wide block means the garage takes up most of the street face, the side setback is narrow, and the house can only run back. Lot 19's 13.06 m is more than two metres wider — the side yard, the light and the facade proportions all change — and it adds a second living area.

So the question can be put this way: return, or comfort? Lot 14 is about half a percentage point higher in gross yield and $151,700 cheaper, which suits an investor; Lot 19's frontage, land and second living area are all more generous, which suits an owner-occupier.

The internal colour schemes differ too: Lot 14 is Abalone Lifestyle, Lot 19 is Smoke Lifestyle.

One further lot (Lot 20, 20 Kestrel Road) is marked under offer on the runsheet with its web quote expired, so no configuration, area or price has been published and it is not compared here. Whether it reopens has to be confirmed with the sales office.

Choose aspect and position on the block first, then compare prices. That matters especially on an 11-metre frontage — aspect combined with a narrow face magnifies the difference in western sun and daylight. The runsheets state no aspect, and Kestrel Road is not yet in the map data (the map in this article is pinned to the Park Ridge suburb centroid). Ask for a siting plan with north marked before you commit, and visit by the actual street numbers.

The inclusions are itemised; the program is not

Start with what holds up: the runsheet lists the turnkey content rather than simply saying "turnkey" — uncommon across this batch. Land and build are also priced separately.

  1. Stage 1 land registration

Proposed 10 November 2026, per the runsheet.

  2. Fixed total price

Land and build shown separately, with the total including land.

  3. Builder

Zoom Constructions (quotes issued on the Choice Homes runsheet).

  4. Specification

Signature spec, full turnkey, with the content itemised on the runsheet (see below).

Then there is what has to be obtained before contract:

  1. A written construction program

The runsheet states no build period and no handover date. Stage 1 registration is proposed for 10 November 2026 and construction follows settlement — so a handover date cannot be calculated yet.

  2. The sunset clause

If the "proposed" registration date slips, what happens to the deposit and whether the buyer can exit has to be answered in the land contract.

  3. A formal rental appraisal

The $810 – $860 on the runsheet is a builder's or agent's range, not a licensed agent's appraisal report. Get one before running loan numbers.

  4. Aspect and the siting plan

The version with north marked — especially for Lot 14, where an 11-metre frontage plus aspect decides the light and the western sun.

  5. Holding costs

Logan rates, water and insurance are all unpublished, so a net return cannot be calculated.

  6. Lot 20's status

Marked under offer with an expired web quote; confirm whether it has reopened.

Queensland transfer duty sits on top of the package price, and any concession depends on your circumstances and must be confirmed by a licensed adviser.

The runsheet turns "turnkey" into a list

Unlike most projects in this batch, this one's runsheet sets out what turnkey actually covers, which removes a whole round of asking:

  • Landscaping
  • Driveway
  • Fencing
  • Stone benchtops
  • Air conditioning
  • Floor coverings throughout
  • Window furnishings
  • Signature specification

For an owner-occupier, that list covers exactly what usually becomes a forced expense after handover: landscaping, the driveway, fencing, floor coverings and blinds. Window furnishings being explicitly included is particularly worth noting — they are excluded from many "turnkey" packages, and blinds throughout a four-bedroom home are typically five to fifteen thousand dollars.

One qualification: the list is specific, but the full Signature specification should still be requested and checked item by item, particularly the appliance brands and the type of air conditioning (split systems or ducted).

For an investor, the chain of numbers here is more complete than most: a fixed price, a runsheet rent range, and the resulting 4.2% to 4.4% on Lot 14. The two missing links are a formal rental appraisal and the holding costs — with no rates or insurance figure, a net return cannot be worked out. And with Stage 1 registration in November 2026 and no stated build period, when the rent starts remains uncertain.

This has to be stated honestly: the runsheets give lots, areas, frontages, prices, a rent range and a proposed registration date, and name no school, supermarket, railway station, bus service or drive time. Park Ridge sits in Logan City on the growth corridor south of Brisbane, but what is walkable from these lots and how long the drive is to anywhere the documents do not answer.

One practical note: Kestrel Road is not yet in the map data, so the map in this article is pinned to the Park Ridge suburb centroid rather than a specific block. Walk it by the actual street numbers (14 and 19 Kestrel Road) on the day you visit.

Schools are the same: no document names a school, let alone establishes which state school catchment these lots fall in. Catchments are set by the Department of Education and change, so a family buying for a school should take the contract address to the Queensland Government's EdMap before signing and check the year the child actually enrols. Stage 1 registration is proposed for November 2026, and the street number only exists after that.

Who it suits · NAVO

Who it suits, and who should think again

It suits an investor who wants the yield backed by a document — the runsheet prints a weekly rent range of $810 to $860, which against Lot 14's $1,009,136 is about 4.2% to 4.4% gross, at the higher end of this batch. It suits a buyer who wants the turnkey list spelled out, with landscaping, the driveway, fencing, stone benchtops, air conditioning, floor coverings and window furnishings all itemised rather than hidden behind the word "turnkey". And it suits an owner-occupier who wants frontage and a second living area (Lot 19: 13.06 m on 466 m²).

Think again if you are an owner-occupier considering Lot 14 — an 11.00 m frontage with a double garage leaves a narrow side setback and a house that can only run back; stand on it before deciding. Think again if you need a handover date, because the runsheet states no build period and Stage 1 registration is only "proposed" for 10 November 2026. Think again before treating 4.2% to 4.4% as a conclusion: it is a runsheet range, not a licensed agent's appraisal, and with no rates or insurance figure the net return cannot be calculated. Think again if specification detail matters, because the list is specific but incomplete — appliance brands and the air conditioning type still need confirming. And think again if a catchment or amenity matters, because the documents name neither a school nor a distance.

FAQ · NAVO

The four questions buyers ask

If I buy now, when do I get the house?

The runsheet puts Stage 1 land registration at proposed 10 November 2026. But construction follows land settlement, and the runsheet states no build period and no handover date, so a handover date cannot be calculated yet. A written program and the sunset clause are the two things to obtain before signing.

What rent can I expect?

This is the project's uncommon advantage: the runsheet prints a weekly rent range of $810 to $860. Against Lot 14's $1,009,136 that is about 4.2% to 4.4% gross; against Lot 19's $1,160,836, about 3.6% to 3.9%. Three things to note: this is a runsheet range, not an appraisal from a licensed agent; both are gross, before rates, insurance and vacancy (none of which has a figure in the documents); and rent cannot start until the build is finished.

How do I choose between Lot 14 and Lot 19?

On whether you want return or comfort. The houses are near identical in size (184.90 against 183.25 m²) and the rent range is the same, so the $151,700 difference is all land (363 against 466 m²). Lot 14 is about half a percentage point higher in gross yield and cheaper, which suits an investor; Lot 19's 13.06 m frontage is more than two metres wider than Lot 14's 11.00 m, and it adds a second living area — more side yard, more light, better facade proportions, which suits an owner-occupier.

What does "turnkey" include?

The runsheet is more specific than most: landscaping, the driveway, fencing, stone benchtops, air conditioning, floor coverings throughout and window furnishings, to the Signature specification. Window furnishings being explicitly included is worth noting — they are excluded from many turnkey packages, and blinds throughout a four-bedroom home are typically five to fifteen thousand dollars. Even so, request the full specification, particularly the appliance brands and whether the air conditioning is split or ducted.

General information only; not financial, legal or taxation advice. All details are subject to the contract of sale and the building contract. Prices, areas, frontages, the land/build split, inclusions and the weekly rent range come from Choice Homes' runsheets (quote issued 1 September 2026), with Zoom Constructions as builder, and are subject to the current documents; Stage 1 land registration of 10 November 2026 is the proposed date in the same documents. The runsheets contain no build period and no handover date. The weekly rent range is a runsheet figure, not an appraisal from a licensed agent. The gross rental yield is our own calculation — the runsheet rent range over the fixed total, with no rates, insurance, vacancy or community charge deducted, none of which has a published figure. Lot 20 is marked under offer on the runsheet with an expired web quote, and no configuration, area or price has been published for it. Kestrel Road is not yet in the map data, so the map in this article is pinned to the Park Ridge suburb centroid. We hold no Park Ridge market statistics. The project documents contain no school, supermarket, railway station, bus or drive-time distances.
